Ocala, often celebrated as the "Horse Capital of the World," is a dynamic city in Marion County, known for its picturesque landscapes, robust equestrian industry, and a thriving community with a diverse range of amenities.

One of the most significant advantages of this location is its "city living (not county)" status. This means residents benefit from city services and infrastructure, while still enjoying a sense of privacy and tranquility within the park. The Arbors of Ocala boasts proximity to "all shopping," making daily errands and retail therapy incredibly convenient. Grocery stores, department stores, and specialty shops are all just a short drive away, ensuring residents have easy access to everything they need.

Healthcare access is also a major highlight, with "great hospitals" nearby, providing peace of mind for residents. This is particularly important for the 55+ community, ensuring that top-tier medical facilities are readily available when needed. For those who enjoy outdoor activities, a "beautiful Public course within 3 miles of the Park" caters to golf enthusiasts.

Beyond daily necessities and immediate recreational options, Arbors of Ocala's location provides excellent access to Ocala's wider attractions. The Arbors of Ocala truly combines secluded comfort with urban accessibility.

Services Offered

Arbors of Ocala is designed to provide residents with a comfortable, convenient, and well-managed living experience, focusing on community amenities and essential services. While primarily a manufactured home community, it offers features that cater to an RV lifestyle for those who own their lots. Based on direct resident feedback and typical offerings in such communities, here's an overview of the services you can expect:

  • Lot Rental (for RVs and Manufactured Homes): The core service, providing a designated space within the community for your RV or manufactured home. Residents are "owners who pay lot rent monthly."
  • On-Site Management: Managers "live in the park as well and are always available to anyone who needs them." This provides immediate support, ensures community standards are met, and fosters a responsive environment.
  • Common Ground Maintenance: The community is "well taken care of," indicating that common areas and park infrastructure are regularly maintained by the management. This ensures a clean and appealing environment for all residents.
  • RV and Camper Storage Area: A crucial service for RV owners, the park offers a dedicated "Boat & Camper Storage Area," providing a secure place to store recreational vehicles when not in use.
  • Essential Utilities: While residents pay for their own utilities, the infrastructure for water, sewer, and electricity (with various amp options) is in place for each site. Importantly, one review notes that water and pets are included with the lot lease (though pet weight restrictions apply).
  • Waste Disposal: Standard waste collection and recycling services are typically provided for residents.
  • Community Newsletter/Communication: Effective management often includes keeping residents "informed of all things happen in the park," implying regular communication channels like notices or perhaps a community newsletter.

It's always advisable for prospective residents to confirm specific utility inclusions and any other particular service details directly with the Arbors of Ocala management.

Promotions or Special Offers

Currently, the provided information does not detail any specific, ongoing promotions or special offers directly from Arbors of Ocala. As a community where residents often own their manufactured homes and pay monthly lot rent, the "promotions" tend to revolve around the value proposition of stable living costs and robust amenities rather than short-term rental deals typically found in transient RV parks.

However, it's worth noting the valuable insight from a long-term resident: "Last year, our RENT did not increase, but the taxes went up a little over 2 bucks!!! Imagine that!" This highlights a significant financial "offer" in itself – the promise of stable and predictable lot rent, which is a major benefit in today's fluctuating housing market. This stability provides immense peace of mind and long-term affordability for residents, particularly those on fixed incomes.

For prospective residents interested in exploring options at Arbors of Ocala, it is highly recommended to:

  • Contact Management Directly: The best way to learn about any current availability, lot lease rates, and specific terms is to speak with the on-site managers. They can provide the most accurate and up-to-date information regarding any potential move-in incentives or the specifics of the lot rent structure.
  • Inquire about Home Sales: Since it's a manufactured home community, there may be homes for sale directly from current residents or through affiliated real estate agents. Sometimes, sellers might offer incentives or deal structures.

While explicit promotional campaigns aren't detailed, the inherent value of affordable, stable lot rent in a well-managed, amenity-rich community in a prime Ocala location serves as a continuous attractive offer for locals looking for long-term comfortable living.

I've been living here at The Arbors for 6 years now. It's very quiet and the residents are quite wonderful. We have a beautiful in ground pool and a billiards table in the clubhouse. There's no other place in Ocala I'd rather be at.

Unlike other non-resident reviews....I have lived in the Arbors of Ocala for over 2 years. We find the community safe, private and well taken care of. The Managers live in the park as well and are always available to anyone who needs them. Our family enjoys the pool as well as pot luck suppers, pancake breakfasts, Community Garage sale, BBQ's etc. You can be as active as you like or not! We are owners who pay lot rent monthly. Last year, our RENT did not increase, but the taxes went up a little over 2 bucks!!! Imagine that! City living (not county), close to all shopping, and great hospitals. We don't golf, but, for those who do...there is a beautiful Public course within 3 miles of the Park. City living affords our family loads of opportunities like: Downtown Square Ocala! The Square has something for everyone young and old. Many Great Restaurants, Quaint Shops to Browse, Concerts, Farmers Market Every Friday AM. If you want affordable City living, The Arbors of Ocala Mobile Home community is the place to be ;)

My Grandmother lives in this park. It is a wonderful community. Every time I have visited the park has been extremely well maintained and looks beautiful. The neighbors are friendly, and so are the managers. Living so far away, when I could not get in touch with my Grandma, I have called the Managers and they checked in on her and got back to me. I love having that peace of mind. The internet has worked great for me when I have visited, which is good since my Grandma does not have internet through her home. After reading one review here, I asked her, and she said they have regular community meeting with the owners every fall, though she does not always go to them. Last year they did not have a rent increase. I guess you will always find someone who likes to complain, but my Grandmother loves living there, and she will tell you if you stop to ask her.

I am looking at parks in the Ocala area for my Mother so she can be closer to me. The Arbors of Ocala should certainly fit the bill. Near to things in Town, gorgeous wooded setting. The people who live there seem very friendly and Heathyr, the salesperson/manager introduced me to some of them. The told me the rent did not go up at all for 2014 (taxes went up about $2) and there are none of the hidden extra fees that some parks charge. Water is paid for inthe lot rent. There was even free WIFI and I was able to get on with my laptop, and it was just as good as I get at home with cable. There seems to be a lot going on a the clubhouse so my mother can be as active as she wants to be. The park apparently hosts a New Year's eve party, free to residents and some sort of a cookout in the spring/summer. Lovely park, and lovely people. I think my mother will be happy here, and I can't find a better place for her to live near me.

AVOID!!!! Terrible place! In the summer the pool is green. You can never get a hold of the park managers even though they live right in the park. They ignore phone calls. No amenities. You pay for your own trash removal, sewer, water, and have to maintain your own lot's lawn. All rent covers is the right to park your home in the park. They've also installed a new internet service, promising it would be great and works 30% of the time. And they hike up rent every year without a community vote and technically for no reason other than greed. If you are looking to buy in there, go around and talk to residents first! Shop around for sure and you'll see what all the other parks here in Ocala offer and what this one doesn't. And they won't register your home for you, so don't ask. They take the money and never register your home and never tell you they didn't do it. They have actually done that to a few residents. Mostly elderly live there and it's against Florida state law to take advantage of the elderly, but they do. So much more wrong with this place, but I feel this review is long enough. AVOID!!!!!!
