The community strives to be a quiet and welcoming place for its residents. Feedback suggests that residents appreciate the peaceful atmosphere and the spaciousness of their individual properties. The management aims to facilitate a smooth transition for new residents, particularly during the home purchase process, as noted by positive experiences regarding assistance with home acquisition. While there can be differing perspectives on operational aspects, the core appeal of Crimson Leaf Estates lies in its provision of affordable, quiet, and stable housing in a country setting within Iowa.

Location and Accessibility

Crimson Leaf Estates is strategically located at 709 2nd St NE, Dyersville, IA 52040, USA. Dyersville, a beloved town in Dubuque County, Iowa, is famous for its iconic "Field of Dreams" movie site and its strong agricultural heritage. This location offers residents the charm of small-town Iowa life with convenient access to amenities and regional attractions.

For Iowa locals, reaching Crimson Leaf Estates is straightforward. Dyersville is easily accessible via U.S. Highway 20, a major east-west artery through Iowa, connecting it to larger cities such as Dubuque (to the east) and Waterloo (to the west). This arterial access makes the commute for work or leisure relatively convenient from various parts of Eastern Iowa. The "2nd St NE" address places the community within Dyersville itself, ensuring residents are close to local shops, restaurants, schools, and essential services without having to travel far. The country setting highlighted by residents implies a peaceful environment, yet it retains accessibility to town amenities. While internal speed bumps are noted, designed perhaps for resident safety, the overall location offers a blend of rural tranquility and community convenience, making it appealing for those seeking a balance in their Iowa lifestyle.

Services Offered

Crimson Leaf Estates focuses on providing the foundational services necessary for a comfortable mobile home community living experience. Based on available information and common practices in such communities, residents can expect the following services:

  • Lot Rental: Residents typically own their mobile homes and rent the land or "lot" that their home sits on. The community advertises "well priced rents," indicating an emphasis on affordability.
  • Property Management: The community is managed, with individuals like Karri and Tom mentioned as managers. Their role involves overseeing the park's operations, addressing resident inquiries, and facilitating processes like home purchases within the community.
  • Assistance with Home Purchase: For prospective residents looking to buy a mobile home within the park, the management assists with the purchase process, aiming for a smooth transaction. This includes being available to answer questions and guide buyers through the steps.
  • Maintenance of Common Areas: While not explicitly detailed, the expectation for a "well run establishment" generally includes the maintenance of common infrastructure, such as roads within the park. The mention of charging for unpicked dog waste indicates an effort to maintain cleanliness in shared spaces.
  • Utility Services (Potentially Included): While specific details vary and should be confirmed, lot rent in mobile home parks often includes certain utilities. For instance, some communities may include water, septic, and garbage collection, though specifics for Crimson Leaf Estates would need direct verification.
  • Background Checks: A service mentioned is that the management conducts background checks for prospective residents, for which a fee is charged ($40). This is a standard practice for maintaining community safety.

Features / Highlights

Crimson Leaf Estates offers several features and highlights that contribute to its appeal as a residential choice for Iowa locals:

  • Spacious Lots: A significant highlight is the "very large" size of the lots, providing residents with ample space around their homes. This offers more privacy and outdoor living area than is often found in more densely populated residential areas.
  • Affordable Rent: The "extremely well priced rents" are a key feature, making homeownership more accessible for individuals and families. This affordability is a strong incentive for those seeking a permanent residence in Iowa without the higher costs of traditional housing.
  • Country Setting: The community offers a desirable "country setting," providing a peaceful and quiet environment away from the hustle and bustle of city life. This appeals to those who appreciate a tranquil lifestyle amidst nature.
  • Well-Kept Homes: Reviews indicate that the "homes are well kept and tidy," reflecting a community that values appearance and encourages residents to maintain their properties. This contributes to the overall aesthetic appeal and pride of the community.
  • Friendly Community Atmosphere: Despite some managerial concerns, one review specifically mentioned the park being "filled with friendly people," suggesting a positive social environment among residents themselves. This neighborly feel can be a significant draw.
  • Quiet Environment: The community is described as "extremely quiet," which is a major highlight for those seeking a peaceful living space, free from excessive noise and disturbance.
  • Management Support for Home Purchase: The "A+++++" rating for Karri and Tom (managers) in assisting with the mobile home purchase process highlights their supportive role for new residents transitioning into the community.

Promotions or Special Offers

Based on the provided information, Crimson Leaf Estates does not explicitly detail specific, ongoing promotional offers. However, the nature of mobile home communities often includes certain value propositions and potential incentives. For Iowa locals considering Crimson Leaf Estates, it is advisable to inquire directly about the following:

  • Competitive Lot Rent: The emphasis on "extremely well priced rents" suggests that the base lot fees are designed to be competitive within the local market, making it an inherently attractive offer for those seeking affordability.
  • Included Services in Rent: While not a promotional "offer," clarification on which utilities or services (e.g., water, sewer, garbage, snow removal, mowing) are included in the lot rent can reveal significant long-term savings compared to areas where residents pay for these separately.
  • New Home Purchase Incentives: When homes become available for sale within the community, there may be incentives offered by the park management or sellers, such as reduced upfront costs, assistance with financing, or even temporary rent reductions for new residents.

Given the feedback about fee increases and a management style that some found challenging regarding communication, it is particularly important for prospective residents to directly contact Crimson Leaf Estates. This will allow them to get the most current and accurate information on lot rent, any potential fees, and available homes, ensuring full transparency before making a decision. Detailed inquiries about their pet policy, especially concerning specific breeds or ESA documentation, are also highly recommended.

We brought our beautiful mobile home in April, 2024. Karri and Tom were with us every step of the way, always there to answer any questions we had. They made our purchase so easy with no glitches. This park is wonderful, so pretty, filled with friendly people and extremely quiet. Karri and Tom get an A+++++ as managers❤️

I have only lived here a short time and experienced multiple fee increases, added fees, rude/disrespectful & unprofessional experience. The Estate is raising rates and added additional fees for idioms like there latest post about dog poop that we will be charged $40 if it's not picked up asap!! They have increased lot fees x2 in the last 6 month, with the plan to add more lots. They have yet to consider building storm shelter or playground equipment or safe walking path to promote health & safely. ( more $ for their pocket & not reinvesting back into the estate to help in making this place a family friendly place to live!!! Next topic would be the manager. Rather than picking up the phone, introducing herself, She came banging on our door about our type of dog breed and saying he was running all over, mind u this dog is well trained dog and listens better then the your average dog. After being shown that he is an Emotional Support Animal (ESA) with a letter from our doctor that wasn't good enough ( "it has to have the dogs breed and all there paper work") but by law it does not have to be you are only made to have a doctors note stating that you have an ESA!!! I calmly tried to talk to her about her yelling and demanding papers and an explanation for the dog being there when his breed for some reason is not allow, she stated " who are you? Do you live here? I'm not talking to you, your not apart of this!" This is only one example of her rude, unprofessional, and disrespectful behavior. She never officially introduced her self to me!! I hope this is not how she treats everyone. Also note that they will charge you $40 for a background check "they choose to complete"! Lastly, You may see some good review on here about Crimson Leaf Estates and if you look closely it's made by the manager!

Your neighbors are nice, especially when you need help or with snow removal, but the not having a storm shelter is bringing the rating down.

We have lived here for about a year. We were welcomed by our neighbors. When moving here I wasn't thinking we would know many, but our mobile home park is like a little community of its own!! You are welcomed by all!!
