Red Oaks Mobile Community About
Are you a Virginian exploring affordable and community-focused living options in the charming town of Smithfield? Red Oaks Mobile Community offers a potential place to call home, nestled in a convenient and established area. For those seeking an alternative to traditional housing, mobile home parks often present a more accessible path to homeownership, providing a unique blend of independent living within a neighborhood setting.
Red Oaks Mobile Community, like many properties in the region, is managed by Franklin Management. Long-term residents offer insights into the community's evolution, with some noting changes under current management. However, within these observations, there's a clear vision from residents for what could make Red Oaks truly shine. One resident’s proactive suggestions highlight the potential for enhanced family amenities: "If everybody would do their part & keep up their trailer & yards, and they put a park out here for the smaller kids & a basketball hoop up towards the front of the park for older children it would be nice. Also have Sunday evening movies in the field for families (just bring your blankets & snack)." This feedback speaks to a desire for a vibrant, family-friendly atmosphere, suggesting a community poised for positive development and resident engagement.
While the community continues to evolve, the underlying appeal of a mobile home park often lies in its affordability and the opportunity to create a personal space. Red Oaks Mobile Community in Smithfield invites you to consider its potential as your next peaceful abode in the heart of Isle of Wight County. This article will delve into what Red Oaks Mobile Community currently offers and its promise for future enhancements, providing local Virginians with valuable insights.

The community’s setting on White Oak Drive suggests a residential area, likely offering a quieter environment away from major thoroughfares. However, its proximity to the broader Smithfield area ensures that residents have easy access to daily necessities and local attractions:
- Smithfield Town Center: Just a short drive from Red Oaks Mobile Community, Smithfield's town center provides grocery stores (such as Food Lion), pharmacies, local businesses, and a variety of dining options. The charming historic downtown offers unique shops, art galleries, and waterfront access, perfect for leisurely strolls.

Mobile home parks, including Red Oaks Mobile Community, provide fundamental services geared towards facilitating comfortable and functional living for their residents. While specific detailed lists of amenities aren't always publicly exhaustive, the core offerings generally focus on the infrastructure and utilities necessary for a well-maintained community. Based on the nature of mobile home parks and general industry practices, Red Oaks would be expected to provide the following essential services:
- Lot Rentals: The primary service offered is the rental of individual lots to residents who own their mobile homes. These lots are designed with the necessary hookups for utilities.
- Utility Hookups: Each mobile home lot typically comes equipped with connections for essential utilities:
- Water: Access to a reliable water supply (either municipal or well water) is a standard offering.
- Sewer: Connection to a sewer system (either municipal or a community septic system) is provided for wastewater disposal.
- Electricity: Individual electrical hookups are available, allowing residents to set up their accounts with local power providers (such as Dominion Energy in this region).
- Trash Collection: Regular trash pickup services are commonly provided within mobile home communities, contributing to the cleanliness and overall upkeep of the park.
- Road Maintenance: The internal roads within the mobile home park are generally maintained by the park management, ensuring accessibility for residents and visitors.
- Common Area Upkeep: While resident feedback suggests areas for improvement, a basic level of maintenance for common areas and landscaping is typically part of a park's services. Residents' desire for a "park out here for the smaller kids & a basketball hoop" indicates a community that values shared spaces.
- On-Site or Responsive Management: As managed by Franklin Management, there would be a system in place for residents to communicate concerns, request repairs, and address administrative matters, even if communication processes have been a point of past feedback. Responsive management is key to addressing resident needs, as highlighted by the resident who wished for more communication and repairs.
The fundamental aim of these services is to provide a stable and managed environment for residents to live comfortably in their mobile homes.
Red Oaks Mobile Community, despite some noted management challenges, holds several inherent features and potential highlights that contribute to its appeal as a living option in Smithfield, VA. These aspects speak to the community's potential and current offerings for residents:
- Affordable Living Opportunity: One of the primary advantages of mobile home parks is the affordability they offer compared to traditional housing. Red Oaks Mobile Community provides a more accessible path to homeownership or stable long-term renting in a desirable area of Virginia, a significant draw for many locals.
- Quiet Residential Setting: Located on White Oak Drive in Smithfield, the community likely offers a quieter, more suburban or semi-rural living environment. This can appeal to those who prefer less traffic and noise than more densely populated areas, providing a peaceful retreat after a long day.
- Established Community: Having been in operation for an extended period (with a resident noting 14 years of living there), Red Oaks Mobile Community is an established neighborhood. This often means a sense of stability and familiarity among residents.
- Potential for Community Amenities: While not currently present to the extent desired by some residents, the suggestions for "a park out here for the smaller kids & a basketball hoop" and "Sunday evening movies in the field for families" highlight a strong community desire for shared spaces and activities. This indicates a potential for future development and a community eager to engage if these features were added.
- Individual Home & Yard Responsibility: The resident comment "If everybody would do their part & keep up their trailer & yards" points to the individual responsibility aspect of mobile home living. This allows residents to personalize and maintain their own spaces, fostering a sense of pride in homeownership and individual property upkeep.
- Convenient Smithfield Location: The park's address in Smithfield provides convenient access to the town's charming downtown, local shops, grocery stores, and restaurants, offering a blend of small-town charm and necessary amenities.
- Commuter-Friendly Access: Its location facilitates an "easy commute to the Peninsula or Southside," which is a crucial advantage for residents working in the broader Hampton Roads region, making it a practical choice for workforce housing.
As a mobile home park focused on long-term lot rentals, Red Oaks Mobile Community typically operates with a standard monthly lot rent structure rather than offering frequent "promotions" or "special offers" in the retail sense. The value proposition is often built into the long-term affordability and included services.
However, prospective residents should always directly inquire about the following when considering Red Oaks Mobile Community:
- Current Lot Availability and Pricing: The most critical information will be the current monthly lot rent for available spaces and any associated fees (e.g., security deposit, application fees). This information can fluctuate based on demand and park occupancy.
- Included Utilities: Confirm precisely which utilities are included in the monthly lot rent (e.g., water, sewer, trash pickup) and which ones residents are responsible for (e.g., electricity). This clarity helps in budgeting and understanding the true cost of living.
- Lease Terms: Inquire about the length of lease terms offered (e.g., month-to-month, 6-month, or 12-month). Longer lease terms might sometimes offer more stable pricing, though this is not always the case with mobile home park lot rentals.
- New Home Placement Incentives (if applicable): If you are considering purchasing a new mobile home and placing it in the park, occasionally parks may offer incentives related to site preparation costs or a temporary reduction in initial lot rent to encourage new home placements. It's always worth asking if such programs exist.
- Community Guidelines: While not a "promotion," understanding all "Rules and Regulations" (as mentioned in public data) is essential. Transparency about resident responsibilities (e.g., yard maintenance expectations) ensures a clear understanding of what's expected for maintaining a pleasant community.

My wife and I were looking at a double wide home there and haven't made a decision yet. It will have an impact on the purchase of the home so to be fair we need a little more information about the community.
I have lived in the Red Oaks Community for the last 10 years and I just LOVE it out here! No one bothers you and the neighbors watch out for one another!
Run down trailer park. Customers complain about water pressure or no water all day, and the management will not inform you of anything. Poorly ran management.
