For prospective residents in Illinois, it represents a segment of the housing market that can offer a distinct lifestyle and potentially more accessible homeownership. The community is described by some residents as a "quiet neighborhood," which is a significant draw for those seeking a peaceful living environment. One recent purchaser shared, "The park occupants are mindful of their own business, so its a quite neighborhood. Which is nice." This suggests a focus on individual privacy within a community setting.
However, like any community, Lakeview Mobile Homes has received varied feedback from residents. While one recent buyer expressed satisfaction that "Everything was as it was listed" and found the "park management liaison... extremely easy to get along with," another detailed a "bad experience" regarding property titles and management. This feedback points to the importance of thorough due diligence for any prospective resident. It highlights that understanding the nuances of property transfer, ongoing maintenance, and management responsiveness are crucial factors to consider when evaluating Lakeview Mobile Homes as a potential place to live in Illinois.
Lakeview Mobile Homes is located at 2770 E St, Princeton, IL 61356, USA. Princeton, the county seat of Bureau County, is a community nestled in the heart of North Central Illinois. This location offers residents a blend of small-town charm with convenient access to regional amenities. Princeton itself is known for its historic downtown, community events, and access to outdoor recreational areas.
The accessibility of Lakeview Mobile Homes from various parts of Illinois is generally straightforward. Princeton is situated relatively close to major transportation arteries like Interstate 80 and Interstate 39, facilitating travel to larger cities such as Peoria, Rockford, and even Chicago (approximately 100 miles east). This makes it a feasible location for those seeking a more rural or suburban lifestyle without being entirely isolated from urban conveniences. While specific public transportation options directly serving the park are not detailed, a personal vehicle would be essential for daily commuting and accessing services in Princeton and surrounding areas. The community's local setting contributes to the "quiet neighborhood" atmosphere praised by residents, offering a serene environment away from heavy traffic.
Based on the available reviews, the specific services offered by Lakeview Mobile Homes as a manufactured home park can be inferred, though explicit details on a comprehensive list are not provided. The core service is the provision of lots for manufactured homes, implying the associated infrastructure for utilities.
- Manufactured Home Lots: The primary service is leasing or selling lots for manufactured homes. This includes the underlying land and connections for essential utilities.
- Utility Connections: It's standard for mobile home parks to provide hookups for utilities such as water, sewer, and electricity to individual home sites. Given the nature of a residential community, these services are fundamental.
- Community Management: There is "park management liaison" available to residents. One review notes this liaison is "extremely easy to get along with," suggesting a point of contact for resident inquiries and community operations. However, another review mentions a "new regional manager John" and concerns about management and maintenance, indicating variability in perceived service quality.
- Maintenance (Variable): The community has a "maintance man," but there are conflicting reports on the quality and consistency of services like grass cutting ("doesn’t cut grass let’s it grow tall"). This suggests that while maintenance is offered, resident satisfaction with its execution can vary.
- Quiet Neighborhood Atmosphere: While not a 'service' in the traditional sense, the management cultivates an environment where "park occupants are mindful of their own business, so its a quite neighborhood," which is a valued characteristic for some residents.
Based on resident feedback, Lakeview Mobile Homes offers certain features that contribute to its living environment:
- Quiet Neighborhood: A significant highlight for residents is the tranquil and peaceful atmosphere, with occupants generally respecting each other's privacy and contributing to a quiet living space. This is a key draw for those seeking a serene residential setting.
- Ease of Management Liaison: At least one resident found the "park management liaison" to be "extremely easy to get along with," suggesting a positive and approachable point of contact for new residents.
- Property Purchase & Listing Accuracy: For one recent buyer, the property purchase experience was positive, with "Everything was as it was listed," indicating a degree of transparency in property descriptions.
- Location in Princeton: Situated in Princeton, residents benefit from living in a small, historic Illinois town that offers a relaxed pace of life while still providing access to local amenities and community events.
- Potential Affordability: Manufactured home living often presents a more affordable housing option compared to traditional stick-built homes, which can be a key feature for those seeking to maximize their housing budget in Illinois.
- Self-Contained Community: The nature of a mobile home park provides a defined community living experience, which can appeal to those who prefer a more cohesive neighborhood feel.
Given the nature of a mobile home park, particularly one where residents purchase properties, traditional "promotions" in the form of discounts or package deals are unlikely to be publicly advertised. Instead, the inherent "offers" or value propositions typically revolve around the financial aspects of homeownership and the community's living environment.
Based on the provided reviews, potential offers or considerations might include:
- Affordable Homeownership: Manufactured homes themselves often represent a more affordable entry point into homeownership compared to traditional housing. This is a primary "offer" for individuals or families looking for cost-effective housing solutions in Illinois.
- Clear Property Listings: One resident noted that "Everything was as it was listed" when purchasing a property, suggesting a degree of transparency in home sales. While not a promotion, this clarity can be a significant benefit when making a large financial decision.
- Potential for Quiet Living: The consistent feedback about it being a "quiet neighborhood" is an inherent "offer" of a peaceful living environment, which holds significant value for many.
- Management Responsiveness (Variable): While some reviews highlight issues, the presence of a "park management liaison" who is "extremely easy to get along with" suggests that positive interactions and helpfulness are possible, which can be a valued aspect of community living.
However, it is crucial to address the concerns raised in another review regarding property titles and liens. The statement "spent my whole life saving on me and my kids home to not get a clean title without liens not been transfer and in deceised person name" points to a serious issue that prospective buyers must thoroughly investigate.
Therefore, for anyone considering a property at Lakeview Mobile Homes, the most important "promotion" is the proactive and thorough due diligence:
- Verify All Title and Lien Information: Independently verify the title, check for any liens, and ensure all paperwork related to property transfer is clear and legally sound before any financial commitment. Consult with a real estate attorney.
- Clarify Management Roles and Responsibilities: Understand who the current management is, their specific roles, and their direct contact information. Address any concerns about management or maintenance directly and get commitments in writing if possible.
- Tour the Community Thoroughly: Pay close attention to maintenance of common areas, especially grass cutting, and evaluate the condition of shared facilities and infrastructure.
Contacting Lakeview Mobile Homes directly for current listings, pricing, and community rules is essential, but always follow up with independent verification, especially for property purchases.

The community's location in Princeton offers a peaceful small-town setting while maintaining reasonable accessibility to central Illinois amenities and major transportation routes.
The appeal for some residents lies in the perceived ease of interaction with a "park management liaison" and the clear listing of properties, suggesting a straightforward purchase process when things go smoothly. However, it is paramount for any prospective local resident to acknowledge and proactively address the serious concerns raised in some reviews regarding property titles, liens, and the consistency of maintenance.

Customer Reviews
Bad experience spent my whole life saving on me and my kids home to not get a clean title without liens not been transfer and in deceised person name the new regional manager John loves drama and very crooked the maintance man don Lopez doesn’t cut grass let’s it grow tall overall bad place to live
I recently purchased a property here. Everything was as it was listed. I want to call the park management liaison, is extremely easy to get along with. The park occupants are mindful of their own business, so its a quite neighborhood. Which is nice. The only reason I gave it four stars, is because of certain other features, I will not say names or identifying characteristics, but if you move there you'll find out pretty fast what it is. Its not a big deal, but it's just really annoying.
I live near by and was walking my dog through the park and got asked 3 times if I needed any drugs!! Answer NO! NO! AND NO!
Was looking for a home seen a few really nice ones and Love the scenery of the woods around the park beautiful
Way overpriced ghetto mobile homes in a scummy park. Only reason they even earned 2 stars was because the staff is very friendly. Take my advice n avoid this place.
