Yellow Rose Estates About

Are you a Texan considering mobile home living in the Brownwood area? Finding the right community is key to a comfortable lifestyle. Yellow Rose Estates in Brownwood, Texas, presents itself as a mobile home community offering housing solutions for those seeking a place to call home. Situated in a central Texas city, it aims to provide a residential option for individuals and families. This article delves into what Yellow Rose Estates offers, drawing directly from available public information and resident feedback to provide a factual and informative overview.

Yellow Rose Estates offers mobile homes for rent and potentially lease-to-own opportunities, catering to different housing needs. While one review specifically highlights a positive experience with the park manager, Judy, praising her efforts to help, other feedback raises significant concerns regarding property maintenance and the return of security deposits. This suggests a mixed experience among residents, with management efforts to assist being noted, but challenges potentially arising from "upper management." Understanding these points is crucial for anyone considering making Yellow Rose Estates their home.

Introduction / Overview

Yellow Rose Estates is a mobile home park located in Brownwood, Texas, designed to provide residential opportunities for individuals and families in the region. The community offers manufactured homes for rent, aiming to serve those seeking an affordable and accessible living option. Additionally, the park has been noted to provide lease-to-own opportunities, which can be an appealing pathway to homeownership for many.

The park is situated at 3310 Stephen F Austin Dr #72, Brownwood, TX 76801, placing it within the city limits of Brownwood. While some residents have expressed dissatisfaction with maintenance issues and corporate policies, there are indications of a local manager striving to assist tenants. The park was purchased in 2017 by ClearTrail Group, an out-of-state corporation. This background suggests that while local management may aim for positive resident relations, broader corporate policies might influence certain aspects of the living experience, such as maintenance response times and deposit returns. Understanding this dynamic is important for potential residents.

The location offers various levels of accessibility to key services and amenities, though a car is generally required for most errands.

Features / Highlights

Yellow Rose Estates, as a mobile home community in Brownwood, highlights several features that may appeal to potential residents. While recent reviews bring certain challenges to light, the community does offer some inherent benefits:

  • Affordable Housing Options: The provision of mobile homes for rent and lease-to-own options positions Yellow Rose Estates as a more budget-friendly alternative to traditional stick-built housing in the Brownwood area.
  • Pet-Friendly Policy: The allowance of up to two indoor pets, with a reasonable monthly fee, is a significant highlight for pet owners seeking housing that accommodates their furry companions.
  • Local Manager Support: While overall management quality has received mixed reviews, the positive feedback regarding the local manager, Judy, suggests a point of contact who is reportedly "awesome" and strives to be helpful and accommodating. This personalized local support can be a valuable asset for residents.
  • Convenient Location within Brownwood: Situated on Stephen F Austin Dr, the community provides relatively easy access to local amenities, including shopping centers, schools, and essential services within Brownwood. This convenience reduces daily travel time for errands and school commutes.
  • Pathway to Homeownership: The availability of lease-to-own programs, if structured clearly and fairly, can be a major draw for individuals and families who aspire to own their home but may not qualify for traditional mortgages.
  • Quiet Community Potential: While not explicitly stated in positive reviews, mobile home communities often offer a quieter living environment compared to denser urban apartment complexes, which can be a highlight for those seeking a more serene atmosphere.

It's important for prospective residents to balance these potential highlights with the detailed feedback concerning maintenance and corporate policies before making a decision.

Promotions or Special Offers

Based on the provided information, Yellow Rose Estates primarily offers housing solutions through rental and lease-to-own options, rather than typical short-term "promotions" or discounts as one might find at other rental properties. The core "offers" are the structure of their housing programs themselves.

  • Mobile Homes for Rent: The availability of manufactured homes for direct rental is a continuous offer, providing a housing solution for those who prefer renting over buying. Previous information suggests prices for a three-bedroom unit were under $900, which can be competitive for the area.
  • Lease-to-Own Program: This is a key offering, providing a unique opportunity for residents to work towards owning their mobile home over a period of time. Specific terms, down payments (if any), monthly lease payments, and the eventual purchase price would be part of a detailed agreement with the community management. This program serves as an incentive for long-term residency and potential homeownership.
  • Lot Rentals: For those who already own a mobile home, the option to rent a lot provides an ongoing offering for a place to reside within the community, utilizing the park's utility hookups and shared infrastructure.
  • Pet Policy: While a monthly pet fee applies ($25 per pet, up to 2 indoor pets), the fact that the community is pet-friendly is a significant "offer" for pet owners who often struggle to find suitable housing.

It is crucial for any interested party to directly contact Yellow Rose Estates to get the most current and accurate information on rental rates, lease-to-own program terms, application fees ($25 per adult application fee mentioned in some listings), and any specific requirements. Prospective residents should inquire about all financial obligations, including deposits, monthly fees, and utility responsibilities, and obtain all agreements in writing before committing.

⚠️WARNING DO NOT RENT OR LEASE TO PURCHASE HERE⚠️ If I could I would be give this place a -5star review. We started to rent from this place and we were in lot 68 (please see photos) roughly 2.5 to 3 months ago we put in maintenance orders and the property manager / maintenance people did not make any repairs. This trailer should not have even been. It should have been pulled and replaced. As the subflooring was giving out and even separating from the walls of the trailer causing a lot of air leaks throughout the trailer. The plumbing is very slow to drain. Within the first few days the plumbing clogged up on us and it took them a week and a half to finally get someone out there to unclog the plumbing. The outlets in the trailer we're not properly secured. And there is mold and mildew in the bathroom and the Old furnace closet. At least five Windows when it rains leaks water into the trailer. As for pest control they make that the tenants responsibility knowing full well that the trailer park as a whole is infested with fire ants palmetto bugs chiggers red and black wasps and even cockroaches. So even if you're desperate to find home. Find home somewhere else these people will take advantage of those who are. They did with me and my husband. We had since moved out and found a far better place to live.

Just moved here with my wife to reside. So far, it's nice and quiet. Edit: After a few months in, management changed and things went downhill fast. Maintennance was a joke, found out that tenants are responsible for pest control of every kind (was never told that at the time of renting). Then, after we moved out, they tried hitting me up for another month in rent. We gave notice in the required timeframe and they ignored it. This place is all glitz and no quality.

I would NOT rent from here ever again, unless I'm desperate enough. The current Manager, is not a great one. Will give out notices and fines, on residents when her own family does the exact same things (I have video and picture proof.). Also, ANYTHING and I mean anything that breaks, she does her best to make it out, to be residents fault and charges them for repairs. When our AC line got cut (NOT by us or anyone we know) we got told we owed $200 for the repairs, after calling corporate office, we ended up owing $95 for the repairs, even though the manager even agrees that there is no proof of us or anyone we know cutting the line. The wire to AC is not encased in anything it's just sitting out in the open (I have proof). We got roaches when a trailer got moved in next to us, then when another resident moved out by us, it seemed the roaches came to us. When we reported the issue the current manager, said sure we can help you, but we have to charge you for it, when it is their responsibility to spray for things as roaches. We even tried ourselves, to get rid of the roaches. Air vents in the floor are rusted out in the trailer we had, we moved in Nov of 2018, here we are in 2021; that's never been fixed. There were multiple holes in the AC vent, a whole in the wall in the laundry room, where rats came through we laid poison didn't help. Once, the current Manager gets it out for you, she will continue to harass you, through fines/violations. DOCUMENT everything when you live here, talking to the Manager or requesting repairs, EVERYTHING AND I MEAN EVERYTHING!!!!

I would not recommend this place to live. The current manager hasn't fixed the roads at all & they are getting worse. She makes up rules for everyone else to follow but her & her family. She raises people's rent whenever she wants to. The only time she fixed the roads was when the owners were coming down. I think that the owners should come down without telling her that they're coming. They should go around with a notebook and inspect the property and talk to the residents. She doesn't keep the place mowed at all.
