Based on the nature of mobile home parks and inferences drawn from resident reviews, Park Terrace Mobile Home Park typically offers a core set of services necessary for the functioning of a residential community. While an exhaustive official list is not publicly detailed, the following services are generally expected or alluded to:

  • Lot Rentals: The primary service provided is the rental of individual lots to accommodate manufactured or mobile homes. This includes providing a designated space and access to utility hook-ups.

  • Utility Connections: The park provides the infrastructure for essential utilities such as water, sewer, and electricity to each lot. While residents typically pay for their consumption, the park ensures the necessary connections are available. A review mentions "yard an trash included," which could imply some utilities like trash are part of the lot rent, though this claim is disputed by the reviewer.

  • Trash Collection: While a resident explicitly states, "took the trash can away" and mentions "trash included" in the rent, this indicates that trash collection is intended to be a service, even if there are current issues with its provision or the associated cost. It's a common service in such parks.

  • Yard Maintenance (Disputed Provision): One review states, "the guy never does the yard work," despite the rent supposedly including "yard." This implies that yard maintenance for individual lots might be intended as a provided service by the park, though its consistent delivery is called into question by the resident.

  • Community Management: The presence of "owners" who interact with residents and set policies implies an ongoing management presence responsible for the park's operation and addressing resident concerns, even if some residents express dissatisfaction with this management.

The features and highlights of Park Terrace Mobile Home Park, based on the provided information, offer a mixed perspective but underscore its fundamental role as a housing option in Florence, SC.

  • Affordable Living Potential: As a mobile home park, its primary highlight is generally the potential for more affordable housing solutions compared to traditional stick-built homes in the Florence area. This can make homeownership or stable long-term rental more accessible.

  • Florence City Location: Its address in Florence, SC, provides residents with access to the amenities of a significant regional city, including shopping centers, dining options, employment opportunities, and medical facilities.

  • Structured Lot System: The mention of "lots 1 thru 46" indicates a clearly defined, parcelled community designed for individual mobile home placement.

  • Established Presence: The park has been in operation for at least "almost 2 years now" under current ownership, suggesting an established presence in the local housing market.

  • Direct Owner Interaction: While some residents express frustration, the direct involvement of "owners Tiny and Brit" implies a direct line of communication with park management, which can be a positive for some residents seeking direct interaction, although this specific interaction is framed negatively in the provided reviews.

Based on the provided customer reviews, there are no traditional "promotions or special offers" advertised for Park Terrace Mobile Home Park. Instead, the reviews highlight a concerning lack of clarity around rental agreements and significant dissatisfaction with the consistency of services and fee structures.

One resident explicitly states, "never got a new contract" and complains about rent going up without clear "policies in rules." Another mentions paying "$225 for lot rent with yard an trash included" but then claims "took the trash can away & the guy never does the yard work." This suggests that even the basic offerings included in the stated rent are not consistently delivered, making it difficult to identify any positive "offers."

Furthermore, the complaints about owners being "horrible," "rude," and refusing "to fix issues including mold, heating an air an etc." directly contradict any promotional message. The phrases "Honestly, it's ridiculous" and "I don't recommend this place for anybody!!!" serve as a strong deterrent rather than an incentive.

Therefore, for Park Terrace Mobile Home Park, the "promotions" to consider are not discounts or special deals, but rather an urgent need for potential residents to conduct extremely thorough due diligence. This would involve demanding a clear, written contract, understanding all fees (including what is definitively included in lot rent), and verifying the consistent provision of services before committing. Any "offer" would be the opportunity to reside in Florence at a potentially lower cost, but this comes with significant reported caveats regarding the value and management of that arrangement.

For inquiries regarding lot availability, rental terms, and to obtain clarification on park policies at Park Terrace Mobile Home Park, prospective residents should use the following contact information. Given the serious concerns raised in customer reviews, it is strongly recommended that any communication be very detailed and that all agreements be confirmed in writing.

  • Address: 212 R Bar M Ranch Rd lots 1 thru 46, Florence, SC 29501, USA

  • Phone: (843) 240-5972

  • Mobile Phone: +1 843-240-5972

When contacting the park, it is crucial to specifically inquire about:

  • Availability of current, written lease contracts that clearly outline all terms and conditions.
  • The exact amount of lot rent and a detailed breakdown of what services (e.g., trash collection, yard work) are definitively included in that fee.
  • The park's policies and rules, and how they are communicated and enforced.
  • The process for maintenance requests and addressing issues like mold, heating, and air conditioning, and a clear understanding of owner responsibility.
  • Any additional fees not covered by the stated lot rent.

It would also be advisable to ask about the possibility of speaking with current residents, if permitted, to gain further insight into their experiences with management and services.

For South Carolina locals considering Park Terrace Mobile Home Park, the primary suitability lies in its location within the city of Florence. Being situated in a regional hub provides residents with practical access to urban amenities such as shopping, dining, medical facilities, and potential employment opportunities. For those specifically seeking a mobile home living option in Florence for its affordability compared to traditional housing, the park’s address on R Bar M Ranch Road offers a geographical base within the city.

However, it is critically important for local prospective residents to exercise extreme caution and thorough due diligence before committing to Park Terrace Mobile Home Park. The consistent and serious negative feedback from current and past residents regarding unclear contracts, unexplained rent increases, dissatisfaction with management ("horrible," "rude," refusing to fix issues), and a lack of consistent service provision (e.g., trash, yard work) are significant red flags. While the concept of affordable housing in Florence is appealing, the reported issues with transparency, maintenance, and owner conduct suggest that the living experience may fall short of expectations. Therefore, while the location offers convenience, the suitability for a local would entirely depend on a clear and legally binding contract that addresses all reported concerns and ensures reliable service delivery, which, based on current reviews, appears to be a significant challenge. Without such assurances, this location would not be suitable for those seeking a stable and well-managed living environment.

Also the owners are rude an everything is over priced. Also, they refuse to fix issues including mold, heating an air an etc.
