Crescent Place About

For Texans exploring various housing options, manufactured home communities offer a unique blend of affordability and a distinct style of living. In the dynamic landscape of San Antonio, finding a place that balances cost-effectiveness with a comfortable environment is a priority for many. Crescent Place, located on Southcross Ranch Road, is one such community that serves a segment of the local housing market.

Like any residential community, mobile home parks, including Crescent Place, operate under specific guidelines and management structures designed to maintain order and a certain standard of living. For prospective residents, understanding these dynamics is crucial. While some feedback indicates challenges with management responsiveness and rising lot rents, it's also important to consider the overall context of mobile home park living in a major city like San Antonio.

This article aims to provide a factual overview of Crescent Place, based on available public information and common considerations for manufactured home communities. It's about providing a clear picture to help Texans make informed decisions about whether this type of living, and specifically this community, aligns with their housing needs and expectations.

Location and Accessibility

Crescent Place is situated at 5365 Southcross Ranch Rd, San Antonio, TX 78222, USA. This location places the manufactured home community in the Southeast San Antonio area, offering residents a position that balances access to urban amenities with a more suburban feel. For Texans, this means being within a reasonable commuting distance to various parts of the city while residing in a distinct community setting.

The community's proximity to major roadways such as Loop 410 (which is easily accessible) and I-10 allows for relatively straightforward travel to San Antonio's downtown core, major employment centers, and popular attractions. For instance, landmarks like the Alamo Dome and Mission San Jose are typically within a 12-13 minute drive. This convenience is valuable for residents who work in the city or wish to enjoy its cultural and entertainment offerings.

Daily necessities are also within reach. Several grocery stores, including H-E-B, are located within a 7 to 15-minute drive, ensuring easy access to shopping. Educational institutions like St. Philip's College and Texas A&M University-San Antonio are also within a manageable driving distance (10-21 minutes), which is beneficial for students or those pursuing higher education. While the community itself might be considered "car-dependent" in terms of walkability or public transit access, its location provides practical driving access to a wide range of services and destinations important to Texans.

Services Offered

As a manufactured home community, Crescent Place provides the foundational services necessary for residents to establish and maintain their homes within the park. These services primarily revolve around lot provision and community infrastructure, though the perceived quality of these services can vary among residents.

  • Lot Provision and Utilities: The park offers individual lots for manufactured homes, typically equipped with essential utility hookups, including water, electricity, and sewer connections. This infrastructure is fundamental for the functionality of each home.
  • On-Site Management: Crescent Place maintains an on-site office and management team. While some reviews mention challenges with staff responsiveness and availability, the presence of management is intended to handle community operations, enforce rules, and address resident concerns.
  • Grounds Maintenance (Common Areas): Similar to other communities, there's an expectation for the maintenance of common areas within the park. However, specific feedback from residents suggests that the upkeep of grass on individual lots may be a point of concern, indicating varying levels of satisfaction with this aspect.
  • Rule Enforcement: Mobile home parks typically have a set of rules and regulations designed to maintain order, safety, and a certain aesthetic standard within the community. Management is responsible for enforcing these rules, which can include policies on parking, property appearance, and general conduct.
  • Gated Community Access: Public information indicates that Crescent Place is a gated community, which suggests a focus on controlled access and potentially enhanced security for residents.
Features / Highlights

Crescent Place offers several features and amenities designed to enhance the living experience for its residents, providing recreational opportunities and a community feel within its boundaries. While experiences can vary, these amenities are commonly advertised aspects of the park.

  • Playground: The community includes a playground, providing a dedicated outdoor space for children to play and for families to gather.
  • Basketball Court: A basketball court is available, offering recreational opportunities for residents interested in sports and active leisure.
  • Dog Park / Pet Play Area: Crescent Place is noted as a pet-friendly community and features a pet play area or dog park. This amenity is valuable for pet owners, providing a designated space for their animals.
  • Sparkling Pool: The community boasts a sparkling pool, which serves as a popular amenity for relaxation and recreation, particularly during the warm Texas months.
  • Clubhouse: A clubhouse is often present in such communities, serving as a central hub for social activities, meetings, or gatherings among residents.
  • Gated Community: The fact that it is a gated community is a feature highlighted in some descriptions, suggesting controlled entry and an added sense of security.
  • Spacious Lots (for some homes/areas): While the general term "spacious lots and home sites" is used in some descriptions, it's worth noting that the perception of space can be subjective and may vary across different areas or home types within the park.
  • Proximity to City Amenities: While not an on-site feature, the convenience of being "just minutes away from shopping, dining, and many major employers, with easy access to the 410 Loop" is a significant highlight of its location.
Promotions or Special Offers

Specific, time-sensitive promotions for lot rent or home sales at Crescent Place are not consistently available in broadly accessible public data. However, as a manufactured home community, the primary "promotion" is typically the inherent affordability of manufactured home living compared to traditional stick-built housing in the San Antonio area.

Generally, opportunities in communities like Crescent Place may include:

  • Competitive Lot Rent: The ongoing cost of living in a manufactured home park usually involves a monthly lot rent. This rent is typically designed to be a more economical alternative to conventional apartment rentals or mortgage payments on site-built homes.
  • Affordable Home Purchase Options: For those looking to buy a manufactured home and place it in the park, the initial purchase price of the home itself, combined with lot rent, often presents a more accessible path to homeownership.
  • Potential for Financing Assistance: While not a direct park offer, manufactured home dealers and communities sometimes partner with lenders who specialize in financing for these types of homes, which can make home acquisition more feasible for buyers.

Any specific "deals" like reduced security deposits, waiving application fees, or temporary discounts on lot rent would be determined by the park's management at a given time. Given some of the direct feedback about lot rent increases, it is particularly crucial for prospective residents to inquire thoroughly about the current lot rent, any potential future increases, and the terms of any rental agreements or home purchase contracts before committing.

For the most accurate and up-to-date information on any available homes, lot rent, or current promotions, direct contact with Crescent Place's management team is essential. They would be able to provide the most precise details tailored to your inquiry.

Conclusion: Why this place is suitable for locals

For Texans navigating the housing market in San Antonio, Crescent Place mobile home park offers a distinct living option that might appeal to certain segments of the local population. Understanding its specific characteristics, as drawn from public information and customer feedback, is key to determining its suitability.

One of the primary appeals for locals considering manufactured home living is often the promise of affordability. While individual experiences with lot rent increases may vary, generally, manufactured homes can provide a more accessible path to housing compared to the rising costs of traditional stick-built homes or apartment rentals in San Antonio. This financial aspect can be a significant advantage for those on a budget or seeking a more cost-effective long-term solution.

Furthermore, the amenities available at Crescent Place, such as the playground, basketball court, dog park, and swimming pool, offer recreational value for residents. For families, these on-site facilities can be a considerable benefit, providing convenient and safe spaces for children and pets to enjoy. The location on Southcross Ranch Road, while not in the immediate city center, provides practical accessibility to major San Antonio thoroughfares like Loop 410. This means residents can commute to work, access shopping, dining, and other city attractions relatively easily. For Texans who prefer a slightly removed, community-focused living environment but still need to be within reach of urban conveniences, this location strikes a balance.

However, it is crucial for prospective local residents to conduct thorough due diligence, including direct communication with management about rules, lot rent specifics, and maintenance standards. Transparency on these points is vital for a positive long-term living experience. For those who prioritize affordability, on-site recreational amenities, and a distinct community structure, and are prepared to engage proactively with management, Crescent Place can represent a viable housing choice in the diverse landscape of San Antonio.

Horrible community! So many rules, lot rent always goes up and God forbid you park in the street. For the price of the lot rent the least they could do is maintain the grass but nope. Would not recommend this place to anyone. They never answer their phones and good luck finding anyone in the office when you need them.

This is your warning stay away! the manager Rudy is a ugly rude mf and acts like she owns the whole community and every trailer. They don’t follow any rules, it’s crackheads and people living here that ain’t never did a background check, it’s junk and add ons added to buildings, you don’t know who live here and who does not, random gun shots can be heard, the gate is never working, the send out weekly alerts if grass is not cut to there standards, animals running loose, if you go on a trip and leave a car in guest parking for a week the manager will tow it as abandoned, they will not reimburse you even if you live here it’s at managers discretion. And if you go to the office to complain she will threaten to call the cops on you! for the price you definitely can find better!
