USED to be a nice place. Now it's ALL harassment and "give us your money" If you want a place where you DON'T matter - this is it. But - it DID - USED to be nice. Memories of the old days.. My advice - KEEP driving. They'll rip you off on a trailer, then snake you out of it eventually. You will get nothing but headache. Don't say we didn't warn ya. READ the reviews... PAY ATTENTION. DO NOT MOVE HERE! LOT RENTS WENT UP 50$ A MONTH FOR 2025 TO 737.75 Update Dec 9th 2024 Rent is going up another $112 in April Strongly advise do not move here or to any Kingsley managed properties. KMCH
If I could give 0 stars I would. My family & I have lived here for years. So I have watched this pattern of new owners happening things are gonna get better ya de da blah blah blah. Yet rent goes up every single year but we see no improvements around here you literally get nothing out of them upping rent YEARLY it’s just basically like eh because we can, take it or leave it. None of the raises go towards issues in the community that need to be fixed. Anytime it rains our road turns into a pond. We have no tornado shelter lol You still are responsible to maintain your lawn yourself by cutting it & meeting all of THEIR standards for YOUR property so on so forth, we could be here all day listing the things they don’t do besides rack up petty charges & raise rent. We’ve brushed things off because at the end of the day in this economy this is the cheapest route right now & for the most part we haven’t had many issues till we seem to always be constantly harassed the last couple months on your own property with letters stuck to the door & the new property management riding around on our property on her golf cart looking for problems. They have nothing better to do than fix actual issues in this community instead they want to harass us about petty issues. We had fixed said issues & understood we needed to fix certain things on the property in which we did, BUT the last thing is our kids bicycles on OUR porch next to OUR stairs & not the side facing the road not that that matters anyhow because who’s that hurting ? But, They assume a family as big as ours can fit EVERY SINGLE OUTDOOR BELONGING IN ONE SHED & FINE YOU IF YOU CANT ?! when we said the shed is full we literally can’t fit it, she could care less. Not her problem right? Long as she collects her dollars! So what are we to do?! throw our kids bikes out because we can’t fit one more thing in our shed because they expect everything our family owns to go in it? If you have children this is NOT the place for you, this is the most unfriendly community to raise a family in. I can not wait to sell my home & leave this place & never look back & to warn others about this money hungry community the way I wish I was forewarned because I would of NEVER chose this community for my family had I known it would be like THIS. No one deserves to deal with constant stress from the people who run your community. The new management could care less about compromises or meeting in the middle. It’s do as they say. With no UNDERSTANDING of the REALITY of the said situation. & that’s a great way to steer people right on out of this community. That day for us can’t come soon enough!
Most properties are cheap flips done cheaper, quarterly rent increases, all rentals are treated as you own and repairs fall onto you not them. they lie and if they dont like you then you pay more
Would not recommend to my worst enemy. Office people and maintenance man always snooping in people's yards, looking in windows and taking pictures, always trying to find things to up your rent. $700 mo lot rent and no improvements done to the community, they don't keep up on maintenance by the pond, ripped out horseshoe pits, have playground but only accessible if you go in someone else's yard, then they fine you. Not worth the headache......
