As a mobile home community, it provides lot rentals for manufactured homes, catering to individuals and families looking for accessible housing solutions. Unlike some parks, Brookwood is not age-restricted (i.e., not a 55 & over park), and accommodates families with children, with school bus service available. It also allows pets, though policies for newer residents may differ. While some residents have expressed concerns regarding ongoing maintenance and utility costs, the park is also recognized for its friendly residents and a desirable "country feeling" that provides a welcome respite from the busyness of town. For Ohioans considering a mobile home lifestyle, Brookwood offers a potentially quiet and community-oriented setting, providing essential services and a managed environment for its residents.
Brookwood Mobile Home Park is conveniently located at 3414 Michelle Dr, New Carlisle, OH 45344, USA. This address places it within the New Carlisle area, a city that offers a blend of small-town charm and a more rural, country-like ambiance. For Ohio residents, the park's location provides a distinct advantage if they are looking to be "away from town" while still maintaining reasonable access to necessary services and amenities.
New Carlisle is situated within the broader Dayton metropolitan area, meaning that while Brookwood Mobile Home Park offers a "country feeling," residents are not entirely isolated. Major roadways are accessible, facilitating travel to Dayton for employment, diverse shopping, healthcare, and entertainment options. This balance allows residents to enjoy the peacefulness of rural living without sacrificing convenience entirely. The local roads leading to Michelle Drive are generally designed to accommodate residential traffic, ensuring relatively easy access for vehicles, including manufactured homes during transport or installation. The school bus service mentioned in reviews further underscores its accessibility for families with children, indicating integration into the local school district's transportation network. This combination of a serene setting and practical connectivity makes Brookwood Mobile Home Park an appealing choice for Ohioans seeking an affordable home in a less urbanized environment.
Brookwood Mobile Home Park provides a range of essential services typical of a managed mobile home community, designed to support the daily lives of its residents. While experiences can vary, the core offerings generally include:
- Lot Rental with Utility Hookups: The fundamental service is the leasing of individual lots where residents can place their manufactured homes. These lots are equipped with necessary connections for utilities such as electricity, water, and sewer. Residents typically manage their individual accounts and pay for their utility consumption.
- Water Service: Water is supplied to the park. However, residents should be aware that water rates can change, as noted in a review indicating a significant increase during the pandemic. Concerns regarding water quality (e.g., arsenic in the water as mentioned in a review) highlight the importance of staying informed through park management and local health authorities.
- Trash Removal: The park facilitates trash collection. Residents received new trash cans from Rumpke (a waste management company), indicating a coordinated trash service.
- Road Maintenance: The streets within the park are noted to be "kept relatively snow-free in winter," suggesting that the park management takes responsibility for basic road upkeep, especially during inclement weather. However, one review implies that general road conditions (e.g., "pothole nightmare") could be an ongoing concern.
- Community Management: The park has a management structure responsible for overseeing operations, enforcing rules, and addressing resident concerns. This includes managing rent increases and communication regarding park conditions.
- School Bus Service: For families, the availability of a school bus pick-up and drop-off within the park is a crucial service, providing safe and convenient transportation for children to local schools.
Prospective residents are strongly encouraged to contact Brookwood Mobile Home Park directly to get the most current and comprehensive details on all services, associated costs, utility billing, and any policies related to park maintenance and resident responsibilities.
Brookwood Mobile Home Park presents a mix of features that define its living experience, appealing to those who prioritize certain aspects of community life and a more rural setting, while also presenting some considerations for prospective residents.
- Country Feeling & Away From Town: A significant highlight is the park's ability to offer a "country feeling" and its location "away from town." This appeals to residents seeking a peaceful, less urbanized environment, characterized by open spaces and a quieter pace of life.
- Friendly Residents: One positive review specifically mentions that the "residents are very friendly." This suggests a welcoming and supportive community atmosphere where neighbors are inclined to interact positively, contributing to a pleasant living experience.
- All-Ages Community: Unlike 55+ restricted parks, Brookwood Mobile Home Park accommodates residents of all ages, including children, as evidenced by the school bus service. This makes it suitable for families looking for an affordable housing solution.
- Pet-Friendly Policy: The park is not "pet free," allowing for cats (which may roam) and dogs. This is a significant feature for pet owners, though newer residents might face different pet policies, suggesting a dynamic in rules over time.
- Snow Removal: A practical highlight is that "streets are kept relatively snow-free in winter," which is a valuable service during Ohio's colder months, ensuring accessibility within the park.
However, it is important for potential residents to be aware of certain aspects mentioned in reviews:
- Concerns Regarding Infrastructure & Maintenance: One detailed review highlighted issues such as "pothole nightmare" driveways, "dangerous trees that hang over trailers" (with concerns about utility company responsibility), and the condition of the "bath house was sort of clean, very run down. Hardly ever hot water." These points suggest potential areas of ongoing maintenance that prospective residents might wish to observe during a visit.
- Utility and Rent Increases: The review noted significant increases in water rates and lot rent, coupled with a perception that "nothing has gotten any better." This indicates a need for transparency regarding pricing and maintenance efforts.
- Tree Removal Impact: The removal of "nearly all the trees providing shade" is a significant change, impacting residents' comfort and potentially increasing electric bills due to higher AC usage.
- Community Dynamics: While some residents are friendly, other comments about "obvious drug users, screaming and fighting" and "kitty gangs" suggest a varied social dynamic that prospective residents should be aware of.
Ultimately, Brookwood Mobile Home Park offers a unique blend of rural living and community, but potential residents should conduct a thorough visit and direct inquiry to ensure it aligns with their expectations for amenities, maintenance, and community environment.
Mobile home parks, like Brookwood Mobile Home Park, typically do not offer traditional "promotions" in the way a retail business might, such as percentage discounts on services or seasonal sales. Instead, their value proposition often centers on providing a more affordable long-term housing option compared to conventional homes or apartments. However, understanding the true cost and value involves more than just the base lot rent.
Based on the provided information, prospective residents should be particularly attentive to:
- Lot Rent Structure and Increases: Reviews indicate that lot rent has seen increases (e.g., "rent was increased 10% in the second year of the pandemic," and "another $25/month rent increase"). It is crucial to inquire about the current lot rent, the frequency and typical percentage of increases, and the legal framework in Ohio governing such increases (Ohio Revised Code Chapter 4781 addresses manufactured home rental agreements).
- Utility Costs: Water rates have also reportedly increased significantly ("nearly 50% the first year of the pandemic"). Prospective residents should ask for detailed information on how water and other utilities (electric, sewer, trash) are metered and billed, and what the historical rate increases have been. The mention of potential higher electric bills due to tree removal is also a factor.
- Pet Policy for New Residents: While pets are allowed, it's noted that policies might be "only for newer residents." Clarify specific pet fees, breed restrictions, or other regulations that may apply to new tenants.
- Lease Terms: Inquire about the length of lease agreements offered (e.g., month-to-month, annual). Longer-term leases can sometimes offer more stability regarding rent increases, as protected by Ohio law.
Since specific "promotions" are not advertised, the "special offer" here is the opportunity to live in a mobile home park that provides basic services and a specific environment at a certain price point. Direct and thorough communication with the park management about all financial aspects and policies is paramount to avoid surprises and ensure the park aligns with your budget and expectations for long-term living.

Brookwood Mobile Home Park in New Carlisle, Ohio, offers a particular type of living experience that can be well-suited for certain Ohio residents. Its location provides a desirable "country feeling," appealing to those who prefer a less urbanized environment and a sense of being "away from town." This rural ambiance, combined with accessible routes, allows residents to enjoy a quieter lifestyle while maintaining connectivity to the amenities of the broader Dayton area.

The presence of friendly residents suggests a community where neighbors can connect and support one another, fostering a sense of belonging. However, prospective residents should approach with a clear understanding of the park's operational realities, including past concerns regarding maintenance, utility costs, and the impact of tree removal. Thorough due diligence, including a personal visit to assess the condition of the park's infrastructure and direct communication with management about all financial aspects and policies, is strongly advised. Customer Reviews
THIS IS NOT a 55 & OVER PARK; there are children living here. The school bus picks some up in the mornings, & drops them off in the afternoons. It is also NOT pet free (only for newer residents); there are cats (that roam) & dogs here. The water rate was raised nearly 50% the first year of the pandemic. The rent was increased 10% in the second year of the pandemic. There really doesn't seem to be any reason for the increase; nothing has gotten any better in the 3+ years we've lived here. AND we just got another $25/month rent increase! Plus they had nearly all the trees providing shade cut down to the ground, so guess whose electric bills will increase with the A/C working harder? There was arsenic in the water the last quarter of 2021, but we weren't told about it until Feb. 24, 2022. Residents did get new trash cans from Rumpke last year. The streets are kept relatively snow-free in winter.
Not a bad place. It's residents are very friendly. This is nice if you want to be away from town. Country feeling.
Great person to work with Clean environment. Quiet, homey, homes are well kept
My sister lives here. And it is a beautiful mobile home park kept very clean.
I'd love to live here, but it's 50 and older. 🤷♀️
