Broadview Communities 301 Estates About
For South Carolina residents navigating the housing market, finding an affordable and comfortable place to live is a common pursuit. In Dillon, Broadview Communities 301 Estates is a mobile home park that presents itself as an option for those seeking manufactured home living. This article will provide an objective and factual overview of Broadview Communities 301 Estates, based on available public information and customer feedback, to help users in the South Carolina region learn more about this community. We will explore its location, the services it aims to offer, and what current residents have to say about their experience.
Manufactured homes, often referred to as mobile homes, offer a distinct housing alternative, typically providing a more budget-friendly path to homeownership or long-term rental compared to traditional stick-built houses. Broadview Communities, as a company, states its mission is "to transform affordable communities to a place our residents are proud to call home," emphasizing "affordable quality living" and a belief that "everyone deserves to live in a beautiful and peaceful community without breaking the bank." They aim to provide "ideal locations in beautiful neighborhoods with access to green spaces, appealing homes, and ideal locations throughout Kansas, Illinois, North Carolina and South Carolina."
However, customer reviews for Broadview Communities 301 Estates paint a mixed and, in some cases, highly critical picture. One resident describes an "extremely disappointing experience," citing "terrible shape" homes and unsatisfactory management. This review mentions a previous manager who allegedly "stole from us" and unaddressed promised repairs. While a former manager named Melissa was "fantastic," current management, specifically "Jay," is described as "absolutely the worst," with an incident of him "belittling a new employee" being overheard. Concerns are raised about "raising the rent without making any improvements or fixing existing issues," poor road conditions, and a lack of amenities. This resident "strongly suggest looking elsewhere." Another review echoes the sentiment regarding rent increases, stating that "rent keeps going up and people is constantly moving out because of her" (referring to a manager named Jennifer Fore), with a specific jump "from $850 to 1,048 for what." This review also highlights a concern about signed contracts for lower rent, leading to the conclusion that "All they want is ur money." These reviews indicate significant challenges in resident satisfaction and property management at Broadview Communities 301 Estates.
Broadview Communities 301 Estates is located at 302 Hovie Ct, Dillon, SC 29536, USA. Dillon, the county seat of Dillon County, South Carolina, is situated in the northeastern part of the state. The area offers a blend of rural charm and access to some essential local amenities.
The park's specific address on Hovie Court suggests a residential setting within Dillon. Public information from Broadview Communities highlights that 301 Estates is "conveniently situated only 30 minutes from Florence, S.C.," which offers "easy access to urban amenities." This proximity to Florence, a larger city, is a notable advantage for residents seeking more extensive shopping, dining, entertainment, and employment opportunities.
Within Dillon itself, the community is positioned to provide access to local necessities. Broadview Communities states that "McLeod Dillon Hospital and ER are a 10-minute drive away," ensuring convenient access to healthcare. For daily needs, "a variety of stores, such as IGA of Latta, Dollar General, Walmart, CVS, and Walgreens, are all within a 10-15 minute radius." This suggests that grocery shopping and pharmacy needs are well within reach. The location is also described as being near "Latta and Dillon High Schools," indicating potential accessibility to local education. While direct public transportation access isn't explicitly detailed, the proximity to various services suggests a manageable location for local users.
Based on Broadview Communities' general business model and information specific to 301 Estates, the park aims to provide various services for its manufactured home residents. However, it's crucial to consider these in light of the customer reviews provided.
- Manufactured Home Lot Rentals: The core service is the provision of lots for manufactured homes. Broadview Communities often offers both homes for sale and homes for rent within their communities, with lot lease fees being a standard component.
- Community Management: The park operates under a management team responsible for the overall administration of the community, including rent collection, addressing resident inquiries, and enforcing community rules. However, reviews indicate significant issues with current management responsiveness and professionalism.

Specific units listed for rent may include features like refrigerators, central AC/heating, washer/dryer hookups, stoves, and ovens.
- Infrastructure: The community is stated to have "paved roads and streetlights." However, customer reviews explicitly contradict this, mentioning "roads are in poor condition."
- Access to Green Areas: The broader Broadview Communities description mentions "access to green spaces" and "beautiful lush green areas."
- Proximity to Schools: The community is marketed as being "near parks and recreation" and part of a school district that includes Latta High School and Dillon High School.
Based on the provided information, including both company marketing and direct customer feedback, the features and highlights of Broadview Communities 301 Estates present a mixed picture.

- Rent Increases Without Improvements: A significant complaint is the continuous rise in rent without corresponding improvements to the homes or community infrastructure. Concerns about contract violations regarding rent are also raised.
- Poor Road Conditions: Directly contradicts marketed features, with residents stating "roads are in poor condition."

- High Resident Turnover: Attributed to rent increases and dissatisfaction, with "people constantly moving out."
As a mobile home park that offers rentals, Broadview Communities may have promotional offers to attract new residents. Public information indicates that Broadview Communities does offer specials. For example, one listing for a unit at 301 Estates (306R Walker Ct, Dillon, SC 29536) mentions a "MOVE-IN SPECIAL | 1/2 off 1st month's rent* | Limited Time Offer." They also sometimes advertise "No application fee."
However, given the significant negative feedback regarding rent increases and management issues, prospective tenants should exercise extreme caution and thoroughly review any rental agreements or special offers. It is crucial to understand the full terms, including any clauses regarding rent increases, and to obtain all promises in writing.

Additional contact information, including an email address (scleads@broadviewcommunities.com), is sometimes listed on Broadview Communities' broader website for their South Carolina properties. When evaluating Broadview Communities 301 Estates for suitability for South Carolina locals, a comprehensive and cautious approach is necessary, weighing both the marketed benefits and the significant concerns raised by current residents. On the one hand, the location in Dillon offers practical advantages: proximity to local essentials like grocery stores, healthcare facilities (McLeod Dillon Hospital and ER within 10 minutes), and local schools (Latta and Dillon High Schools). Its position "only 30 minutes from Florence" also provides access to broader urban amenities without the higher cost of living in a larger city. For those seeking affordable housing, especially manufactured home options, the initial rent prices, when considered without the context of increases, could appear attractive.
However, the suitability of Broadview Communities 301 Estates for locals is severely undermined by the consistent and strong negative feedback from current residents. Allegations of homes in "terrible shape," unfulfilled repair promises, and "poor condition" roads directly contradict the expectation of a "well-maintained" community. The most concerning aspect is the reported behavior of management, described as "unprofessional" and leading to "constant" rent increases without improvements, allegedly even violating signed contracts. This raises serious questions about tenant satisfaction, stability, and the overall living environment.
While the park's location offers undeniable convenience for South Carolina residents in the Dillon area, the numerous and severe complaints regarding management, property conditions, and rental practices suggest that potential residents should proceed with extreme caution. It is crucial for anyone considering Broadview Communities 301 Estates to thoroughly investigate current conditions, review all contract terms (especially regarding rent increases), and seek direct testimonials from existing tenants if possible, beyond those publicly available. For many locals, the fundamental issues highlighted in the reviews may significantly outweigh the locational benefits, leading them to "strongly suggest looking elsewhere" for a more stable and reputable housing solution in South Carolina.
Customer Reviews
I have had an extremely disappointing experience with Broadview Communities. I would give 0 stars if I could. The homes are in terrible shape, and the management leaves much to be desired. To make matters worse, we had a previous manager who stole from us, and repairs that were promised have never been addressed. While Melissa was fantastic during her time here, the current management is a different story. I've only met Larry once, and he seemed nice, but Jay is absolutely the worst. During my recent visit to the office to discuss ongoing maintenance issues, I overheard Jay belittling a new employee. This kind of behavior is unacceptable in any workplace.I felt bad for her she was almost in tears. They keep raising the rent without making any improvements or fixing existing issues. The roads are in poor condition, and there are no amenities to speak of. There are much better places to rent from, and I strongly suggest looking elsewhere. Do not live at any Broadview location if you can avoid it.
