Cumberland Estates Manufactured Housing Community About
For many residents across Louisiana, finding housing that balances affordability with a sense of community is a key priority. Manufactured housing communities often present a viable and accessible option, providing an alternative to traditional stick-built homes. Cumberland Estates Manufactured Housing Community in Sulphur, LA, is one such option that locals might consider when exploring their housing possibilities in the region.
Manufactured housing communities, often referred to as mobile home parks, serve as important housing providers, particularly in areas where housing costs can be a significant burden. They offer a unique living experience, typically involving the lease of a lot for a manufactured home, which can be owned by the resident or rented from the park. This model can provide a more budget-friendly entry point into homeownership or a flexible rental solution, appealing to a diverse range of individuals and families. When considering any community, it's always important for prospective residents to thoroughly research and gather as much information as possible to ensure it aligns with their specific needs and expectations.
It's important for potential residents to be aware of all perspectives when considering a new living situation. While some communities thrive on positive resident experiences, public feedback for Cumberland Estates Manufactured Housing Community has, at times, raised significant concerns. Reviewers have expressed dissatisfaction, particularly regarding management practices, perceived lack of maintenance on some homes, and safety. Issues cited include allegations of prioritizing profit over resident well-being, concerns about evictions for minor payment delays, and questions about the condition of some properties upon move-in, including reports of inadequate remediation for damages and mold. Additionally, residents have noted a lack of functional lighting and security measures within the park. These are serious points for consideration for anyone exploring Cumberland Estates as a potential home, and thorough due diligence, including personal visits and direct inquiries, is strongly advised to understand the current state of affairs and to address any concerns directly with management before making a commitment.

Customer Reviews
If I could zero stars I would. Worst place I've ever lived the new company that took over doesn't care about anything but making money. Evicting elderly that have been there for 20+ years and just need a extra week to pay. They don't care who they put in the park as long as they pay rent that's all that matters to them. There are homes that have been sitting for months/years without electricity that have extensive amount of damage which results into black mold and they just have their contractors just replace the damaged drywall or paint over it. No treatments on the homes or anything. Most needed to be gutted and completely redone or deamed condemned. Absolutely no regard for anyone's health that they put in those homes. Not a safe environment for anyone let alone children.
If you could complain about high prices every month, and all the defects like lack of lights, useless cameras, useless lighting, zero security, I really wouldn't recommend anyone to come and live here.
This is the trashiest trailer park and they have the nerve to charge $679 for lot rent! This went from $419, which included lawn care and water, sewage, and garbage pick up. There is never anyone in the office to talk with. The driveways are awful and there is only one street light on my street. The management does not take care of the property, whatsoever! This is not a safe place to be.
The community has apparently been taken over by new owners. You can never get ahold of anyone in the office, the "manager" is never there the whole time during office hours. They send you letters, but rent just literally increased from 419 to 575 a month for those of us who as leasing to own here. Apparently, they only lease here si ce the new owners took over about 4-5 months the ago. Even if you wanted to call the LLC number to talk to the Corporate office, since this is who now owns this property the number is only a call service. Forget getting in touch with anyone. Beware of this property, to those of us still here and hanging in there for a chance at trying to own your home and who aren't plant workers and are blue collar, paycheck to paycheck earners, hopefully things improve as stated in the last community letter update. We shall wait and see
We moved here about a month and a half ago . And can honestly say when we first moved in the hot water heater went out and maintenance and the manager both came out to see what the problem was . And 2 weeks ago when our stove went out. They came out to see to fix it or replace it the next day. Very professional and quick about it . Which is great compared to other places where it takes longer just to have things fixed .
