Bayside Community About

For many Michigan residents, finding an affordable and stable living situation is a top priority. In Menominee, the Bayside Community stands out as a mobile home park that has been part of the local landscape for years. This established community offers a distinct approach to homeownership, focusing on long-term residency within a structured environment. As you consider your housing options in Michigan, understanding what Bayside Community offers can help you determine if it's the right fit for your needs and lifestyle.

Mobile home parks, or manufactured home communities, provide a unique alternative to traditional housing, often allowing for homeownership at a more accessible price point. In these communities, residents typically own their manufactured home while leasing the land it sits on. Bayside Community in Menominee operates on this model, aiming to provide a stable and well-regulated environment for its residents. Its location and established presence in the area contribute to its character as a long-standing housing option for those looking to settle in the region.

Location and Accessibility

Bayside Community is conveniently situated at 3400 10th St Lot 101, Menominee, MI 49858, USA. Its prime location in Menominee, Michigan, offers residents a blend of residential comfort with reasonable access to local amenities and the natural beauty of the area. Menominee itself is a charming city located on the beautiful shores of Lake Michigan's Green Bay, directly across from Marinette, Wisconsin, offering a unique cross-state living experience for some residents.

One of the most notable features of Bayside Community's location is its proximity to Sturgeon Bay. While there isn't a traditional sandy beach directly at the community's edge, the waterfront is accessible for those willing to navigate a small rocky area. This offers residents the unique advantage of being just steps away from the bay, providing opportunities for scenic views and possibly fishing or enjoying the calm waters. The accessibility to Sturgeon Bay means that despite being a residential community, nature's expanse is never far away.

The community's address on 10th Street places it within easy reach of Menominee’s local infrastructure. Residents can expect convenient access to essential services such as grocery stores, healthcare facilities, and local businesses that cater to daily needs. The city of Menominee itself offers a variety of parks, recreational opportunities, and a historic downtown area, all contributing to a comfortable living environment. Its position in the Upper Peninsula of Michigan means residents can also enjoy the broader natural attractions of the region, from state parks to scenic drives, making Bayside Community a well-located hub for those who appreciate both community living and outdoor pursuits.

Services Offered

  • Lot Leasing: Bayside Community operates on a model where residents typically own their manufactured home but lease the land (slot) on which it is situated. This allows for homeownership without the direct purchase of the land itself.
  • Community Management: The park provides on-site or accessible management services to oversee the community's operations, enforce rules, and address resident concerns.
  • Utility Access: Individual lots are equipped with necessary utility hookups (e.g., water, sewer, electricity), for which residents are typically responsible for their own usage charges.
  • Maintenance of Common Areas: The management is responsible for the upkeep and maintenance of common areas within the park, ensuring a tidy and organized environment for all residents.
  • Rule Enforcement: A set of community rules and regulations are in place to ensure a peaceful and orderly living environment for all residents. These rules cover various aspects of community living, including property maintenance, noise levels, and pet policies.

Features / Highlights

  • Established Community: Bayside Community has been a long-standing residential option in Menominee, suggesting a stable and settled environment. Its history indicates a consistent presence in the local housing market.
  • Waterfront Proximity: A significant highlight is its location directly on Sturgeon Bay. While not a conventional sandy beach, residents have direct access to the water's edge, offering unique views and potential for water-based activities like fishing or simply enjoying the serene bay. The water is described as shallow and clean in the accessible areas, enhancing its appeal.
  • Ownership Model: The park operates on a "purchase-to-own" model for the mobile home itself. This means that unlike short-term rentals, residents are expected to purchase a manufactured home within the community, fostering a sense of permanence and homeownership.
  • Relatively Low Police Presence: Based on resident feedback, the community rarely experiences issues that require police intervention, suggesting a generally peaceful and orderly living environment.
  • Community Rules and Regulations: Like most organized communities, Bayside Community has a set of rules governing residents' conduct and property upkeep. While these require residents to "do their homework" and understand them fully, they are designed to maintain a consistent living standard across the park.

Promotions or Special Offers

Based on the operational model of Bayside Community, which focuses on the purchase of manufactured homes and the leasing of land, traditional "promotions" in the sense of short-term discounts on rent or daily/weekly slot rentals are not typically applicable. As a community primarily for long-term residency and home ownership (of the mobile home itself), special offers would more likely pertain to incentives for purchasing a home within the community or specific terms related to lot leases. These could potentially include:

  • New Home Purchase Incentives: If the community partners with manufactured home dealers, there might be special financing options, upgrade packages for new homes, or potentially a temporary reduction in lot rent for a limited period upon a new home purchase.
  • Referral Programs: Some communities offer incentives to current residents who refer new individuals who successfully purchase a home and move into the park.
  • Seasonal Lot Rent Adjustments: While not a discount, the review mentions rent increases. Any communication regarding future rent adjustments or potential stability periods would be key information for prospective residents to inquire about directly.

It is crucial for any interested party to directly contact Bayside Community management to inquire about any current programs, incentives for new residents, or specific details regarding the costs associated with purchasing a home and leasing a lot. Given the nature of a manufactured home community, understanding all financial obligations, including lot rent, potential home purchase costs, and any associated taxes or fees, is paramount. Always "do your homework" and ask for a comprehensive breakdown of all expenses involved.

It's somewhat of a decent place. Rarely problems where the police have to arrive. It also is right on sturgeon Bay and there's no beach there unless you want to climb over a little bit of rocks and once you do that it is shallow and clean if I remember right. Also as far as I know you're unable to just pull in with your camper and rent the slot for a weekend or months or whatever. I do believe you would have to purchase a slot to own. Even with that be sure to check all the rules over for that particular place, do your homework!

Definitely do a move in inspection before buying a trailer from here.i can’t tell you how many things were wrong with mine. They also sold a trailer that they were told is condemned by the city causing those tenants to end up being houseless a year or so later when the city told them they arent allowed to live there because it was supposed to be condemned and then fought to not give them their money back. If i could afford somewhere else i would, im sure soon i wont be able to afford here with how they raise the rent. You also have to pay the land taxes even tho you don’t own the land. The owners don’t really do anything besides make rules and find reasons to charge more money, the manager likes to make rules up as she goes. They raise the rent as often as they can, just for the small plot of land you can’t do anything on, it’s not like they take care of it. And they make you pay pet rent for pets that are inside 24/7, i own the trailer and have to pay for my indoor pet, let that sink in.

Horribly off site manager. Needles and spoons found on roadway there. Manager was informed first ignored then stated was never told. At one time was an okay spot for low cost living, now rent goes up every year or two. Remember you are only renting a spot to place your trailer. I used it as a temporary place while I was renovating. I always paid in advance and kept my site up. Concord Management is the main offsite management group. Marie is the in (offsite) in town manager. If you are interested in a spot there.
