Forest Lodge Mobile Home Park About
For many Hoosiers across Indiana, finding a housing solution that offers affordability and a place to call their own is a significant goal. Manufactured home communities, often colloquially known as mobile home parks, can present a distinct alternative to traditional stick-built homes or apartment rentals. These communities typically involve owning the manufactured home itself while leasing the land it sits on, often at a seemingly more attractive price point. In Kokomo, Indiana, Forest Lodge Mobile Home Park is one such community located at 3569 N 00 E W. This article aims to provide a clear, engaging, and factual overview of Forest Lodge Mobile Home Park, critically incorporating significant insights directly from publicly available resident experiences. Our goal is to help prospective residents in Indiana make thoroughly informed decisions about their housing journey.
While manufactured homes have advanced in design and efficiency, the actual living experience within a park can vary greatly based on management, infrastructure, and community dynamics. The allure of a mobile home park often includes the promise of lower entry costs and manageable monthly expenses. However, as with any housing choice, it is paramount for prospective residents to gain a complete picture of what life in a specific community truly entails. When exploring options in Kokomo, understanding the nuanced reality of a community like Forest Lodge, particularly through the lens of current and past residents, is crucial for making a decision that aligns with your expectations for comfort, safety, and community well-being in the Hoosier State.
Forest Lodge Mobile Home Park is located at 3569 N 00 E W, Kokomo, IN 46901, USA. This address places the community within the city of Kokomo, Indiana, a city with a notable industrial heritage and a range of local amenities. The designation "N 00 E W" often refers to a north-south county road on the east/west line, suggesting it may be on the outskirts but still within Kokomo's broader reach.
The park's location offers residents general access to various essential services and local attractions. From 3569 N 00 E W, residents would typically find grocery stores, healthcare facilities, and schools within a reasonable driving distance. Kokomo offers a diverse array of local highlights, including city parks, dining establishments, and retail options. For example, Kokomo’s downtown area features local shops and eateries, and various public parks like Highland Park provide recreational opportunities. The presence of major employers in Kokomo, including large automotive manufacturing plants, contributes to the area’s economic landscape. While not directly on a major state highway, its position within Kokomo suggests that residents can still connect to the city’s resources. However, without more specific public transportation information, personal vehicle reliance might be higher for this particular location.
Mobile home communities typically offer core services related to lot rental and common area maintenance. While this is the general expectation, detailed resident reviews for Forest Lodge Mobile Home Park highlight significant concerns regarding the quality and consistency of these services:
- Lot Rental: Residents pay a monthly lot rent for their designated space. However, reviews indicate rent prices are increasing, with concerns about future hikes due to the new Battery Plant in the area.
- Utility Connections: Homes are equipped with utility hookups. However, there are serious complaints about the safety and functionality of these systems, with one resident reporting their "wiring caught on fire" and "most of the stuff don't want to work" due to the landlord allegedly "reusing things for trailers."
- Maintenance and Infrastructure: Residents report a severe lack of upkeep. This includes "sewers backed up most of the time" and inconsistent "water sometimes" with "nothing ever gets fixed around here." Issues with water damage and mold are also explicitly mentioned, with one resident stating that after a dead tree fell on their trailer, the damage was only "half asked patched together," and the landlord "collected an insurance check" without fully addressing the issue or concern for safety.
- Waste Management: Concerns are raised about improper waste disposal, with the "landlord likes to clean out the pond and put it in the dumpsters."
- Management Responsiveness and Professionalism: Residents report extreme difficulty in communicating with management ("If you call management you're told they can't help it if you can get them on the phone"). There are strong accusations of unprofessional conduct, including the landlord "steals from people" regarding security deposits, refusing to return full deposits despite homes being left "spotless." Concerns about "bed bugs" upon move-in that took extensive complaining to address, and the landlord's alleged "picking through windows," also contribute to a perception of severe unprofessionalism.
While mobile home parks often promote a sense of community and ease of living, resident feedback for Forest Lodge Mobile Home Park paints a challenging picture of its features and environment:
- Lack of Quiet Environment: Despite the common desire for peace, residents state, "It's not a quiet place to live" due to "loud car slamming" and people "speaking loud."
- Not Kid-Friendly / Unsafe Play Areas: A major recurring concern is the park's unsuitability for children. Residents explicitly state it's "not kid friendly" and there's "no fun place for kids to play because it's unsafe." The landlord allegedly lacks funds for proper playground mulch, and "if he says that they're fixing on getting that worked on they never will." There are also complaints about the landlord actively "stops you" from helping kids cool down with water on hot days, "takes the fun out of it."
- Unsafe Conditions: Beyond the lack of safe play areas, reports of faulty wiring leading to fire, and management's refusal to remove a "extremely dangerous dead tree" that subsequently fell on a trailer, highlight serious safety concerns within the park.
- Rising Rent Prices: As mentioned, rent is increasing, with speculation that it's tied to the new Battery Plant, making the already challenging conditions potentially less affordable.
- Unprofessional Neighbor Relations/Community Spirit: Concerns about the overall atmosphere are prevalent. Beyond noise, residents mention a general "unhappy place to live" and a lack of support for positive community interaction.
- Mold Issues: A direct warning to "watch out for MOLD!!!!" indicates a significant health and safety hazard within homes.
Publicly available information, including the provided reviews and general searches, does not indicate any current promotions or special offers for Forest Lodge Mobile Home Park. In general, well-managed manufactured home communities might offer incentives such as:
- Reduced security deposits.
- Move-in specials (e.g., discounted first month's rent).
- Referral programs.
- Assistance with home financing or purchase.
Given the significant concerns raised by residents regarding management practices and the overall condition of the park, it is highly unlikely that any promotional offers would outweigh the documented risks. Prospective residents would need to contact the park directly to inquire about any current deals, though this is strongly advised to be done with extreme caution.

Based on resident feedback, potential tenants should be aware that reaching management or receiving satisfactory responses to concerns may be challenging. Any communication should be well-documented.
For locals in Kokomo, Indiana, who are considering Forest Lodge Mobile Home Park as a potential housing option, the overwhelming and consistent negative feedback from multiple residents paints a stark and concerning picture. While manufactured home communities often present an affordable housing alternative, the severe issues reported at Forest Lodge suggest that the living experience falls far short of even basic expectations for safety, comfort, and professionalism.
The recurring complaints about unsafe and malfunctioning utilities (wiring, water), persistent sewage problems, unaddressed property hazards (dead trees, bug infestations from abandoned homes), and a complete lack of safe and appropriate play areas for children are major red flags. Furthermore, the allegations of highly unprofessional and potentially unethical management practices – including refusing to return deposits, only "half-assed" patching up significant damage, general unresponsiveness, and even alleged "picking through windows" – indicate a potentially hostile and exploitative environment. The consistent increase in rent despite a decaying infrastructure and poor living conditions makes this community appear to offer diminishing value over time.
In Indiana, tenants in mobile home parks have certain rights, including the right to a habitable living space and proper maintenance. However, the reviews suggest that residents at Forest Lodge may face significant challenges in exercising these rights, potentially requiring legal action, which can be a burden for those seeking affordable housing.
Given the totality of the resident feedback, Forest Lodge Mobile Home Park is not recommended as a suitable place to live for locals in Kokomo, Indiana. The documented issues present significant risks to safety, health, and financial well-being. Prospective tenants are strongly advised to save their money and seek other housing alternatives in Kokomo that can offer a genuinely safe, well-maintained, and professionally managed living environment. As one reviewer eloquently put it, "Save your money & find a better place to live, because it is an absolute nightmare. Too many rules, & not enough upgrades for the cost of rent. DO NOT MOVE HERE. 0/10, DO NOT RECCOMEND!!!"

Not a nice place to live an it's not quite... Not kid friendly an the rent prices is going up..It is not a quiet place to live there is loud car slamming people like to speak loud an the landlord likes reusing things for trailers so you need to watch out for your wiring ours caught on fire most an most of the stuff don't want to work the landlord likes to clean out the pond and put it in the dumpsters trailer 71 likes the flood sometimes and there is no fun place for kids to play because it's unsafe the only way for that place to have any fun is if he has mulch and he does not have the money to put any down so there is no park for kids to play and if he says that they're fixing on getting that worked on they never will. And if you do not pay your rent on time he will take you to court it's an unhappy place to live... When it comes to a hot hot summer days an u just want to help other kids cool down he stops you an takes the fun out of it, there is just no place for kids to play at all here in the park. Watch out I've heard it from other people that the landlords like to pick in through windows..If I post this now then you don't see this know more that means he made us take this down I'm just putting all this out there so you will not make the mistakes of moving in that park an to warned you that he is planning on raising the rent up because of the Battery Plant.oh yeah and watch out for MOLD!!!!!
I would never recommend is place. It's a dump, they barely keep up with maintenance. Very unprofessional. My dad put a deposit down and first month's rent with his first big chec from social security, a little over 1200$ total...lived there for about a year and when it was time to moves, he shook hands with him and gave him his word to give him back his damage deposit, cleaned that place spotless, mowed grass one last time, everything from a to z was done and he only wanted to give him half of his deposit back. He pocketed it for his own greed. He swears by God but treats and steals from people. But let's not talk about how there were bed bugs there when my dad first moved in and after complaining and complaining he finally dis something about it. The place is half asked patched together, he also refused to remove a extremely dangerous dead tree and when it fell going through my dad's trailer, wht happened patched it and he collected an insurance check.not giving a damn if someone could've been killed . If you want to keep up a well maintained home, with honest people...this is not the place for you. He will scam and lie and cheat you out of your money
Just getting moved in so far I believe it's going to be a nice place to live some things I dont agree with but it's one of them things that to make it way you expect ...you have do what you have to do make a clean happy home .
Great place to live. It's a very quiet place and the owner actually cares about you and your opinion.
Poor. Might as well b a senior community. Dont move here if u have kids. Fun is not allowed here.
