Manufactured homes have evolved to offer modern designs and a comfortable lifestyle, appealing to a diverse range of residents. As you delve into your housing options in Kokomo, understanding the nuances of a community like Bon Air is crucial for making an informed decision about where to plant your roots in the Hoosier State.

For locals in Kokomo, Indiana, considering Bon Air mobile home park as a housing option, a comprehensive understanding of both its potential advantages and significant challenges is crucial. On the surface, manufactured home communities like Bon Air can offer a more financially accessible route to housing compared to traditional homes, which is a major draw for many Hoosiers seeking affordable living. Its location on N Apperson Way provides decent access to Kokomo's general amenities and burgeoning employment opportunities.
However, the overwhelming and consistent negative feedback from multiple residents paints a concerning picture of the actual living experience at Bon Air. Reports of persistent and unresolved infrastructure problems (sewer backups, water outages), frequent and significant rent increases without corresponding improvements, and a severe lack of proper community management and maintenance raise serious red flags. The descriptions of unruly behavior, a lack of community spirit, and an unresponsive management that allegedly uses aggressive fee collection tactics while neglecting fundamental property upkeep suggest a difficult environment for residents.
Therefore, while Bon Air may present an initial "affordable" entry point (especially with short-term promotions), the long-term financial burden (due to rent increases and high potential for self-funded repairs) and significant quality of life issues (maintenance, safety, community atmosphere) should be carefully weighed. For Indiana residents, tenant rights in manufactured home communities do exist, but as one reviewer noted, enforcing these rights may require legal action, which can be difficult for those on tight budgets. Prospective tenants should exercise extreme caution, thoroughly inspect any home and lot before committing, seek clear written agreements for all terms and maintenance responsibilities, and ideally, speak directly with current residents if possible, beyond online reviews. Based on the provided information, Bon Air appears to be a challenging living situation for many, and prospective residents should be prepared for potential difficulties. It may be best suited as a very temporary solution for those with extremely limited options, and even then, with full awareness of the reported issues.
The sewers backed up most of the time.We don't have water sometimes with no nothing ever gets fixed around here however the lotrent gets raised Said that's the going rate for a home is a $1000.I can get a nice home for a thousand dollars and not have to straighten my pictures every day because a people thumping their music. The kids are outta control and cuss like sailors with no guidence god forbid dont drive through tue kids will push another kid in front of you car and cuss you lets not talk about tue cat piss smell hope youre. If you call management youre told they cant help it if you can get them on the phone
May 07, 2024 · ChuckThe trailer park is run down, & they raise your rent every time you re-sign your lease. They also claim they are beautifying the neighborhood, but no work is ever done. The kids in this community are poorly behaved, & the parents are no better. The neighbors are horrible, & rude. No sense of "COMMUNITY" here at all. Save your money & find a better place to live, because it is an absolute nightmare. Too many rules, & not enough upgrades for the cost of rent. DO NOT MOVE HERE. 0/10, DO NOT RECCOMEND!!!
Aug 09, 2023 · Raelle HennesseyFairly peaceful place to reside in. Since the current management has been at the helm, we have had a lot less problems with thieves and drug traffickers than we did in the past. It has three convenient stores within easy walking distance from the trailer court (one being right scross the street). Been living here for years.
Jun 02, 2023 · Practicedummy ThePinballLordIna is a great manager! Very welcoming and homey place to live. Great place for family.
Mar 23, 2025 · RobinOkay for starters the community pictures are false, those are paid actors , and the grass isn't that green. There's a 75$ late fee for paying after the 5th which is Ridiculous. During a time where everything is expensive because of inflation you would think the management would adjust that by lowering the cost but they haven't & probably won't. There's only 1 & a 1/2 speed bumps but 4 streets, and oh I forgot . If you do pay after the 5th, because sometimes bills fall on top of each other and you can't pay all the bills at once. You'll be getting a pay or quit notice on your door even if you only owe for the current month which again, is Ridiculous! AND don't let'em take you to court. Because not only will you have to pay what you owe, but THEY'RE Attorney fees on top of everything which is about 400$. And Lastly, The feral cats are completely out of control, and management says don't feed them. It's easier said then done , and they don't have cats crying at the door for food, or almost running into the house when you try to leave because they're hungry. Other then that bon air is a cool place to live if its your last option. No I don't live there currently, I lived there in the past. But I still visit my friends and family who do and it's still the same bs going on.
