Byrd Mobile Home Park About
For Texans exploring mobile home living in Corsicana, understanding the various options available is crucial. Byrd Mobile Home Park, located at 1801 S Business 45, Corsicana, TX 75110, USA, is one such community. Mobile home parks often present an accessible and often more affordable housing solution compared to traditional stick-built homes, making them a popular choice for many residents across the state.
When considering any residential community, it’s important to gather a comprehensive understanding, including the experiences of current and past residents. This article aims to provide a factual and informative overview of Byrd Mobile Home Park, drawing directly from publicly available information and resident feedback to help prospective tenants make an informed decision. While mobile home living can offer many benefits, it’s essential to be aware of the specific conditions and management practices of each park.
Byrd Mobile Home Park is situated at 1801 S Business 45, Corsicana, TX 75110, USA. This location on Business 45 (a business loop of Interstate 45) suggests convenient access to main thoroughfares in Corsicana. Corsicana is a city in Navarro County, Texas, known for its small-town charm coupled with essential urban conveniences. The park’s position on a business route implies that it is likely close to local businesses, services, and transportation links within the city.
For residents, this means that everyday necessities like grocery stores, pharmacies, dining establishments, and retail options are generally within a short driving distance. Being on a "Business" highway also usually means decent road infrastructure for vehicles, which is an important consideration for mobile home owners. The proximity to Interstate 45 is advantageous for commuters or those who frequently travel to larger Texas cities such as Dallas (approximately an hour north) or Houston (further south). While the immediate surroundings might be commercial, the location offers practical accessibility to the wider Corsicana area.
Based on the provided reviews, the services offered at Byrd Mobile Home Park appear to be primarily focused on the provision of a lot for mobile homes. However, the reviews highlight significant concerns regarding maintenance and landlord responsiveness. It is crucial for potential residents to understand that the basic services typically expected in a mobile home park, such as lot rental, may be accompanied by challenges in other areas, such as property upkeep. Common services in mobile home parks generally include:
- Lot Rental: The primary service, providing a space for residents to place their manufactured home.
- Utility Connections: Essential hookups for water, electricity, and sewer on each lot. The reviews mention that residents pay for trash and sewer services.
- Maintenance (Common Areas): Ideally, park management is responsible for the upkeep of common areas like roads, lighting, and shared infrastructure. However, resident feedback points to significant issues with maintenance inside the rented units.
- Trash Collection: Disposal services for resident waste are typically managed by the park or a designated provider.
It's important to note that while these are standard offerings, the quality and responsiveness of these services, particularly maintenance within the units, are strongly critiqued in the provided customer reviews.
Based on the provided customer reviews, it is challenging to identify positive "features" or "highlights" that would typically promote a mobile home park. Instead, the feedback points to significant negative aspects that prospective residents should be acutely aware of. Rather than conventional highlights, the reviews indicate the following conditions:
- Reported Lack of Maintenance: Residents explicitly state that the "landlord wouldn’t fix a thing" and that it takes "two months to fix anything." This is a critical concern for home safety and habitability.
- Presence of Black Mold: One review details "black mold everywhere" and ineffective attempts by maintenance to cover it with spray paint, indicating serious health and structural issues within units.
- Deficient Appliances and Utilities: Malfunctioning appliances are cited, with only "3 burners worked" and the "oven would work when it wanted to." This significantly impacts daily living.
- Water Intrusion: Water coming "in the windows and the outlets" when it rains points to severe structural deficiencies and potential electrical hazards.
- Unresponsive and "Rude and Careless" Management: Residents describe the owner as "very rude and careless," suggesting a lack of concern for tenant well-being and property conditions.
- Unsatisfactory Trailer Conditions: The trailers themselves are described as "horrible," reinforcing concerns about the quality of the housing offered.
In a standard promotional piece, this section would highlight positive amenities or community aspects. However, based strictly on the provided customer reviews, Byrd Mobile Home Park presents significant challenges for residents rather than attractive features.
As a content writer, I cannot invent or verify specific promotions or special offers for Byrd Mobile Home Park. Given the overwhelmingly negative nature of the provided customer reviews, it is highly improbable that any significant promotional offers would outweigh the reported issues regarding living conditions and management responsiveness. Typically, mobile home parks might offer incentives such as reduced first month's rent, waived application fees, or extended lease discounts.
However, in a situation like Byrd Mobile Home Park, where core habitability and maintenance are severe concerns, any potential financial offer should be weighed against the significant risks of living in conditions described by past residents. Prospective tenants should prioritize confirming the current state of any available units and the resolution of all reported issues before considering any financial incentives.
Based on the provided information, the contact details for Byrd Mobile Home Park are limited. While a phone number was not supplied directly for Byrd Mobile Home Park in the provided information, the physical address is:
Address: 1801 S Business 45, Corsicana, TX 75110, USA
In cases where a phone number is not readily available or explicitly provided for direct contact with the park's management, prospective tenants would typically need to visit the site in person to inquire about vacancies and conditions, or search for other public records or online directories for contact information. Given the nature of the reviews, in-person verification of unit conditions would be highly recommended before any commitment.
Based on the provided customer reviews, Byrd Mobile Home Park in Corsicana, TX, presents significant and concerning challenges for potential residents. While mobile home living can be a suitable and affordable option for many Texans, the consistent feedback regarding black mold, unresolved maintenance issues (leaking windows, faulty appliances), and unresponsive, rude management paints a picture of a living environment that is far from ideal. Residents have explicitly stated that the landlord "wouldn't fix a thing" and that conditions were "horrible."
For local Texans seeking a new home, the priority is typically a safe, comfortable, and well-maintained living space where concerns are addressed promptly and respectfully. The experiences detailed by previous tenants at Byrd Mobile Home Park directly contradict these fundamental expectations. Therefore, from the perspective of a local user seeking a suitable place to live, it is difficult to recommend Byrd Mobile Home Park based solely on the provided public data. Prospective tenants in the Corsicana area would be well-advised to thoroughly investigate all aspects of any potential rental, including the physical condition of the unit and the responsiveness of management, and consider alternatives in mobile home living that prioritize tenant well-being and property upkeep.
Customer Reviews
This place is the worse place I have ever lived.. We had lived at the trailer park almost 2 years. And the landlord wouldn’t fix a thing… black mold every where he had his guy just to spray it with white spray paint.. Only 3 burners worked.. the oven would work when it wanted to.. There was carpet in the master bathroom and we had to tear it up because of the black mold. He wouldn’t do it. When it would rain the water would come in the windows and the outlets.
It is a very bad place to live here. The owner is very rude and careless. I have lived there for 3 years. Despite how much they want to fix for rent, they take two months to fix anything. The trailers are horrible so sad, but the good news is you can find somewhere to move to.
Worst place i ever had to live with one exception they are pitbull friendly
Lived here previously wouldn't have ever come back! But new owners, maintenance, manager! Houses all improved, repaired and fixed up nicely.
Fantastic place to call it home. I love the neighbors and the new owner has put a lot of effort in this place.
