This level of personalized assistance can make a significant difference, especially for first-time homebuyers. While some older reviews suggest areas for improvement regarding infrastructure, the positive experiences of recent residents, particularly concerning the management's helpfulness, paint a picture of a community that is actively working to welcome and support its new members. For Ohioans seeking an affordable entry into homeownership within a responsive community, Deer Run Mobile Home Park warrants a closer look.

Based on resident testimonials and common practices in mobile home communities, Deer Run Mobile Home Park offers essential services and a supportive environment for its residents. Key services typically available include:
- Lot Rentals: Residents typically own their mobile homes but lease the land (lot) they sit on. The park provides these individual lots, which include necessary utility hookups (water, sewer, electric connections).
- Mobile Homes for Sale/Rent: Deer Run Mobile Home Park facilitates the sale of manufactured homes, often including "brand new mobile homes" that are "turnkey ready." They may also offer mobile homes for rent on a monthly basis.
- Property Management Support: A significant highlight, as noted by a resident, is the proactive and helpful property management, specifically mentioning "Mary" who assists with the purchase process, answers questions immediately, and offers flexibility with payments like lot rent. This level of responsiveness is a key service for residents.

- Responsive and Supportive Management: The "HUGE blessing" of the property manager, Mary, who provides immediate answers, walks residents through the process, keeps them updated, and offers payment flexibility (e.g., deferring lot rent to the next check), is a significant highlight. This personal touch creates a welcoming and reassuring experience for new residents.
- New and Turnkey Ready Homes: The availability of "Brand New Mobile Homes" that are "turnkey ready" means residents can move into a modern, high-quality home with open concept floor plans and custom touches, providing a fresh start.
- Welcoming Community Environment: The sentiment of feeling "better and more welcome" expressed by a new homeowner suggests a positive and accepting community atmosphere, an important factor for long-term residency.
- Proximity to Salem Amenities: Residents benefit from being located in Salem, OH, which offers a good school system, local shopping centers (Eastgate Shopping Center, Salem Plaza), parks (Centennial Park), and various recreational facilities and local businesses, blending small-town charm with essential conveniences.

Customer Reviews
I JUST got approved to buy a trailer out at Deer Park today. I’m SO excited! Mary has been a HUGE blessing to me, from showing me all the trailers she had available, to walking me through the process, to texting me and keeping me updated, ANY questions I’ve had she answered immediately (and I had tons,) she congratulated me. She had helped me through this entire process and that made me feel even better and more welcome! She also let me buy the trailer today and is working with me and letting me pay my lot rent next check, giving me time to get my electric on. She’s just a great property manager! Great person all around! Thank you for accepting me as a NEWLY home owner to live in your park. I recommend Deer Park to anyone looking to buy their first or 5th home.
The road in and out is horrible.. if I went any slower I’d have been going backwards.. and I was still dragging bottom.. no matter which direction I tried.. I remember a couple years ago they raised the lot rent on the premises of paving the roads. Well they did a half ass chip and seal and never paved anything. Some lots flood with a steady rain. I know 3 people who live there and they all say the same things.. rent always goes up with promises to improve but the conditions always gets worse.. I wouldn’t move there .. run run run.. and don’t look back
If you are looking for a quiet, clean and family oriented mobile home community then this is your place to look. I lived there for a good number of years and had nothing but pleasant experiences. The park was always well maintained so this place isn’t just your typical trailer park. The manager there now will truly treat you like you are part of her own family. Unlike some of the others that came before her. She truly values your opinion and will make sure you’re well taking care of!! So nothing but good things from me!
We recently just bought a house a few miles down the road from the park but we lived there for a little over 5 years! There's really nothing that I can legitimately sit here and complain about. The park was always kept in very good shape. All the tenants that we met over the years have all been super nice and would always be willing to lend a helping hand. Like I mentioned we lived there for over 5 years and in them years we seen a couple different managers and the one that runs the show now is truly an awesome person!! She has helped us out in more ways than I can count! Even thou we don't live there anymore we still touch bases from time to time. We would have lived there for a few more years if we didn't simply just out grow the home we lived in. I would honestly rate this 100 stars if I could just because of the manager that's there now! I would also recommend this park to anyone who is looking for a home!!!
I have lived in this park for 5 years, great place to live, I feel very safe and secure. Our manager Mary Lawson, is the best, one we have had in the time I have lived here, she is kind, very compassionate, and tries to help everyone she can. She cares about the park and the people who live here. I give her 5 stars alone. We have several retired residents that live in the park, including me. The park is very quiet, and everyone just lives their lives, but very friendly atmosphere. Great place to live.
