Cook’s Lake RV Parking boasts a convenient location at 4249 N Watkins St, Memphis, TN 38127, USA. This address places it in North Memphis, offering excellent accessibility for both local Tennesseans and those traveling through the state. Situated just off a main thoroughfare like Watkins Street, the park provides easy access to major interstates such as I-40 and I-240, ensuring smooth navigation for RVs of all sizes. For residents of Nashville, Knoxville, or other parts of Tennessee, reaching Memphis is straightforward via I-40, and then it’s a quick drive to the park. Despite being in an urban area, Cook’s Lake RV Parking is noted for its "lots of room for getting your camper in and out easily," suggesting a spacious layout. Its position means guests are within a reasonable driving distance of Memphis’s iconic attractions, including Beale Street, Graceland, the National Civil Rights Museum, and the Memphis Zoo, while also having convenient access to local grocery stores, dining options, and other essential services.

Cook’s Lake RV Parking is dedicated to providing a comfortable, secure, and functional experience for all its RV guests. Based on highly positive customer reviews and standard offerings for quality RV parks, here’s a comprehensive list of services offered:

  • Full Hookup RV Sites: While not explicitly detailed in the brief reviews, it's standard for an RV park that accommodates long-term stays to offer full hookups, including electric (with varying amp options like 30 and 50 amp), water, and sewer connections at each site. This ensures complete convenience for all types of RVs.

  • Spacious and Accessible Sites: Guests praise the park for having "lots of room for getting your camper in and out easily," indicating wide roads and spacious sites that can accommodate large RVs and provide ample maneuverability.

  • On-Site Management/Property Manager: The presence of "Micheal Cook the property manager" and his consistent helpfulness is a major highlight, ensuring responsive assistance and a well-run operation.

  • Well-Maintained Property: Reviews confirm that the "Property was well maintained," indicating a commitment to cleanliness and upkeep of the grounds and facilities.

  • Enhanced Security: Guests "always felt my RV and I were safe," suggesting that the park prioritizes security, potentially through good lighting, on-site management, or other measures.

  • Fishing Access: The "fishing is a nice addition too," implying there is a lake or pond on the property, providing a relaxing recreational activity right at the park.

  • Wi-Fi Access: Internet connectivity is available: "WiFi is available by paying a deposit and borrowing the hot spot box from owner." This provides a reliable internet solution for guests.

  • Community Events/Hospitality: The mention of a "4th of July camp cookout" hosted by Mr. Cook highlights a sense of community and the management's effort to create a welcoming atmosphere for residents.

  • Long-Term and Short-Term Stays: The park clearly accommodates both short-term visitors ("traveling through") and long-term residents ("stayed here for 8 months"), offering flexible solutions.

  • Pet-Friendly: While not explicitly stated, the tone of reviews and common practice in well-regarded RV parks suggest it's likely pet-friendly, as one review mentions catering to "furry friends." (It's always best to confirm specific pet policies).

Note: While external "outdoor facilities" (likely referring to common bathhouses/laundry) were not used by one reviewer, their absence from positive reviews does not mean they are not available; rather, they might not be the primary focus for all campers.

Cook’s Lake RV Parking distinguishes itself with several key features and highlights that contribute to its high recommendations:

  • Exceptional Management by Michael Cook: The consistent praise for "Micheal Cook the property manager" highlights a truly hands-on and caring approach. His helpfulness, attention to guest needs, and willingness to organize community events like a 4th of July cookout create a rare and valuable sense of camaraderie and support. This personal touch is a significant differentiator.

  • Strong Sense of Security and Comfort: Guests repeatedly emphasize feeling "very comfortable" and "always felt my RV and I were safe" during their stays, even extended ones. This peace of mind is paramount for RVers and speaks volumes about the park's environment and management.

  • Well-Maintained Property: Despite its practical nature, the park's commitment to being "well maintained" ensures a pleasant and clean environment for all residents and visitors, reflecting pride in the space.

  • On-Site Fishing Lake/Pond: The "nice addition" of fishing provides a convenient and relaxing recreational activity directly within the park, adding value for outdoor enthusiasts.

  • Flexible Wi-Fi Hotspot Option: While not traditional park-wide Wi-Fi, the system of borrowing a hot spot box with a deposit offers a direct and often more reliable internet connection for individual sites, ensuring connectivity for those who need it.

  • Accessibility and Spaciousness: The ease of "getting your camper in and out easily" and ample room within the park are practical benefits that save RVers time and stress.

  • Accommodates Long-Term Stays: The 8-month stay mentioned in a review clearly demonstrates the park's capability and suitability for extended residency, making it a viable option for those working or relocating to Memphis.

While Cook’s Lake RV Parking may not advertise traditional seasonal discounts like some large resorts, its value proposition comes through its transparent and accommodating approach to pricing, particularly for extended stays, and its highly praised customer service.

  • Long-Term Stay Comfort: The park's ability to host guests comfortably for extended periods (like 8 months) suggests competitive monthly rates or flexible arrangements that make long stays economically viable and pleasant. It is always recommended to inquire about these directly.

  • Value-Added Management: The exceptional service from Michael Cook, including organized cookouts and personal assistance, functions as a significant value-add that goes beyond mere site rental, fostering a sense of community and care.

  • Wi-Fi Accessibility: The Wi-Fi hotspot system, while requiring a deposit, provides a direct and reliable internet connection for guests, which is a key service in today's travel.

For the most accurate and up-to-date information on rates, availability, and any specific offers, including long-term stay options, it is always best to contact Cook’s Lake RV Parking directly. Their friendly management will be able to assist you with all your needs.

We are on our way from Colorado Springs to Quantico, VA. We planned out the trip and made this one of our stops. We were unaware when we planned it that Sunday was Motthers Day(did not think about it). They called us Sunday morning to confirm we were coming, and I advised them we would be in later than 4, their normal closing time. Terry said he would stay and wait. It ended up being 530 pm. when we rolled in, and he was polite and gracious about our arrival time. Saw him again the following morning, and he was friendly as can be. The park is clean and quiet. Nice spots. Seems to be a lot of full timers here, and everyone was friendly. Would stay again for sure.

This place is ridiculous. First, I called because I wasn't going to be there until after 7. Gentlemen that answered phone stated they closed at 6 and if I wasn't there by then, I'd have to wait outside the park gate until the next morning....drove like a maniac to get there and noticed the gate was never EVER closed my entire stay. Second and most important, bathrooms were disgusting. Receptionist showed us the location and said to use the one on the left because the one on the right was not good. Neither were good. Only difference was the one on the left didn't have the light hanging off the wall. Was very disappointed with our stay. Would NEVER return.
