Crossroads RV Park About

Crossroads RV Park in Iola, Texas, might just be the spot you're looking for. This park emphasizes value and a relaxed atmosphere, appealing to those who prioritize a low-cost, long-term stay over resort-style amenities. While some aspects might be considered rustic, its affordability and spacious sites make it a viable option for many Texans.
Crossroads RV Park appears to cater to a specific type of RVer: those who appreciate a quiet environment where neighbors generally keep to themselves, and where the focus is on providing essential services at a reasonable price. It's a place where families have found comfortable long-term stays, appreciating the ample space for larger rigs and vehicles. If you're looking for an unassuming base from which to explore the surrounding rural areas or simply a place to settle for an extended period, Crossroads RV Park offers a practical solution.
It's important to approach Crossroads RV Park with realistic expectations, understanding that its primary appeal lies in its affordability and relaxed atmosphere rather than luxurious facilities. As with any RV park, individual experiences can vary, but the park's ability to accommodate large RVs on concrete pads and provide essential services at a competitive price point is a consistent positive. Let's delve into what makes Crossroads RV Park a noteworthy option for locals and travelers in the Iola region of Texas.
Crossroads RV Park is conveniently located at 20030 FM 39, Iola, TX 77861, USA. This address places the park in a rural setting, offering the peace and quiet that many RVers seek, away from the hustle and bustle of larger towns. Farm to Market Road 39 is a state-maintained route, ensuring relatively easy access for recreational vehicles of all sizes.
Iola is a small community in Grimes County, nestled in the Brazos Valley region of East Central Texas. While it offers a quiet rural atmosphere, it's strategically positioned within a reasonable driving distance of larger Texas cities and amenities. For instance, Bryan-College Station, home to Texas A&M University, is typically within a 30-45 minute drive, providing access to extensive shopping, dining, healthcare facilities, and entertainment options. This makes Crossroads RV Park a potential long-term base for those working or studying in the Bryan-College Station area who prefer a more serene home environment.
The park's location on FM 39 suggests straightforward road access. For RVers traveling from major metropolitan areas, Iola is approximately two hours northwest of Houston via TX-6 N, and about two and a half to three hours south of Dallas via I-45 S and then connecting to state highways. This rural yet accessible placement allows guests to enjoy the tranquility of country living while maintaining convenient connectivity to urban centers when needed. The ability to accommodate large 42-foot fifth wheels on concrete pads indicates that the park is well-equipped for various rig sizes, ensuring a stable parking surface even in varied weather conditions.
Crossroads RV Park focuses on providing the fundamental services necessary for a comfortable and affordable RV stay, particularly catering to those seeking long-term accommodations. While the quality of some amenities has received mixed reviews, the presence of these services is key to its functionality.
- Full Hookups: Each RV site is equipped with essential full hookups, typically including connections for electricity (amps likely varying by site, e.g., 30 and 50 amp), water, and sewer. This allows for self-contained RV living.
- On-site Laundry Facilities: The park provides washers and dryers for resident use. While some reviews mention these machines are older and the laundry room can be dirty, their presence offers a convenience for long-term residents.
- On-site Storage Buildings: A significant advantage for long-term residents is the availability of on-site storage buildings, providing extra space for personal belongings, which can be invaluable when living in an RV.
- Concrete Pads: The ability to accommodate large RVs on concrete pads is a notable service, offering a level and stable parking surface, which is particularly beneficial during rainy weather in Texas.
- Reasonably Priced: The park is highlighted for its affordability, offering services at a "very reasonably priced" rate, making it an attractive option for budget-conscious RVers.
- Basic Restroom Facilities: The park offers bathrooms on-site, though their condition and cleanliness have been a point of concern for some reviewers.
It's important for prospective residents to confirm the current condition of facilities directly with the park and assess if they meet their personal standards, especially regarding restrooms and laundry. The park's primary service commitment appears to be providing affordable, well-spaced sites with essential hookups.
Crossroads RV Park, despite some mixed feedback on its facilities, possesses several features that serve as key highlights for a specific segment of the RV community, particularly those prioritizing affordability and a laid-back lifestyle.
- Exceptional Affordability: The most frequently praised feature is its price, consistently highlighted as "very reasonably priced." For budget-conscious RVers, especially those planning extended stays, this offers significant value.
- Laid-Back Atmosphere: The park is described as having a "very laid back atmosphere," where residents generally "keep to themselves." This appeals to those who prefer a quiet, low-key environment without forced social interactions or a busy resort feel.
- Spacious Concrete Pads: The ability to accommodate large RVs (like a 42ft fifth wheel) on concrete pads, along with space for multiple vehicles (e.g., two trucks), is a significant advantage. Concrete pads provide stability and prevent issues with mud or uneven ground, which is crucial in Texas's varied weather.
- On-Site Storage Solutions: The availability of on-site storage buildings is a rare and valuable feature for RV parks, particularly for long-term residents. It provides essential extra space for belongings that may not fit within an RV.
- Accommodates Large Rigs: The park's capacity to comfortably fit large fifth wheels and multiple vehicles on individual sites is a testament to its design for substantial RVs, a key highlight for owners of bigger rigs.
- Owner/Management Responsiveness (Mixed Review): While some reviews mention difficulty reaching management, another customer found that issues like filling ditches were eventually addressed, suggesting an effort to improve the park over time.
- Rural Tranquility: Its location on FM 39 in Iola provides a peaceful, rural setting, offering an escape from urban noise and traffic, appealing to those seeking a quieter lifestyle.
For Crossroads RV Park, the primary "promotion" or "special offer" is its consistent affordability. The park is repeatedly highlighted for being "very reasonably priced," which is a significant draw for long-term residents and budget-conscious RVers. While specific, time-limited discounts are not publicly detailed, the park's value proposition is centered around its competitive rates for essential services and spacious sites.
RV parks in rural areas or those catering more to long-term stays often offer tiered pricing:
- Daily Rates: For transient guests.
- Weekly Rates: Providing a slight discount over daily rates for stays of a week.
- Monthly Rates: These are typically where the "very reasonably priced" aspect comes into play, offering substantial savings for extended stays and attracting long-term residents. These rates generally include full hookups.
Given the emphasis on affordability, Crossroads RV Park likely maintains consistent pricing that makes it an attractive option compared to more amenity-rich or urban RV parks. For the most accurate and current information on rates, availability of sites, and any specific pricing for long-term commitments or storage units, prospective guests should directly contact Crossroads RV Park via the provided phone numbers. Their management would be best equipped to discuss current offers and available options.

Customer Reviews
If I could give it a zero I would But the only thing good about it is the price. I believe these other reviews are fake. Except for the one about the ants and the owner never responds That was a true review. The facilities are horrible, old, unfinished and dirty. Please don't use the washers or dryers. They are older than me, that's pretty old. Laundry room is Always dirty. don't expect any customer service what so ever. There is no one to reach for issues as owner or management is never around also some really trashy cluttered sites that they don't make people keep there areas like they should. At least they finally filled those ditches after after months Picture's will follow in another review Filthy unfinished and mold on shower curtains and washers falling apart
My family and I stayed here for about six months. We had a great time as far as rv parks go. It was a very laid back atmosphere. Everyone keeps to themselves for the most part, they have washers, dryers, and bathrooms on site. They also have storage buildings on site as well. Everything is very reasonably priced. We were able to fit our 42ft fifth wheel along with 2 trucks on our our concrete pad. The only drawback were the sugar ants. We put down ant poision around our spot and that helped a lot. I would reccomend staying here.
We stayed here several months for work and would absolutely stay again. They have a laundromat and on-site bathrooms which were always kept up and in good working order. Management was not on site but always friendly and prompt when we needed anything. Great people, great atmosphere, and overall a clean, family friendly park. 5/5 stars.
Ants everywhere , owner rarely answers the phone and never keeps track on when you pay. Would not recommend, our coworkers left after 4 days of being there because there was ants and owner told them and also us that no one ever complained. Also barely have service out there and no wifi and someone cut our extension cord and i told the owner and they never got back with me about it.
Quiet Rv Park, great neighbors and the owners are always accommodating. They bought the park last year and have really turned it around. Highly recommend this park . Would give more than 5 stars if I could .
