Introduction / Overview
In the dynamic and often high-cost housing market of the New Hampshire Seacoast region, established communities that provide long-term, accessible residency are invaluable resources for local citizens.
Amazon Park
, located in Rochester, NH, is one such place. While its operational history is complex—having originally been established and approved as a year-round campground—it has evolved over several decades into a community that primarily serves as a location for permanent housing for approximately 95 trailer-occupied sites. This long-standing establishment has been owned and operated by the Weeden family for many years, providing a non-traditional but necessary housing solution in the area.It is important for prospective residents and visitors to understand the park's dual nature. Historically, the property functions as a long-term campground, with sites designed to accommodate RVs and trailers, all fitted with essential utility hookups. However, in practice and by judicial finding, the park operates as a year-round residential area, offering month-to-month tenancy that often extends into years for occupants. This use as permanent, low-income housing is a crucial service to the Strafford County community.
Transparency is key when discussing Amazon Park. While it fills a vital need for affordable residency, customer feedback indicates the physical infrastructure reflects its age and operational history. Reviewers have highlighted issues with general maintenance, particularly regarding grounds upkeep, the condition of aging utility infrastructure, and environmental factors like potentially hazardous trees. Therefore, New Hampshire residents considering residency here should be prepared for a rustic, no-frills environment where the value lies in the long-term, affordable, and permanent placement of their dwelling, rather than modern, resort-style amenities.
Location and Accessibility
Amazon Park benefits from a location that provides a necessary degree of separation from urban density while maintaining excellent access to the employment and services of the Seacoast. The official address is:
105 Whitehouse Rd, Rochester, NH 03867, USA
Situated in Rochester, the largest city in Strafford County, the park is highly accessible for local workers. It is just a short drive from Rochester’s downtown area, which offers numerous services, retail options, and dining establishments. Its location off major arteries allows for a relatively easy commute to nearby employment hubs like Dover, Somersworth, and even Portsmouth, making it a viable option for those working in the greater Seacoast region. Furthermore, the area is surrounded by various outdoor recreation areas, including the Pickering Ponds Trails and other city parks, offering residents nearby options for enjoying the natural environment of New Hampshire. The central location in the region, coupled with the long-term residency opportunity, significantly reduces the logistical barriers often faced by New Hampshire residents seeking affordable housing solutions.
Services Offered
As a community that has operated as a year-round residence for decades, Amazon Park provides the essential infrastructure necessary for long-term living. The services focus on basic utility connections rather than extensive community amenities:

Conclusion: Why this place is suitable for locals
Amazon Park is suitable for New Hampshire locals who are specifically seeking an affordable, year-round, and permanent housing solution in the Strafford County area. The park's historical and legal status allows residents to place their trailers or manufactured homes and establish a fixed, year-round base of operations, filling a critical void in the local housing ecosystem. For low-income individuals and families, the simple fact that Amazon Park offers a place to reside permanently, with basic utility services included, outweighs the aesthetic and maintenance concerns noted by some. While it is certainly not a luxury community, its enduring function as a source of necessary, long-term, and low-cost shelter makes it an essential community asset. New Hampshire residents who prioritize stable residency and low overhead within commuting distance of Seacoast employment centers will find Amazon Park's core offering invaluable.

It's a rundown campground but the housing they provide for low income folks is much needed. Id give more stars but don't want to make folks think its a great spot to camp.
Jul 12, 2025 · Joseph BurkeWas unfortunately visiting @ this dump & had one of their trees that should have been cut down years ago, tree limbs fall onto my vehicle. The owners son basically tells you you're beat, hope you have insurance... Well car insurance doesn't cover "acts of God" which a tree is considered this. He's been mike weeden has been told more than once there are MANY trees that need to be cut down... Let's not talk about the trailers/campers in there. 🤢 rats... Bugs... Bedbugs! It's all disgusting and the smell of suiage on rainy days. The place needs a SERIOUS makeover. *If I could give negative stars or none I would *
Sep 04, 2023 · Sandra StahlThis is more a place where people live year round uts not your typical campground but it's more affordable than most places to rent and any where can be home
May 08, 2025 · Tabitha MaguireYa no if you don't know don't go sorry my opinion
Aug 07, 2025 · Jeff CoughlinDon't let the reputation or other reviews dissuade you. It's a grate place with a few quirks. Much like most places with a lot of people things happen and humans happen. However any issue I've had with my trailer gets fixed quickly. Landlords are nice and friendly. And the place is pet friendly too! There are walking trails and more. It's a grate place with reasonable rent.
