99 Oaks About
For Floridians seeking diverse living options, particularly in the realm of mobile home and RV communities, understanding the realities of each park is crucial. In Pensacola, 99 Oaks is one such establishment on Fowler Avenue that has garnered attention from prospective and past residents. This article aims to provide a factual and balanced overview of 99 Oaks, drawing from publicly available information and customer reviews, to help locals make informed decisions about this housing choice.
Mobile home and RV parks like 99 Oaks often appeal to individuals and families looking for more affordable housing solutions compared to traditional homes or apartments, or those who embrace the RV lifestyle for extended periods. The concept behind such parks is to provide a community setting with essential services for residents' homes on wheels or manufactured dwellings.
However, it's vital for anyone considering 99 Oaks to be aware of the varied experiences reported by former tenants. While some reviews mention positive interactions with management and a sense of safety and cleanliness, others detail significant issues concerning utility reliability, property maintenance, and management practices. These contrasting perspectives highlight the importance of thorough personal investigation and direct communication to ascertain the park's current operational standards and living conditions. The recent reported sale of the park also suggests that the management and financial structure may be undergoing transitions, which could impact the resident experience.
99 Oaks is located at 8521 Fowler Ave, Pensacola, FL 32534, USA. This address places it in a developed area of Pensacola, a major city in the Florida Panhandle. Fowler Avenue is a well-trafficked road, providing residents with relatively easy access to various parts of the city and surrounding areas.
The park's location in Pensacola offers residents a wide array of urban conveniences. This includes proximity to shopping centers, grocery stores, restaurants, healthcare facilities, and various employment opportunities. For those who commute for work or need to access major transportation routes, being on or near a main thoroughfare like Fowler Avenue is generally an advantage.
Pensacola itself is known for its beautiful beaches, historic downtown, and military presence (including Naval Air Station Pensacola). While 99 Oaks provides a residential setting, its location means residents are not far from these popular attractions and amenities, allowing for a blend of community living with city access. As with any urban-adjacent location, prospective residents should consider traffic patterns and local noise levels, though no specific details were provided beyond the park's address.
Based on the general operations of mobile home and RV parks, and implied by customer reviews, 99 Oaks typically offers the following core services for its residents:
- Lot Rentals: The primary service for mobile homes and RVs, providing designated spaces for residents to set up their dwellings.
- Utility Hookups: Sites are expected to provide connections for essential utilities such as electricity (including 30-amp and 50-amp for RVs), water, and sewer. However, some reviews raise concerns about the reliability and maintenance of electrical connections.
- On-Site Laundry Facilities: While not explicitly stated, laundry facilities are a common amenity in many RV and mobile home parks.
- Trash Services: Standard waste disposal services are generally provided for residents.
- Basic Park Management: Oversight of the property, including adherence to park rules and basic maintenance of common areas.
Prospective residents should always confirm directly with park management about which utilities are included in the rent, which require separate accounts, and any associated fees. Given the negative reviews concerning electrical issues and maintenance, it would be prudent to specifically inquire about the current state of utility infrastructure and any recent repairs or upgrades.
Based on available information and typical features of such parks, potential highlights and areas of note for 99 Oaks include:
- RV and Mobile Home Accommodation: Caters to both recreational vehicles and manufactured homes, offering flexibility for different living preferences.
- Community Setting: Provides a structured environment where residents can establish a sense of community.
- Pensacola Location: Situated on Fowler Avenue, offering convenient access to Pensacola's amenities, shopping, dining, and employment opportunities.
- On-Site Management: At least one review mentions a manager ("Fran") who interacted with residents regarding payments, indicating some level of on-site management presence. Some positive reviews noted politeness and professionalism.
- Cleanliness (as reported by some): One positive review mentioned being "very impressed with the cleanliness of the park" during a visit.
It is important to acknowledge the significant contrasting experiences reported in reviews. While some might highlight positive aspects like management professionalism or cleanliness, others strongly emphasize severe issues with power outages, alleged illegal practices, and harassment. This indicates that experiences can vary widely, and prospective residents must thoroughly investigate current conditions. The reported high turnover of tenants and repeated code enforcement violations are critical points to consider.
Like most mobile home and RV parks, 99 Oaks typically operates on a system of monthly lot rentals rather than offering short-term commercial promotions. Therefore, specific "promotions or special offers" in the retail sense are generally not a standard feature.
However, prospective residents should inquire directly about:
- Current Lot Rental Rates: These rates can vary based on the size of the lot, specific hookup availability, and whether it's for an RV or a mobile home.
- Lease Terms: Information on rental agreements, whether month-to-month or for longer durations.
- Deposit Requirements: Details regarding security deposits and any other upfront costs.
- Availability of RV Lots or Mobile Homes: Confirming what is currently available for rent or purchase within the park.
Given the reported issues, it is exceptionally important for any prospective resident to obtain all financial terms and conditions in writing and to fully understand the current state of utility services and maintenance responsibilities before committing to a lease or purchase agreement. Direct communication with the park's current management is essential for this.
For inquiries about lot availability, rental terms, or any other information regarding 99 Oaks, you should attempt to reach out using the following contact details:
Address: 8521 Fowler Ave, Pensacola, FL 32534, USA
Given the highly varied and concerning nature of some reviews, particularly regarding difficulty in resolving issues and alleged misconduct, it is strongly advised that any communication be thoroughly documented.
It would be prudent for prospective tenants to also contact local code enforcement in Pensacola to inquire about any active or past violations related to the property, as suggested by review content. This due diligence is critical for ensuring a safe and compliant living situation.
For Floridians, particularly those in the Pensacola area, who are actively seeking mobile home or RV park living options, 99 Oaks represents one of the choices available. Its suitability for locals primarily revolves around its location and the potential for a community-style living environment, which can appeal to individuals or families seeking more affordable housing solutions compared to traditional market rentals. Being situated on Fowler Avenue, it offers convenient access to Pensacola's extensive amenities, including shopping, dining, healthcare, and employment centers, making daily life practical for residents.
However, it is paramount for any local considering 99 Oaks to exercise extreme caution and perform rigorous due diligence. While the concept of a mobile home and RV park can offer community and affordability, the widespread and serious negative feedback regarding fundamental issues such as persistent power outages, alleged illegal demands, harassment, and repeated code enforcement involvement cannot be overlooked. These reports suggest significant operational and management challenges that directly impact resident well-being and legal rights.
Therefore, before committing to any arrangement at 99 Oaks, prospective residents in Florida should:
- Visit the park in person multiple times, including at different times of day.
- Attempt to speak with current residents to gauge their experiences firsthand.
- Thoroughly inspect any lot or mobile home being considered, paying close attention to utility connections.
- Contact Pensacola's Code Enforcement and possibly the local utility company to inquire about any history of violations or service disruptions at the address.
- Obtain all rental agreements, terms, and conditions in writing, ensuring a clear understanding of rights and responsibilities.
- Be prepared to document all communications and interactions with management.
While the park might offer a location advantage within Pensacola, the reported issues strongly indicate that it requires a very high level of scrutiny from any potential resident to ensure their safety, comfort, and the security of their investment. It is suitable for locals only after a comprehensive and cautious personal investigation to mitigate the significant risks highlighted by past resident experiences.

MOVED IN FEBRUARY 1ST 2024 MOVED OUT FEBRUARY 15TH! WILL BE SUING THEM FOR RETURN OF ALL MY MONIES. THEY SWITCHED ME TO 3 DIFFERENT RV LOTS IN THE PARK. COLDEST WEEK OF THE YEAR, NO POWER. HAD TO TAKE MY CAMPER TO CARPENTERS CAMPERS AND HAVE IT PUT IN WRITING THAT THE ELECTRIC ISSUE DOES NOT BELONG TO MY CAMPER. THEY ALSO TOLD ME I HAD TO PAY THEM 555 $ for the repairs done ON THEIR box which is against the law. Valentines day they called the police to try and have me removed from the property even though I PAID IN FULL FOR BOTH ELECTRIC AND RENT! They also had several people come out to fix the boxes that are NOT LICENSED ELECTRICIANS. ALSO FOUND OUT THEY JUST SOLD THE PARK....leading me to believe this whole situation was done intentionally. I am in the process if suing them for damages. Also be advised, at least 5 other tenants have moved out since I've left. Wondering if they all had these same issues. The last day I was there after code enforcement came out and spoke to me my next door neighbor who was paid in full had no electricity either and they moved out the SAME DAY I DID DUE TO NO POWER!!!! SLUMLORD PARK.... BE ADVISED ⚠️!!!!!!! UpDATE ! THEY HAVE REPAIRED THE NUETRAL UNDERGROUND (lol) incorrectly AGAIN as their new tenant moved onto the SAME LOT 10A and within several hours had MOVED TO ANOTHER LOT AGAIN. HENCE MAKING MY COURT CASE A LOT EASIER TO WIN! SPOKE WITH A NEIGHBOR IN THE PARK WHOS BEEN THREATENED WITH A FIVE DAY NOTICE AND AFTER THEY BANGED ON HIS DOOR (TOTALLY ILLEGAL/PEACEFUL TENANCY IS A RIGHT!) AND DEMANDED SOMETHING THEY DONT DEMAMD FROM EVERYONE THREATENING FOR THEM TO HAVE TO MOVE A M O B I L E HOME, NOT AN RV IN 5 DAYS.....STAY AWAY!!!! NEW FINANCIER AS WELL. POWER ISSUES GALORE AND SO MANY CODE ENFORCEMENT VIOLATIONS! I would also like to add it has been since February 15th since I have moved out of 99 oaks RV park and whenever I find her posting about RV parks I write my experience with them. I wanted to make you aware of the fact that this woman FRANSETTA BLANKENSHIP ROBINSON is now harassing me she's gone on my business page and is posting pictures and saying untrue dishonest things and slandering me so not only do you have to worry about not getting your money back but you've got to be worried about bullying and harassment.
I visited this park in July and I was very impressed with the cleanliness of the park. Fran is a very sweet person and she seems to have the respect of the residents that live in the RV part. Watching her interact with one resident who walked in while I was there and said he needed to talk about his payment, she was very professional, polite and discreet while assisting this young man. I would definitely feel safe living there.
While the park doesn't have amenities, it's quiet, clean, and well-maintained. The management is attentive and responsive, ensuring that the community feels safe and welcoming. It's a simple, no-frills place to live, perfect for those who appreciate a peaceful environment without the extras. The location is convenient, close to everything W 9 Mile has to offer, making it easy to get around. Highly recommend it for anyone looking for a straightforward and pleasant place to call home.
I Wanna say Ms Fran is the best manager , She does her job and does it well. I live in one of the communities and I have been to all the properties and she keeps them safe and up very well. Thanks Ms Fran for all you do we love u The Leblanc’s
