Services Offered

Davison East, as a managed manufactured home community, typically provides a range of services designed to facilitate comfortable living for its residents. While specific details on all services should always be verified directly with the park management, here are the general services you can often expect in such a community, based on common practices in manufactured home parks:

  • Lot Rental: Residents lease the individual plot of land on which their manufactured home is situated. This monthly fee typically covers the use of the site and access to communal areas within the park.
  • Community Management: The park has on-site management or a management team responsible for overseeing daily operations, addressing resident inquiries, and enforcing community rules to ensure a harmonious living environment.
  • Maintenance of Common Areas: Management is generally responsible for the upkeep and landscaping of shared spaces, including roads within the park and any communal facilities.
  • Utilities Connections: The community typically provides the infrastructure for essential utility connections, such as water, sewer, and electricity, to each home site. Residents are usually responsible for setting up and paying for their individual utility usage.
  • Waste Management: Trash collection services are commonly provided or facilitated by the community management for the convenience of residents.

It's important for prospective residents to be aware of some specific feedback from past customers regarding maintenance. One review mentioned "faulty and incompetent maintenance work," including issues with clogged sinks, flaking drywall, spotted paint jobs, and stained walls and floors in homes, implying that initial cosmetic improvements might not address underlying structural or plumbing issues. This highlights the critical importance of a thorough inspection of any home before moving in and clear communication with management about the responsibility for repairs and maintenance.

Features / Highlights

Davison East, like many manufactured home communities, offers features designed to create a functional and potentially comfortable living environment for its residents. While specific detailed amenities might not be extensively publicized, general features and insights from available feedback can provide a picture of what to expect:

  • Community Atmosphere: The park strives to offer a neighborhood feel, where residents can potentially interact and foster a sense of belonging. The presence of neighbors contributes to this community dynamic.
  • Accessible Location: A key highlight is its address on Davison Road, providing straightforward access to local amenities in Davison and regional connectivity via nearby I-69. This convenience is valuable for daily errands and broader exploration of Michigan.
  • Pet-Friendly Policy (with considerations): The community appears to be pet-friendly, as evidenced by a review mentioning the presence of cats. However, the same review notes "10-12 cats on the porch daily" at some homes and "9 kittens in yard," suggesting that while pets are allowed, there might be concerns about management of pet populations by some residents. Prospective residents with pet sensitivities or concerns about uncontrolled animals should inquire further about pet policies and enforcement.
  • Potential for New/Renovated Homes: While not explicitly stated for all units, the review mentioning "Fresh paint and new carpet" suggests that homes might be offered in a renovated or refreshed state upon move-in, which can be an attractive feature for residents.
  • Essential Infrastructure: The park provides the basic infrastructure for mobile home living, including home sites ready for hookups to essential utilities.

It is important to acknowledge and address the specific concerns raised in customer reviews. The review highlighting "faulty and incompetent maintenance work" and issues like "clogged sink, flaking drywall, spotted paint jobs, stained walls and floors" suggests potential challenges with the condition of some homes or the quality of repairs. This feedback also includes a strong accusation against "Cindy" for allegedly trying to delete bad reviews, and an ambiguous "Permanently closed, I guess?" which may indicate a temporary issue or confusion rather than a permanent closure, as the park still appears to be active. Prospective residents should thoroughly inspect any specific home they are considering and directly address these types of maintenance and management concerns with the park office.

Everything looks good until the faulty and incompetent maintenance work falls through. Fresh paint and new carpet is all you get. Other amenities include a clogged sink, flaking drywall, spotted paint jobs, stained walls and floors. Then, you’re left with a piece. Don’t try deleting bad reviews either, Cindy! Permanently closed, I guess?

Too bad you have to put 1 star. They pick and choose who thwy want to give violations to. My neighbor used 3 driveways and the other neighbor used 2, yet they want to give me a violation for a friend parking at the mailboxes. They also slap a note on my door telling me to mow my lawn, the day after i mow. I lived here for almost 2 years and they never fixed the gas leak for the oven which was there when i moved in. Terrible management, terrible maintenance. Dont move in here. Go to one of the other parks around.

If I could give zero stars I would, this park never comes to fix anything when called. I have had a roof that has been allowing water to leak in my closet and and in my hallway both now have led to black mold forming. The state is being called on this park for negligence.
