This is our 2nd stay at Anchor Down RV Resort and we Absolutely Love it here! The stone fire places are amazing and the view of Douglas Lake and the Smoky Mountains is Breathtakingly Beautiful! We stay at the Buddy Sites with our friends which is extremely convenient because our doors face each other over a large patio area. This RV Resort has tons of fun activities like a beach area and pool with slides, pickle ball, tennis, basketball, and a playground for the kids. We also rent a pontoon boat and jet ski from H2O Water sports to have a fun time out on the lake. Trust me... You'll love it here! I highly recommend planning a trip to Anchor Down! ☺️

We took our own boat one year, which was an excellent experience; however, the following years we chose to rent a pontoon from Anchor Down, which was quite affordable and extremely rewarding. I would gladly return here at any time. It can be challenging to secure reservations, and our buddy site 56 and 57 offered some of the most breathtaking views.

The staff was friendly and courteous. The campground was super clean and well kept. The bathrooms are the best we've seen in all of our travels so far. The amenities were cared for and so much fun. We did it all and are looking to come back with friends.
Jun 27, 2025 · Violette NWe love Anchor Down, and have visited it and stayed there several times. We camp a lot and I think this rates as one of the best we have stayed at, for sure in the Smokies! It is very clean and the grounds are immaculate. It’s a good value, and you can always upgrade with other amenities at your campsite. The only reason I gave it 4 stars instead of 5, was that they have a fairly unfriendly office at times, and today they gave the RV Maintenance Company I was able to get out here some grief before they would let him in. We had an AC problem so it was critical to get it looked at promptly. After calling the office they gave me 2 numbers to contact. The first one could not get here for 2 days and the second one I got a message from that he would call back when he got off the phone. After about an hour wait, I decided to call someone else that fortunately was able to get here timely. I was familiar with them but had not used them before. They were able to quickly advise & fix our issue and had us up and running in little time. My issues, is simply why was he not granted access freely when he got here? It really is the campers right to call whoever they want to repair their RV. It just isn’t right to make it difficult. Helen & I will still keep coming here, but it doesn’t sit well with me. Thanks
