Blairs Creek Mobile Home Park offers a unique opportunity to join a community where residents describe the people as "so sweet" and find a comfortable, settled environment. Mobile home living continues to be a popular and accessible housing option for many in our state, providing a sense of community often not found in traditional apartment complexes.
Blairs Creek Mobile Home Park is more than just a collection of homes; it's a neighborhood where residents appreciate the friendly atmosphere. While some aspects of management have historically faced criticism regarding communication and property upkeep, the core appeal of the community, as expressed by those who live there, remains strong. The positive sentiment about the "sweet" people within the park highlights a significant strength: the residents themselves contribute to a welcoming and pleasant living experience. It's a testament to the fact that a community's heart often lies with its people.
For local Virginians considering mobile home living, Blairs Creek Mobile Home Park presents an option in a desirable area with a focus on neighborly connections. Understanding both its potential for a friendly environment and areas where management aims for improvement is key to making an informed decision. This article aims to provide a clear, engaging, and factual overview of Blairs Creek Mobile Home Park, helping you determine if it's the right place for your next home in Smithfield, VA.
Blairs Creek Mobile Home Park is conveniently located at 11555 Cindale Dr, Smithfield, VA 23430, USA. This address places it within the picturesque and historically rich town of Smithfield, nestled in Isle of Wight County, Virginia. Smithfield is renowned for its charming downtown, historic architecture, and, of course, its famous hams. The park's location offers residents a blend of peaceful suburban living with good access to local amenities and the wider Hampton Roads area.
Smithfield provides a welcoming small-town atmosphere while still being within a reasonable driving distance of larger cities and employment centers. From Blairs Creek Mobile Home Park, residents can easily access:
- Historic Downtown Smithfield: Just a short drive away, the charming downtown area offers unique shops, local restaurants, the Isle of Wight County Museum, and the historic Old Courthouse. It’s a great place for leisurely strolls and community events.
- Local Shopping and Dining: Smithfield provides essential services including grocery stores (like Food Lion and Harris Teeter), pharmacies, and a variety of dining options from casual eateries to more upscale restaurants.
- Recreational Opportunities: The area boasts several parks, including Windsor Castle Park, which offers walking trails, a dog park, a natural play area, and access to the Pagan River for kayaking and fishing. Golf courses are also nearby.
- Schools: The park is located within the attendance zone for Isle of Wight County Public Schools, providing educational options for families.
- Commuter Access: While maintaining a tranquil setting, Smithfield offers reasonable access to major roads connecting to Suffolk, Newport News, Chesapeake, and Norfolk. This makes it a viable option for those commuting to various parts of the Hampton Roads metropolitan area for work or other needs. Route 10 and Route 258 are key arteries connecting Smithfield to surrounding areas.
- Military Installations: Given its proximity to the broader Hampton Roads region, Blairs Creek Mobile Home Park can be a convenient location for military personnel stationed at nearby bases, offering a more serene residential environment away from direct base areas.
The location in Smithfield offers a desirable balance: the quiet charm of a historic town coupled with the necessary conveniences and accessibility to larger regional opportunities, making it an attractive spot for many Virginia residents.
As a mobile home park, Blairs Creek Mobile Home Park primarily offers lot rentals to residents who own their manufactured homes. While detailed public information on specific, day-to-day services beyond the basics is often limited for such communities, standard offerings typically include essential infrastructure and management oversight. Based on general industry practices and community feedback, the following services would be expected:
- Lot Rentals with Utility Connections: The core service is the provision of individual lots for mobile homes. Each lot would come equipped with established hookups for essential utilities, including:
- Water and Sewer: Connections to municipal or private water and sewer systems are standard for each lot, ensuring reliable access to these crucial services.
- Electricity: Each mobile home lot would have individual electrical hookups, allowing residents to connect to the local power grid.
- Road Maintenance: The park management is typically responsible for maintaining the internal roads within the community. While a review mentioned concerns about "roads," this highlights that it is a service area management is expected to address.
- Common Area Maintenance: Upkeep of shared areas such as green spaces, park entrances, and other communal grounds falls under the responsibility of park management. The review's mention of "grass shrubbery" also points to this aspect of service.
- Waste Management: Regular trash collection services are a fundamental offering in residential communities like mobile home parks, contributing to the overall cleanliness and resident convenience.
- On-Site or Responsive Management: While feedback indicated some challenges with "public relations communicating," the presence of a management entity (Franklin Management, as mentioned in a review) implies a system for addressing resident concerns and managing the park's operations, including repairs to properties.
It is important for prospective residents to inquire directly about which utilities are included in the lot rent versus those that are the resident's responsibility, and to understand the park's procedures for maintenance requests and communication with management.
Blairs Creek Mobile Home Park, like any established community, has distinct features and highlights that shape the living experience for its residents. While some aspects of management have faced criticism, the intrinsic strengths of the community often lie in its inherent characteristics and the people who call it home.
- Friendly Community Atmosphere: A significant and consistently praised highlight is the warmth of the residents. One review explicitly states, "I love this place so much the people there are so sweet." This indicates a strong, positive interpersonal dynamic within the park, fostering a welcoming and supportive neighborhood environment. This community spirit is invaluable for a pleasant living experience.
- Peaceful Residential Setting: Located in Smithfield, the park offers a quieter, more suburban residential feel compared to dense urban environments. This can appeal to those seeking a peaceful home environment away from constant city noise and traffic.
- Affordable Housing Option: Mobile home parks typically present a more affordable housing solution than traditional stick-built homes or many apartment complexes in the region. This affordability, combined with the ability to own one's home (while renting the lot), offers a valuable entry point into homeownership for many Virginians.
- Potential for Improvement: Despite past challenges with management communication and maintenance, the recognition that the parks "all have potential to be very nice places" suggests an underlying quality in the community's layout and homes. This indicates a foundation for future improvements that could further enhance the living experience.
- Individual Home Ownership: For residents who own their mobile homes, this offers a sense of stability and the ability to personalize their living space, unlike renting an apartment.
- Established Neighborhood: As an existing mobile home park, Blairs Creek provides an established neighborhood structure, which can offer a sense of familiarity and continuity for residents.
- Convenient Smithfield Location: As previously discussed, the park's location in Smithfield provides excellent access to local amenities, historic sites, schools, and commuting routes to other parts of Hampton Roads, balancing quiet living with practical convenience.
These highlights, particularly the friendly resident community, contribute significantly to the appeal of Blairs Creek Mobile Home Park as a place to live in Smithfield.
As a mobile home park that primarily deals in long-term lot rentals, Blairs Creek Mobile Home Park typically operates on a monthly rental fee structure rather than offering short-term "promotions" in the retail sense. Information on specific financial incentives or special offers is not generally advertised publicly for such communities but would be discussed directly with prospective residents. However, inquiries about the following types of considerations are always advisable:
- Current Lot Rent and Fees: The most important "offer" will be the current monthly lot rental rate and any associated fees (e.g., utility charges, community fees, pet fees). These rates can vary based on lot size, location within the park, and market conditions.
- Included Utilities: Clarify which utilities (water, sewer, trash, etc.) are included in the monthly lot rent and which are the resident's responsibility. Sometimes, bundling these can represent a form of savings.
- Lease Terms: While many mobile home parks offer month-to-month leases, some might have options for longer-term leases (e.g., 6-month or 12-month) that could potentially offer stable pricing or minor incentives, though this is less common for lot-only rentals.
- New Resident Incentives: Occasionally, if a park has several vacant lots they are trying to fill, they might offer a small incentive for new residents, such as a waived application fee or a slight reduction in the first month's rent. This is not widely advertised and would need to be confirmed directly.
- Referral Programs: Some communities offer a referral bonus to existing residents who bring in new residents, which can indirectly benefit the community as a whole.

Most importantly, the strong emphasis on a "sweet" and friendly community, as highlighted by resident reviews, indicates a welcoming and supportive neighborhood environment. For locals who value genuine connections with their neighbors and a sense of belonging, Blairs Creek offers a place where community ties can flourish. While past managerial challenges have been noted, the inherent friendliness among residents creates a foundation for a pleasant living experience, demonstrating that the heart of this community beats strongly through its people. This combination of location, affordability, and a friendly atmosphere makes Blairs Creek Mobile Home Park a suitable and appealing choice for many Virginians seeking a place to call home.
Customer Reviews
From what I've gathered Franklin management owns 90% of the mobile home parks in the area. They do a terrible job of public relations communicating and repairs of their own properties roads grass shrubbery constantly adding more cost to live within the parks. Have going to the corporate office in Newport News the clerks at the desk do not have the ability to effectively to communicate with people or understand what you're talking about they seem to be lost. It's a shame because they all have potential to be very nice places but it's like a concern for human life that Franklin management seems to exude from their presence
I love this place so much the people there are so sweet
