This mobile home park provides a community-focused environment designed to make homeownership and long-term residency accessible and convenient. While acknowledging that every community faces challenges, Raceway Estates aims to provide a place where residents can establish roots and enjoy the benefits of mobile home living in the heart of Darlington County.
Mobile home parks, or manufactured housing communities, have become an increasingly popular and practical solution for many South Carolinians looking for economical housing without sacrificing space or a sense of community. Broadview Communities, as a management company, works to maintain a living environment where residents can feel at home. This community is particularly appealing to those who appreciate the slower pace of life in a historic town like Darlington, with the added benefit of being close to local amenities and opportunities.
Broadview Communities Raceway Estates is conveniently located at 1500 Thomas Dr, Darlington, SC 29532, USA. This address places the community within the city of Darlington, a historic town known for its racing heritage and Southern charm. Darlington is situated in Darlington County, in the Pee Dee region of South Carolina, making it accessible from various points across the state.
The accessibility of Raceway Estates is generally straightforward for South Carolina locals. Darlington is well-connected by major roadways, including proximity to Interstate 95 (I-95) and US Route 52, which provide direct routes to larger cities like Florence (a short drive away) and Columbia, the state capital. This means residents can enjoy the quiet, community-focused lifestyle of Darlington while still having relatively easy access to regional hubs for employment, shopping, and specialized services. Within Darlington, Thomas Drive provides direct access to the mobile home park. While some internal roads within the community may present challenges, the overall location offers a good balance of local convenience and broader regional connectivity for residents. The park’s setting within Darlington also provides access to local schools, healthcare facilities, and everyday necessities within a short driving distance.
Broadview Communities Raceway Estates aims to provide essential services to its residents, focusing on the core needs of mobile home living. While direct, detailed service lists are often best obtained by contacting the park management, common services provided in such communities typically include:
- Mobile Home Lots for Rent: The primary service is providing individual lots for the placement of manufactured homes. These lots come with necessary hookups for utilities.
- Utility Connections: Residents typically have access to connections for essential utilities such as water, sewer, and electricity at their individual lots. Specific utility providers and billing arrangements vary, but the infrastructure is in place.
- On-Site Management/Maintenance Support: While reviews indicate areas for improvement, mobile home parks generally provide some level of on-site or accessible management for addressing resident concerns, collecting lot rent, and coordinating maintenance requests. Ms. Shannon M. is specifically mentioned in a review for providing amazing support.
- Road Maintenance: Efforts are typically made to maintain the internal roads within the community, though the current condition of roads at Raceway Estates has been noted by residents as a significant area needing attention.
- Waste Management: Access to trash disposal services (e.g., dumpsters or curbside pickup) is a standard offering for residents.
- Community Rules and Regulations: While not a "service" in the traditional sense, established community rules and regulations contribute to maintaining a certain standard of living and foster a more organized environment for all residents.
- Pet-Friendly Policies: Many mobile home communities are pet-friendly, allowing residents to live with their beloved animals (subject to specific rules and potential fees). It's advisable to confirm Raceway Estates' current pet policy.
Broadview Communities Raceway Estates offers several features and highlights that make it a suitable living option for South Carolinians seeking affordable housing in a community setting.
- Affordable Living Opportunity: One of the primary advantages of mobile home parks like Raceway Estates is the opportunity for more affordable housing compared to traditional stick-built homes, either through lot rent for owned homes or through renting mobile homes directly from the park. This makes homeownership or long-term residency more accessible.
- Established Community: Raceway Estates is an existing, established mobile home park, meaning it has an existing community structure and infrastructure in place. This can offer a sense of belonging and stability.
- Individual Home Lots: Residents typically have their own individual lots, providing a sense of personal space and yard area not often found in apartment living.
- Proximity to Darlington Attractions: The park’s location in Darlington provides residents with easy access to local amenities, including shopping, dining, schools, and healthcare facilities. Darlington is famous for the Darlington Raceway, often referred to as "The Lady in Black," providing an exciting local landmark and historical connection.
- Family-Oriented Environment: Mobile home parks often foster a family-friendly atmosphere, providing a community where residents can know their neighbors.
- Accessibility to Regional Centers: While in a smaller town, Darlington's proximity to larger hubs like Florence ensures residents can access broader employment opportunities and services when needed.
- Dedicated On-Site Support (Specific Individuals Noted): Despite broader concerns, at least one individual, Ms. Shannon M., has been specifically praised by a resident for being "amazing," indicating that positive individual support can be found within the management structure.
Specific "promotions or special offers" for Broadview Communities Raceway Estates are not publicly detailed and would typically be handled on a case-by-case basis by the park management. Mobile home parks primarily offer long-term residency, and their pricing structure revolves around lot rent for privately owned homes or rental rates for park-owned homes. However, potential residents can inquire about the following, which may function as a form of "promotion" or benefit:
- New Resident Incentives: When homes become available, the park might offer incentives for new residents, such as a reduced first month's lot rent, waiving certain application fees, or assistance with moving costs. These would be communicated directly by management upon inquiry.
- Home Purchase Programs: If the park sells mobile homes directly, they might have specific financing options or limited-time offers on particular units to encourage sales.
- Referral Programs: Some communities offer referral bonuses to existing residents who bring in new tenants, which indirectly benefits the community members.
- Affordability of Manufactured Homes: The core "promotion" of living in a mobile home park is often the inherent affordability of manufactured homes and lot rent compared to traditional housing. This allows individuals and families to achieve homeownership or stable residency at a lower cost.
- Long-Term Lease Benefits: Inquire if there are any benefits or stable pricing offered for signing a longer-term lease for a lot, as opposed to month-to-month arrangements, which could provide financial predictability.
It is always recommended that interested parties contact Broadview Communities Raceway Estates directly to discuss current availability, pricing, and any specific move-in specials or terms that might be applicable.

Customer Reviews
The only main issues here is the roads are so damaged that people are now driving into residents yards to avoids the holes. I’ve noticed the water company equipment is being damaged because it’s being drove over to avoid the pot holes. Residents are throwing trash along the fields which makes it looks really bad for the property. I’ve been here since August, not all work orders were completed but marked off. Things from previous tenants was left outside that hasn’t been removed. Smoked detector was removed and not replaced before purchasing. The lot rent was increased but the management of the grounds itself I believe wasn’t worth the increase. The delay for assistance is a bit challenging for me. I can only imagine how it is for the elderly out here. Maybe the owners should come view the property to get a better understanding of the residents view point. By the way Ms Shannon M is amazing!!!!
Moved here in September, work had needed to be done to the mobile home. Promises have been made but NOTHING has been done. No one wants to answer the lines when you call and when they do answer they tell you someone will be coming out to you soon. No one has come to put the siding up as of yet. Water is coming in and has the floor getting soft. The roads are horrible, I have therapists and CNA's that come out and no one wants to come on the roads because of the conditions. They say it is damaging their vehicles. They can come and put rent notices but not talk to you. This is sooooo sad. This could be a good place to live if management would put in a little effort.
This trailer park is ok the road is very bad, was advised that they were going to fix it but it hasn't been fix yet. I have live here for 4 years and when it change from raceway to Broadview communities the park has went down alot. Trying to get in contact with someone is ridiculous. I have someone helping me with my rent they will not communicate with the facility to give them the documents they need. It's sad. Rent at your own risk. I prefer someone who will communicate with me especially if I have been a tenant for 4 years.
Not having a good experience here, was promised that the roads would be fixed, nothing happened, Highly disappointed
