Conclusion: Why Birchwood Manor is Suitable for Locals

For Ohio residents considering manufactured home living, Birchwood Manor Manufactured Home Community in Ravenna presents a complex yet potentially appealing option. While the community has faced challenges due to changes in ownership and management, its foundational strengths and the efforts of its residents highlight its suitability for those seeking a particular lifestyle.

Historically, Birchwood Manor has been praised for providing residences that feel less like "trailers" and more like "homes," offering spacious interiors with features often found in traditional houses. This includes amenities like jacuzzis, skylights, fireplaces, and large yards, a significant departure from common perceptions of manufactured housing. This aspect alone makes it attractive for Ohioans looking for affordable homeownership without sacrificing comfort and space.

The community's established nature and the enduring presence of "many nice, clean, quiet people" who remain dedicated to its betterment underscore a resilient and potentially strong core resident base. The formation of a Homeowners Association working with Ravenna Township signifies a proactive effort by residents to address concerns and improve living conditions, suggesting a committed community spirit that can be invaluable.

However, potential residents should be aware of the recent challenges highlighted in reviews, such as changes in management (RHP Properties now manages the property, with the owner not residing in Ohio), issues with property upkeep, road maintenance, and a perceived decline in resident screening. These are important considerations for anyone evaluating the "current atmosphere." While the park boasts features like a basketball court and playground, and aims for community events, the effectiveness of these can be impacted by management issues.

Despite these recent difficulties, Birchwood Manor's location in Ravenna offers convenient access to local amenities and the broader Portage County area, maintaining its practicality for daily living. The unique home features and the strong sense of community that once defined it, and which current residents are striving to restore, still make it a place worth considering for Ohioans seeking a manufactured home lifestyle. Prospective residents are strongly advised to visit the community, speak with current residents, and thoroughly inquire about the ongoing efforts to improve conditions to determine if it aligns with their expectations for a friendly and well-maintained neighborhood.

This place is my childhood stomping grounds. There are no "nice trailer parks"... except for Birchwood Manor (subjective). From the outside, each domicile appears more akin to a humble ranch, a stark departure from the stereotypical images traditionally conjured when the phrase "trailer park" is uttered. But as modest and elegant as the outside grins, it the interior that bare the fruit! A jacuzzi in the master bedroom. A breakfast nook with a skylight. A hearth room with an actual fireplace with a real stone mantle. A kitchen with an island. A laundry room that doubles as a mud room. Trailers are usually cramped spaces. These aren't trailers... these are homes. Set off in an unassuming part of town. I can't speak to the current atmosphere here, but this was (and I'd bet money it still is) a great neighborhood to live in.

I reserve a 1-star rating for my former neighborhood in Old Brooklyn, a community within Cleveland's lower West Side. There was open prostitution, drug dealing, gang violence, problems with Muny Light (electric), juvenile crime, drive-by shootings, etc - I was a prisoner in my own home in Cleveland. BIRCHWOOD MANOR was very nice, eleven years ago. I'd have given it 4 or 5 stars then. CURRENTLY, it is nearly as bad as my old neighborhood! The park has been sold at least twice, and there have been 4 managers. The current owner is not even an Ohio resident, and utilizes RHP Properties to manage for him. Our manager is handed a budget, and her authority here is severely restricted. Undesirable residents and tenants (some homes are rented, which was never the case), have infiltrated. Screening is not up to our manager! Crime has soared. Lack of home upkeep has plummeted. It's kind of a do-what-you-want-but-pay-the-rent arrangement. There are severe problems with postponed (indefinitely) resurfacing of dangerously deteriorated roads, lack of plowing/salting, and inadequate lighting of our community spaces/extra parking areas. Dogs are left tied out or on decks, grass uncut, trash set out in bags instead of cans - attracting animals. All Park Rule violations. There are still many seniors/disabled residents. We used to be 60% such persons, but now, management rents to anyone who can pay .. regardless of family size (code violation) or cleanliness, or moral character. Equal Opportunity signage has attracted many poor quality residents that aren't adequately screened out. Many nice, clean, quiet people remain. At this time, houses are being put up for sale by disgruntled owners who are sick of the problems and lack of action by owner/management. A Homeowners Association is being formed, working with the Ravenna Township to improve conditions. We have fire hydrants as of last Fall, but remain on well-water for personal use.

UPDATE via owner response: No, you don't. My road's pothole have been there for years. You also just raised lot rent again. This time 19 dollars. You raise lot rent every year AND raise the amount of the increase every year. Yet, you do nothing to better nor maintain this park. Do a 'Birchwood Manor' search in Portage County groups on FB. You don't have a good reputation and many are starting to speak up about your lack of care for us and your park. Or how about you talk to your actual residents for feedback and listen instead of getting rude, snippy, and laughing at our complaints (yes, I am talking actual higher management in another state, not Shelley). Stop coming on here and blatantly lying. You're not even in the same state to know how bad it is here. Every time they reply saying the roads are fine and they fix them. These are just in one small strip of road. You should see the rest of the park. Instead of hiring someone to fix areas properly, they just send their maintenance guy to poorly patch the deepest of holes which are then chipped away within weeks and worse than before.

My mom lived in this park for 27 years, 12 of which my sister lived her. They paid rent on time almost every time for the most part. Never had any complaints, and the trailer was in both their names. After my mom died, they made my sister file for a new lease and denied her. They forced her to sell her home of 12 years instead of offering any kind of other options. When my sister was obviously upset and started crying, the one woman that works in the office turned around and rolled her eyes. Very disrespectful and no compassion at all.

This park is well maintained, with nice homes and appears to be a very safe place to live. We were made to feel welcomed from our first meeting. Kelley went above and beyond in helping us to find a home that met and exceeded our expectations. The staff was friendly and made us feel at home. We highly recommend this park!
