Western Hills About
Are you an Iowa resident exploring housing options that blend affordability with a vibrant community atmosphere? Mobile home parks, often referred to as manufactured home communities, can offer an excellent solution, providing private living spaces coupled with shared amenities and a neighborhood feel. In the heart of Coralville, Western Hills stands out as a notable option. This article is crafted to provide a clear, engaging, and informative overview of Western Hills, specifically tailored for locals in Iowa, helping you understand what this community offers as a potential place to call home.
Manufactured home communities across Iowa are increasingly popular, offering a distinct alternative to traditional housing or apartment living. Many individuals and families are drawn to this lifestyle for its potential cost-effectiveness in homeownership, the convenience of a managed environment, and the opportunity to build connections within a defined community. Western Hills, as described by its management, aims to redefine "home sweet home" by offering modern homes and a range of amenities designed for convenience and enjoyment. We will delve into its strategic location, the diverse services it provides, its impressive features, and how to connect with this community, while also acknowledging and addressing varied perspectives from residents to give you a comprehensive picture.
Western Hills is a prominent all-age manufactured home community located in Coralville, Iowa. It operates as a community where residents typically own their manufactured homes and lease the land (or lot) on which their home is situated. This model is common in the industry and allows for a unique blend of homeownership benefits with shared community features and professional management.
According to its official descriptions, Western Hills prides itself on offering "beautiful brand-new homes, exciting amenities, planned activities, and a great location, all within a pet-friendly community." The homes themselves are described as "quality-built and expertly designed with open-concept floor plans, island kitchens, walk-in closets, and many more features to fit your lifestyle." The community aims to provide a nurturing environment, complete with on-site management, maintenance, and sales offices, along with a dedicated mail center. However, it's important to note that while the community presents itself as a vibrant and well-managed place, some resident reviews highlight concerns about new ownership, rule changes, and perceived issues with new residents, which suggests that prospective residents should conduct thorough due diligence to ensure the community aligns with their expectations for safety and stability. Western Hills comprises 212 units, indicating a substantial size that can support a range of amenities and a diverse resident base.
Western Hills is ideally situated at 3701 2nd St, Coralville, IA 52241, USA. This location places it in the northern part of Coralville, Iowa, nestled "near Iowa City's vibrant heart." This strategic positioning offers residents the ultimate convenience, providing a balance of suburban tranquility with easy access to the bustling urban centers of Coralville and Iowa City.
Residents of Western Hills benefit from "close proximity to popular restaurants, shopping hubs, and entertainment hotspots." For families, a significant advantage is access to "top-rated schools in the Iowa City Community School District." The community also boasts "easy reach to U.S. Highway 6 and Interstates 380 and 80," ensuring that commutes are a breeze for those traveling for work or leisure across Iowa. Furthermore, The University of Iowa is just five miles away, making it a convenient location for students, faculty, or staff associated with the university. Nearby shopping centers like Byington Square Center and Grand Rail Development are within minutes, and recreational activities are plentiful, including the Iowa Children's Museum. This prime location underscores Western Hills' appeal as a well-connected and convenient place to live for Iowa locals.
Western Hills provides a comprehensive array of services designed to enhance the living experience for its residents. These services aim to combine the independence of homeownership with the convenience of a professionally managed community:
- Lot Leases: Residents own their manufactured homes and lease the land on which their home is situated.
- On-Site Management: A dedicated team is available to assist residents with inquiries, concerns, and ensure the smooth operation of the community.
- On-Site Maintenance: Provides prompt response to maintenance needs within common areas and potentially assistance with home-related issues (residents typically responsible for home maintenance).
- On-Site Sales Center: Facilitates the purchase of new or pre-owned manufactured homes within the community, offering convenience for prospective residents.
- Snow Removal - Common Area: Ensures that community roads and shared spaces are clear and accessible during Iowa's winter months.
- Dedicated Mail Center: A centralized location for mail services, adding to resident convenience.
- Utilities Hookups: While residents are typically responsible for their utility bills, the infrastructure for water, sewer, and electricity is provided to each lot.
- Pet-Friendly Environment: Accommodates residents with pets, often with specific guidelines and potential fees (e.g., $35 one-time fee, 2-pet limit, breed restrictions).
These services contribute to a managed, comfortable living environment, freeing residents from some of the typical burdens associated with maintaining a detached property. However, it's crucial for prospective residents to fully understand the terms of the lease agreement, including any rules regarding changes to the lease, as mentioned in one review, to ensure clarity on responsibilities and expectations.
Western Hills distinguishes itself with a variety of features and highlights designed to promote an active, engaging, and comfortable lifestyle for its Iowa residents:

This underscores the need to observe the community's daily dynamics during a visit to ensure it aligns with one's personal preferences for quiet and safety.

However, it is vital for prospective residents to consider the diverse feedback provided by current and past residents. While official descriptions highlight positive aspects, reviews also mention concerns about management changes, perceived issues with new residents, and disruptions. Therefore, while Western Hills offers the potential for affordable homeownership, a strong amenity package, and a convenient location, interested Iowans should undertake thorough personal due diligence. This includes visiting the park, observing the current atmosphere, reviewing the most up-to-date lease agreements, and speaking directly with current management about their policies and resident concerns. By doing so, locals can gain a comprehensive understanding and determine if Western Hills truly aligns with their personal expectations for a safe, stable, and welcoming community.
Customer Reviews
Terrible place to live. They keep changing rules. You can try and try your best to follow the lease but if they keep adding things to it without giving an update lease I feel that’s illegal. Someone should take these people to court.
If I could give this place 0 stars I absolutely would! My fiance and I have lived here for 6 or so years and built a foundation and family in what started off our journey in a wonderful community, home, and nice people we never needed for concern or outdoor cameras but now since the new owners have taken over they let anyone just move in without doing background checks, people letting there kids run around here being wreckless and I know from experience because a few girls were damaging our property, the neighbors we now have a cross the street 0 respect for there neighbors to where they start partying at around 6pm and it ends at 11pm (and trust me I get mad because I have a 4 month old baby and 2 toddlers trying to sleep!), we used to feel safe in our surroundings at our home but we recently had to invest in outdoor cameras on every side of the house, and a ring door bell for both doors to make sure our children and us are safe.
Overpriced rip off that goes up 50 dollars every year and they harass people regularly. They coudn't care less about the elderly and disabled. Most of the revs are from people that don't even live here.
I’m currently looking for a place to live and came across Western Hills. I scheduled a touring with Ivor and he is one of the biggest reasons I would love to live here. He is very passionate about his job and connects with his clients. I didn’t feel like I was being sold a place but being sold a home. Ivor is very professional and I’m glad that I met him through western hills. He wasn’t pressuring or being salesman but rather treating me like a human that needs a home. Thank you so much for the experience, I hope to possibly live there!
Had the best time over at western hills management. Speaking with Ivor about a home .He was so professional and very passionate about what he does. Very smart man, I can wait to rent to them and soon to own. I will recommend everyone to western hills thanks Ivor for the support and wonderful service.
