Introduction / Overview: A Long-Standing Name in New Hampshire Home Sales
Whispering Pines Mobile Home Village & Sales in Derry, NH, represents a significant presence in the Southern New Hampshire housing market, boasting a history that spans over 60 years in the region and operations in Derry since 1946. This family-owned and operated entity has long been a go-to resource for New Hampshire residents seeking affordable and quality manufactured, modular, and mobile homes. More than just a park, the location at 192 Bypass 28 serves as a major sales center for new homes, offering a diverse inventory from reputable manufacturers.
The core business of Whispering Pines Mobile Home Village & Sales revolves around providing and setting up new homes, offering a path to homeownership that is often more accessible than traditional stick-built housing in the high-demand Greater Manchester area. They partner with manufacturers like Redman Homes, Pine Grove Homes, and Pleasant Valley Homes to offer a variety of floor plans and styles, from single-section homes to expansive ranch and modular units.
While the community itself aims to be a “quality, relaxing and beautiful manufactured home park” where rules are designed for “safety, property protection and privacy,” prospective residents should be aware that community living involves adherence to strict park regulations, including those governing quiet hours and vehicle types. These regulations are designed to maintain a particular atmosphere, which can be seen as either a benefit—for structure and quiet enjoyment—or a potential restriction, as noted in resident feedback regarding rules on motorcycles, washing machines, and guest conduct.

Conclusion: Why Whispering Pines is Suitable for New Hampshire Locals
For the New Hampshire local, Whispering Pines Mobile Home Village & Sales provides a functional and geographically desirable option for accessing affordable housing in a high-cost region. The primary suitability lies in its role as a stable dealer and its prime location.
First, it offers a vital path to homeownership, giving locals access to new, quality manufactured homes that are significantly more accessible than site-built homes in Southern NH. The long-standing history of the sales operation provides a degree of trust and reliability in the purchasing process. Second, its immediate proximity to major commuter routes like Bypass 28 and I-93 makes it an ideal residence for individuals and families working anywhere in the Merrimack Valley or Greater Manchester area.
However, local residents must weigh the benefits of location and affordability against the rigidity of the community's management and rules. While the management asserts that their rules are designed for a pleasant experience, customers report significant issues with maintenance responsibilities, neighbor disturbances, and unresponsiveness to major home repair claims post-sale. These strict, sometimes limiting rules—such as appliance and vehicle prohibitions—along with reported administrative inflexibility, mean that Whispering Pines is best suited for locals who prioritize low-cost homeownership and a highly structured living environment, and are prepared to navigate the management’s strict enforcement of all post-sale terms and conditions. Due diligence regarding park management's responsiveness and the details of the lot lease agreement is strongly advised for any New Hampshire resident considering this option.

Written by my sister-in-law on Facebook! DO NOT BUY FROM THIS PLACE! DON’T, YOU WILL REGRET. My widowed, sick, sister in law did 3 years ago and she has been through hell and back with a new modular and Whispering Pines does nothing. Heating system damaged from get go first winter, blew soot all through the house. She had to move out for 2 1/2 months, had complete interior renovation through sub contractor Whispering Pines hired. Whispering Pines took no responsibility, 48K in damage, even charged her land/maintenance rent while she could not live in house. And will not reimburse her. Drinking parties by neighbors constantly, they do nothing even if PD called. No maintenance ever performed, her front yard is sinking, they won’t fix it, won’t even put up a street sign for EMS who couldn’t find her when she called for emergency help. Now again the new furnace malfunctioned blew soot all over house again, twice in 3 years. They will do nothing even though they, Whispering Pines, hired the subcontractor. Obviously the subcontractor does not know what they are doing because now there is a 2nd home that is going through same thing, possibly 3rd. STAY AWAY, THEY PROMISE THE WORLD, GO UP ON LAND RENT/MAINTENANCE, DO NOTHING. SHE AND OTHERS TAKEN TO THE CLEANERS BIG TIME. OWNER/SELLER/MANAGEMENT TAKES NO RESPONSIBILITY ONCE THE DOTTED LINE IS SIGNED AND HAVE YOUR $. TELL ONE, TELL ALL, STAY AWAY!
Jan 23, 2025 · Linda FlahertyStarted looking for a new mobile home and ended up here checking them out. The owner was friendly and seemed to be replacing the older units. Looked nice and wouldn't be a bad place to live. Seemed quiet and taken care of. Only reason I didn't purchase was the rules of no washing machines, dishwashers even though the septic was upgraded. Also there was a no motorcycle policy the owner would not back down on. I understand the owners point but wish He would reconsider this rule. Overall I think its a nice place. have a friend that's living in there and never had any issues that Im aware of.
Jun 14, 2023 · Larry FordeMy experience with, Whispering Pines, has been great. They walked me through the rental process and made everything easy. From cable, trash pickup, electric, to putting in my air conditioner. They came over to help on a weekend when I locked myself out. They were on top of things. The neighborhood is awesome. It is very quiet but when I see my neighbors they are friendly. Whispering Pines is located 8 minutes from Downtown Derry. They have their own Laundromat. My unit is well maintained, with plenty of space plus a storage shed. It's perfect for me. Thanks Whispering Pines. Update: I have now been here a little over a year. I, still am very happy with Whispering Pines. This whole last week, I was picking blackberries that grew behind my shed. Coming from a big city, quietly picking berries in my own back yard, is pretty cool. There are even a few growing on the side of my porch. I, still strongly feel if you get a chance to live here, definitely do it. 2nd Update: I am still living in Whispering Pines and I continue to enjoy living here. I have been here since 2022. They take care of my unit. They power washed it recently and it looks great. They cut down some trees and they keep up on landscaping. From what, I, see the owner does a nice job of upkeeping the entire park. From paving, cutting down trees to snow removal in the Winter. I have never had a problem getting out in the Winter. Even when I had to get out during a bad storm. The store next to the hair salon has re-opened. The neighborhood is still very quiet. If you want quiet, you get that here. The office staff is friendly and they do a good job of notifying residents when, for instance; they power washed my unit. They gave plenty of notice for you to shut your windows, etc. I love living here. I find it to be a safe neighborhood to live in and I still highly recommend it to anyone looking to move here. The entire time I have lived here, I, only lost power one time, for not even two hours. Thanks to Whispering Pines for making it pleasant to live here.
Oct 18, 2024 · L.I grew up with alot of the kids who used to live in the park , some still do. You'd be surprised what the inside looks like compared to the outside. They were always spacious and clean. I've been trying to rent here for a few years but can never figure out how to get an application or any price ranges on rentals. I've been by a few times and the office door was locked? Maybe after hours. Could anyone help? Looking to move preferably soon. ** Not looking to buy. Just rent for now**
Oct 15, 2020 · Bri ViveirosIf I could give them no stars. These people trick you. They are really nice and considerate when you first move in but give it a few months or even a year then you’ll see their true faces. Renters can’t get any problems fixed unless you literally have a hole through your floor. I mean inside the home because if it’s in your deck or porch they don’t care. They tell just don’t use it. They tell you oldie but goodie. Ha, so not true. These places are not worth renting. If your buying don’t. I know numerous people that own and they all regret it. I know a few that are going to sell and one that is selling. Don’t go here.
