I lived there for three years. The floor inside my trailer was rotting right next to the door and they refused to get it fixed because "they don't fix rental properties". That's exactly what you should be fixing to keep the tenants satisfied. I went through three different managers trying to get this issue fixed. These were not safe living conditions at all.

I have lived here for over four years. In the last year, the park has been charging me $40 a month for not using enough water. Since I have complained about the flat rate or "zero tick fee" that was never on my lease, they now are charging me $40 plus water rates. Lease specifically iterates that it will be by township rates. When I suggested that they properly mark the mailboxes with the right addresses because mail was/is being lost and having to be exchanged between neighbors, I was yelled at by the office manager that they are going to install new mailboxes... that was four years ago, ...new mailboxes have never been installed. In 2022 I spent a spring and $160 on new flowers for portions of my yard. The park maintenance "accidently" force mowed my lawn destroying all the work I had spent that spring on planting. New property management, Oakwood Community Properties, took over 2023 and raised the lot rents nearly $100, including a letter of improvements to the park. When they finally began cleaning up the streets and piles of yard waste that they stopped doing the previous years, that new lot rent increase included a "trash fee"... ...and an "indemnity waiver fee"... They will find any reason to charge fees beyond the lot rent. The reoccurring theme through even property management change over is the remaining position of the same office manager for years. The park is ill managed, tyrannical and vile. They will steal from the struggling and those in hardship. Don't rent or move here, they are scumlords.

Owners of this trailer court are scumbags wouldn’t accept our rent after 15 days of being late we are Joining in with the ongoing lawsuit against them will be contacting a personal attorney to sue as well steer clear this trailer court will be scammed false charges & fees!! Office lady is very disrespectful and rude as well not to mention there’s a guy always running around the Trailer court on crack trying to fight everybody. You’re been WARNED!!!

I been here for 3 years and though the park needs work and fixing I can live with that but the management here is so atrocious. They will always tell you that you are wrong when they made the mistake. They will never listen to what you have to say and are horrible and corrupted people. They will make you pay for their mistakes and send out eviction notice because they made a mistake. They don’t contact you to talk about the problem so you don’t usually know until the eviction notice is handed to you. This is awful management. What worse is that you as a tenant have to jump through hoops to Fix Their Mistakes. How is that right?

All I can say is I hope the new property management does a better job than the prior management, maybe starting by picking up the trash in the playground and scattered all over the place, and maintance would be nice, such as having a meadow like the sign at the entry shows,
