My family and I lived here for a little over 11 years. We some good and bad times at this trailer park. My vehicle was spray painted about 7 years ago. Every once in awhile you gets some rude, annoying or obnoxious neighbors. We recently finally moved out. After doing the math at roughly $500 per month in lot rent, water and garbage fees I spent over $60000 on land I would never own. The knew owners, Oakwood Properties, seemed like a joke. They raised the rent $95 a month right off the bat. They said it was because they are going to make improvements. I say make the improvements before you raise the rent so tenants can see what they would be paying for. The new owners are from Dallas Texas so you know you will never see them. Also ever since they legalized the green stuff in our lovely state I smelled that for probably 300 days out of the year. One of my next door neighbors had the cops called on him multiple times in the last few years. His last one while I was there was because he beat up the mother of one of his kids. Last I knew they still had not thrown him out. They had 4 wheelers and pocket bikes banned but we saw them quite often during the summer. Noe I’m dealing with a security deposit issue with them. They sent me a check and totally butchered my name. Like I said we lived there for over 11 years. They had plenty of paperwork with my name spelled correctly on it. I took the check to my bank and they advised I not deposit it. It could be flagged by the big wigs and I would have to pay a penalty fee plus the amount of the check if it were to get declined. Bottom line if you can stay away from this place. It’s way over priced and they go through managers like crazy.

Does anyone know where to report landlord fraud and abusing their tenants on price gouging? This place used to be good up until about 3 years ago, they keep raising the lot rent but refuse to do anything for the tenants, they make up rules that don’t apply to everyone, they pick and choose who to apply such rules. We have been complaining about several tenants running up and down in their 4 wheelers doing about 30 miles an hour not minding the speed bumps or stop signs, yet nothing has been done about it. Now they found a new way to gouge their tenants, no more paying by checks or money orders, only through their app. By the way, the fee to pay their rent is crazy insane high. It’s like $ 18 dollars or so. The water bill, they just make up their own numbers, even if you don’t use the water they still bill you like 60 dollars.
That office is definitely one of the luxurious facilities in any mobile home community in the entire state of Illinois . The new private equity overlords appear to having great success in the buy out then raising the lot rent 40% in 3 years
Got a few friends who lives in this park. Some of the trailers are nice, then u got some run down ones too. Speed bumps sucks as they always do. But what can u do right. For most part it's clean in some spots, others not so much.
