Yellowleaf Campground, RV, Apartments About
For Alabamians exploring long-term housing solutions or extended RV stays in the Harpersville area, Yellowleaf Campground, RV, Apartments on Dusty Way offers a multi-faceted option. This establishment aims to provide various types of accommodations, catering to individuals and families seeking more permanent or semi-permanent living arrangements rather than traditional short-term camping experiences. It's important for prospective residents to have a clear understanding of what Yellowleaf provides and what to expect from the community.
While often listed with "Campground" in its name, it appears from resident feedback to function more distinctly as an RV park and apartment complex, primarily focusing on longer-term tenancies. This differentiation is crucial for managing expectations, as it may not offer the typical amenities associated with a recreational campground, such as picnic tables or fire pits at every site. The experience at Yellowleaf seems to be characterized by its approach to managing residents and property, which potential renters should thoroughly investigate before committing.
In this article, we'll provide a factual and comprehensive overview of Yellowleaf Campground, RV, Apartments. We will detail its location and accessibility, outline the types of services and accommodations offered, highlight key features that define the living experience, and provide essential contact information. Our goal is to equip local users with the necessary information to make an informed decision about whether Yellowleaf is the right fit for their housing needs in Harpersville.
Location and Accessibility
Yellowleaf Campground, RV, Apartments is located at 50 Dusty Way, Harpersville, AL 35078, USA. This address places it within Harpersville, a town in Shelby County, Alabama. Shelby County itself is known for its blend of rural charm and increasing development, offering a quieter lifestyle while still maintaining reasonable access to larger communities and amenities.
The location on "Dusty Way" suggests a setting that might be off a main thoroughfare, contributing to a sense of seclusion, though specific details about its immediate surroundings are not publicly detailed. Harpersville is positioned within a practical distance of major roads in Alabama. It's generally accessible from Highway 280, a significant route that connects to larger cities like Birmingham to the northwest and Auburn/Opelika to the east. This connectivity allows residents relatively easy commutes for work, shopping, medical appointments, and other necessities.
While the focus of Yellowleaf appears to be on longer-term stays, its Harpersville location means residents are within a reasonable drive of local services such as grocery stores, gas stations, and some local dining establishments. For broader recreational opportunities, Shelby County offers attractions like Lay Lake for water activities and various state parks and natural areas for outdoor enjoyment. Understanding that this is a long-term residential facility rather than a transient campground helps frame the context of its location – it's a place to live, rather than a vacation spot, positioned for convenience to local living within Shelby County.
Services Offered
Yellowleaf Campground, RV, Apartments appears to primarily cater to long-term or extended stays for both RVs and apartments. Based on the provided feedback, here's an overview of the services that can be inferred or are directly mentioned, along with important considerations for prospective residents:
- RV Park Lots: The establishment offers designated spots for RVs. It is described as an "RV park" rather than a traditional "campground," implying that it provides spaces designed for recreational vehicles, likely with hookups. However, the exact type of hookups (electric, water, sewer) is not specified. Potential residents should confirm the availability and condition of full hookups.
- Apartment Rentals: In addition to RV spaces, Yellowleaf also provides apartments for rent, offering a different long-term housing option on the property. This indicates a diverse range of accommodations available.
- Pest Control Awareness: One review specifically highlights a "prevalent" ant problem at the RV park. While this is a negative point, it indicates an area where prospective residents should inquire about current pest control measures and responsibilities.
- Owner/Management Interaction: Reviews suggest direct interaction with the owner and their sister. The nature of these interactions has been described by some as "abrupt" or "rude," with inquiries about personal matters (e.g., "what was my business in the area") and specific requirements regarding children and service animals. This indicates a very hands-on management approach and a need for potential residents to clarify all policies and expectations directly.
- Policy on Children: One review explicitly states that the management "wasn't able to handle kids" if the prospective renter had them, suggesting a policy or preference that may limit families with children. This is a crucial point for families to verify.
- Service Animal Policy Concerns: A review mentioned a response indicating that a "big dog" service animal "wouldn't be allowed," which raises concerns regarding compliance with ADA laws. Prospective residents with service animals should clarify the exact, legal policies on this matter.
- Rental Rate Inquiries: While rates are not provided, the experience of a prospective renter trying to inquire about "dates and rates" suggests that information is only shared after certain "vetting" questions by management. This implies a non-standard inquiry process.
Features / Highlights
- Hybrid Accommodation Model: Yellowleaf offers a unique combination of RV park lots and apartments, providing diverse long-term housing options in one location. This can be a highlight for those seeking either type of residence.
- Focus on Long-Term Stays: The emphasis on being an "RV park" and offering "apartments" rather than a "campground" with typical recreational amenities (like picnic tables or fire pits) suggests it is designed for extended residency, appealing to those needing a stable base.
- Owner-Operated/Managed: Direct interaction with the owner and their sister (as per reviews) indicates a hands-on approach to property management. For some, this direct line of communication can be a highlight, depending on the nature of the interaction.
- Potential for Quiet Environment (Debatable): While not explicitly stated as quiet, the lack of traditional "campground" amenities might imply a less transient and potentially more settled, and therefore quieter, residential environment, outside of any specific issues. However, this is contradicted by some of the negative customer service experiences.
- Local Presence: As an established location in Harpersville, it offers a local housing option for those tied to the area for work or family.
It is crucial for any prospective resident to be fully aware of the experiences noted in customer reviews regarding management's communication style, their explicit questions about residents' "business in the area," policies on children, and their stated stance on service animals (which, as noted, could be concerning regarding ADA compliance). These points highlight the necessity for direct and thorough communication with the property management before making any commitments.
Promotions or Special Offers
Based on the provided information, Yellowleaf Campground, RV, Apartments does not explicitly advertise traditional "promotions" or "special offers" in the way a commercial business might. Instead, its "offerings" are inherent to its operational model and pricing, though specific details are not provided.
- Affordable Rent (Inferred): While no specific rates are given, one review mentions a direct inquiry about "dates and rates." For properties that cater to longer-term RV and apartment rentals, the competitive nature of the market in rural areas often implies that affordability is a key selling point, even if not explicitly advertised as a "special offer." Prospective renters will need to inquire directly to understand the current rental costs and what they include.
- Focus on Extended Stays: The very nature of providing RV spots and apartments, especially if they are for long-term rentals, can be seen as an ongoing "offer" for individuals or families seeking more stable, affordable living solutions compared to transient nightly or weekly rates at typical campgrounds.
Given the feedback regarding the initial inquiry process, prospective renters should be prepared for a direct approach from management when discussing rates and policies. It is paramount to confirm all financial details, including deposit requirements, utility responsibilities, and any other fees, directly with Yellowleaf Campground, RV, Apartments management before committing to any rental agreement.

Conclusion: Why this place is suitable for locals
For Alabamians seeking a long-term or extended stay solution for their RV or in an apartment, Yellowleaf Campground, RV, Apartments in Harpersville presents itself as a potential option, though with specific considerations. Its suitability for locals primarily stems from its focus on providing more permanent residential solutions within Shelby County, catering to those who need stable, longer-term housing rather than a fleeting vacation spot. The availability of both RV lots and apartments offers flexibility, allowing individuals or families to choose the accommodation type that best fits their needs.
However, it is crucial for local users to approach Yellowleaf with a clear understanding gleaned from available public feedback. While specific rental rates are not provided, the nature of such establishments often implies a focus on affordability for extended tenancies, which can be a significant benefit in today's housing market. Inquiring directly about current pest control measures is also a wise step, as mentioned in customer reviews.
Ultimately, Yellowleaf Campground, RV, Apartments is suitable for Alabamians who are prepared for a very direct and hands-on management style and who are seeking a long-term residential base in the Harpersville area. It requires proactive communication to ensure all expectations are met, but for those whose needs align with its offerings and who are comfortable with its operational approach, it could provide a practical and long-term housing solution in a convenient Shelby County location.
Customer Reviews
If you DON’T want your R.V. to get infested with ants then I would NOT recommend staying at this place . abd yrs I can confirm that the owner and his sister do come off as but and a bit rude but the ant problem is prevalent at this RV. park . This isn’t a campground it’s a RV. park . Canp @ grounds “ ussually have picnic tables and gire pits some even have a outdoir poil BOT this place so DON’T be mis-lead by them adverising it as a “ CAMP GRIUND “ ! WOULD NOT RECOMMEND STAYING HERE !
Interesting experience. Called to ask about dates and rates. Was immediately asked what was my business in the area. After getting through that abrupt and seemingly rude question, then went on to her saying that she wasnt able to handle kids if I had them. I told her I had a service animal and she replied if he was a big dog then he wouldn't be allowed. I told her never mind. In the course of 2 minutes this lady told me she would discriminate against someone with children, would refuse a service animal (against ADA laws) and wanted to know my purpose so she could decide if I was worthy. Never once actually asked about the dates I needed or shared the rates she offered. Anyone this oblivious to how wrong and rude her approach to new business inquiries, doesn't deserve to get any in my opinion. Definitely won't be staying here or recommending any of my work crews to stay.
I have been around this place most of my life. The place is out in the country, so as you can expect a country lifestyle. It is well maintained, and the grounds are kept well clean. I have witnessed people come through that desperately need assistance and they are given clothes on their back, a place to sleep and food on the table. You won’t see trash or cigarette butts on the ground. Most of the tenants have been here for years and years and they don’t have a complaint. As long as your rent is paid on time and you communicate your needs, you’re accommodated well. Overall a wonderful place to stay, a welcoming and safe environment. The owners have strong beliefs about keeping the peace, so problems are resolved in a timely manner.
We stayed Yellowleaf RV this Spring and it was awesome!!! My wife and dogs had a great time on the clean and spacious property. The owner Mike is very nice and accommodating. The best part: their RV sites are affordable!!! A+++
Great staff good at their job! Owner likes to threaten to take your house for the breed of dog you have if it bites.. so look out! Not staying for that reason. Quit place other than that good people.
