WILL PELICAN PALMS VILLAGE BECOME "THE" UPSCALE RVMH GATED COMMUNITY ST. PETE? With the remodel of the community center and the possibility of new pickleball courts will Pelican Palms village become a premium upscale gated community which is located only 3 miles from St. Pete? It certainly is possible. New manufactured homes are beautiful. I purchased one a little over a year ago in PPV. The home has 2B2B and has vaulted ceilings, crown molding, sheetrock ceilings and walls, etc. It feels like you are living in an upscale home. People that visit my home are stunned. In the St. Pete area, small cinderblock homes that were built in the 1960's are listed for $350-400K. The addition of new reasonably priced new manufactured home to the village would be attractive for both the buyer and PPV. The previous owners of the park were adding these new manufactured homes, and I was lucky enough to have purchased one. I have a friend that has an extremely expensive penthouse condo that liked my unit and PPV as a better living environment. Condo owners are looking at huge HOA fees and expenses these days. My friend looked at a few homes in PPV with a realtor, unfortunately no new homes were available. Are manufactured homes safe? My home was built for wind zone 3 (winds up to 110 mph and gusts to 130 mph). Wind zone 4 homes (winds up to 130-mph and gusts up to 150-mph) are also made. For the last 2 hurricanes the only damage that I had was a few curled shingles needed to be nailed down at the apex of my roof. Regarding flooding, during the last hurricane there was 5 inches of rain in one hour and 18 inches of rain in 24 hours and there was no flooding. I am not aware of the park ever flooding. Things I would like to see added to the park for the remodel: * Water aerobics, yoga, stretching, massage and weight training classes offered. * Masseuse/chiropractor table * Pickleball court and cornhole/horseshoe lane (for plastic horseshoes) * Large outdoor community BBQ Many of these Activities should be initially offered by PPV and then run by an association. All of these ideas are not hard to implement and would improve the living experience of the residents and profitability for PPV. ------------------------------------------- Old review: I like the park, and it is a gated community. The location is great - 3.5 miles from the St. Pete Pier. Also, I do not have to cut the grass. The pool and hot tub facilities are wonderful, and the people are nice. We have BBQ/Karaoke get-together's about once a month. My only complaint is that the clubhouse has been in the process of being remodeled for the last three years. Nobody has worked on finishing the clubhouse in the year that I have lived here. There are a lot of senior people that could really use the clubhouse as some do not have cars and really could use the clubhouse/community center as an exercise/social outlet. If the clubhouse was finished, I would give 5 stars.

Rules and regulations are not being enforced management doesn’t want to get involved with residents concerns or problems and he doesn’t want to give you any information or other phone number to call to help with the situation. My neighbor has a vegetable garden growing with citrus trees for two years now She uses fresh fruit to fertilize the garden with summer approaching i fear infestation of rodents which i have seen already and have gotten under the front of my car. Totally unacceptable. Board of health is my next step. Hey Edith watch your mouth about me slapping Ellen that is not true go ahead and call anybody you want you do bring rodents with your rotten bananas you don’t pick off your tree call the health department on yourself

I've lived in Pelican palms Village mobile home park for 2 years now. It's a great park, very strong community with lots of get togethers. The manager is a great guy, super friendly. Love the pool! Highly recommend this park

I hope things have improved since I managed this place. I was a terribly difficult job. The people who live there are lovely but the owners are not. It was one of the worst experiences because the owner are just so arrogant. They claimed to have seen it all, but they are in their 30s. As a property manager you will have never seen it all. I just got a call from the cable company saying they have not paid the bill for the entire community. They fired me for not being there when I was literally right there and the day before everything closed because of Covid. I knew it was serious when they cancelled bingo.
