This model can reduce the upfront financial burden compared to purchasing a traditional house and lot, making homeownership potentially more accessible for a wider range of individuals and families.
Tomah, Wisconsin, is a city known for its convenient location along major interstate highways, often referred to as "Cranberry Capital of Wisconsin" due to the region's prominent cranberry industry. It offers a blend of small-town charm with accessibility to amenities and services, making it a practical place to reside. Deerfield Estates Of Tomah MHP LLC seeks to provide a residential solution within this accessible Wisconsin setting.
When considering any mobile home community, it's essential for prospective residents to gain a comprehensive understanding of the living experience, including community rules, maintenance standards, and management responsiveness. This proactive approach helps ensure that the community aligns with individual expectations for comfort and quality of life. Deerfield Estates Of Tomah MHP LLC, like all housing options, presents a unique set of factors that should be carefully evaluated by Wisconsin residents exploring their housing choices.
Deerfield Estates Of Tomah MHP LLC is located at 27052 US-12, Tomah, WI 54660, USA. This address places the mobile home community along a major U.S. highway, offering convenient accessibility for residents. Tomah, situated in Monroe County, is often recognized as a strategic crossroads in Wisconsin, with Interstates 90 and 94 converging nearby. This makes the location particularly advantageous for Wisconsin residents who need easy access to regional transportation networks.
Being on US-12 provides direct road access to and from the community, simplifying commutes and travel for residents. While the provided customer reviews suggest the community is in a "country area," its position on a major highway ensures that basic amenities and services in Tomah are within reasonable reach. Residents would likely rely on personal vehicles for daily errands, shopping, and accessing the wider city facilities.
Tomah offers essential services such as grocery stores, healthcare facilities, local dining establishments, and schools. Its central location also provides relatively easy access to popular Wisconsin recreational areas, including state parks and forests, and larger cities like La Crosse to the west and Madison to the southeast, although these would require a more significant drive. The blend of a semi-rural setting with direct highway access means Deerfield Estates aims to offer a practical balance for Wisconsin residents seeking convenience in a more relaxed environment.
A mobile home community typically provides a range of services related to lot leasing and communal living. Based on the nature of such communities, Deerfield Estates Of Tomah MHP LLC would generally offer:
- Lot Leasing: Residents own their manufactured homes and lease the specific plot of land (lot) from the park management. This lease covers the use of the land and access to common areas and park infrastructure.
- Utility Connections: Sites are typically equipped with hookups for essential utilities such as water, sewer, and electricity, which residents would then connect to their homes.
- On-site Management/Office: A management presence is usually maintained for collecting lot rent, addressing community inquiries, and enforcing park rules.
- Road Maintenance: The park management is typically responsible for maintaining internal community roads.
- Trash Removal: Often, communal dumpsters or a designated trash collection system is provided for residents' waste.
It is important to note that while these services are standard for mobile home parks, customer reviews for Deerfield Estates Of Tomah MHP LLC raise concerns regarding the actual provision and quality of these services, particularly road maintenance and responsiveness of management.
Mobile home communities like Deerfield Estates Of Tomah MHP LLC generally aim to offer a distinct set of features that appeal to their residents.
- Affordable Housing Option: Manufactured homes often present a lower entry point into homeownership compared to traditional stick-built homes, making them a more accessible option for many.
- Community Environment: Mobile home parks can foster a sense of community among residents, creating a neighborhood feel.
- Located in a Country Area: As noted by a customer review, the park is situated in a "country area," which might appeal to those seeking a quieter, more rural living environment away from dense urban centers.
- Proximity to US-12: Direct access to a major highway (US-12) enhances connectivity for commuting and accessing amenities in Tomah and beyond.
- Individual Home Ownership: Residents own their homes, allowing for personal customization and a sense of pride in ownership, unlike apartment renting.
However, it is crucial to balance these general features with the specific experiences reported by customers, which highlight significant concerns regarding road conditions, noise, safety, and management responsiveness.

Important Note: Prospective residents should be fully aware that customer reviews for Deerfield Estates Of Tomah MHP LLC are overwhelmingly negative and raise serious concerns about living conditions and management. These include significant issues with potholes (some described as "Grand Canyon" sized, though one review updated to say roads were "fixed"), loud vehicles and speeding, children running unsupervised, instances of alleged trespassing into private property (yards, garages, homes), alleged poisoning of pets, unaddressed complaints, lack of maintenance, and difficulties reaching management. One review describes the living conditions as "horrifying" and "ghetto." While one update noted roads and dumpsters were fixed, the breadth and severity of other reported issues are profound. It is crucial to independently verify all aspects of the property and management's responsiveness prior to any commitment.
Deerfield Estates Of Tomah MHP LLC, on paper, aims to serve as an affordable housing option for Wisconsin locals in Tomah. Its location on a major highway provides easy access to town amenities and regional transportation, which can be convenient for daily commutes and accessing services. The fundamental concept of a manufactured home community offers a potentially lower cost of entry into homeownership compared to traditional housing, a compelling factor for many Wisconsinites seeking financial flexibility.
However, based on the provided customer reviews, it is imperative to state that the suitability of Deerfield Estates Of Tomah MHP LLC for local Wisconsin residents is highly questionable and warrants extreme caution. While the idea of affordable living in a country setting is appealing, the consistent and severe negative feedback from residents paints a picture of significant and pervasive issues that directly impact safety, comfort, and quality of life. Allegations ranging from severe neglect of infrastructure (potholes), lack of security (trespassing, speeding vehicles, alleged pet poisoning), unresponsiveness from management, and general disarray create a deeply concerning environment.
Therefore, while the community's intent may be to provide accessible housing, the factual accounts from residents suggest that it may fall far short of acceptable living standards. For any Wisconsin resident considering this community, it is absolutely critical to prioritize personal safety and thorough investigation. This should include multiple in-person visits at different times of day, extensive conversations with current residents if possible, and a meticulous review of all contractual agreements. Given the gravity of the reported issues, independent verification of the current conditions and management's practices is not merely recommended but essential to avoid potentially hazardous living conditions.
Customer Reviews
Used to be a nice place to live. Then it was sold. Pot holes larger than the Grand Canyon, that won’t ever get fixed unless the tenants do it themselves (and they have). Not to many children in the park but there are 4 that run around in out if people’s yards and I’ve even caught them in my garage!! One little girl was even caught going into someone’s home!! People run in and out at all hours of the night with loud cars/trucks. Speed through the park, better watch your kids because most don’t watch for little ones. Problems with people in yards, going through shed’s/garages. The owners fix absolutely nothing and avoid the place unless it’s to collect the lot rent . Took them three years to fix a security light! If you have a pet better watch them to because someone out here like to poison dogs!! Had to put are puppy down because of that- she was 5 days shy of her first birthday 😠 we Contacted them in October still haven’t heard anything from them! There was a fox family out here but someone in the park decided to kill them instead of calling the DNR and having them relocated. It’s out in a country area and you expect no wildlife ?! Honestly 😠 my three year old is petrified to sleep in her own bed because of all the loud engines in back of the house and people running in and out of our yard with there dogs all day and night!! One guy runs around in a very loud truck with a trailer and speeds around the corner and one day he’s gonna hit my daughter!!! If you want to live in the trailer hood this is the right place for you it’s as ghetto as it comes!!! My advice stay far away !! Update: fixed the roads in park I guess that’s a positive…Oh and people randomly leave their trash in your yard and you have to clean yup after them. No one seems to care about it 🤷🏻♀️
Have you ever wanted to live in a prison? Wanted a pothole fit to hide a body in yet still use as a swimming pool? Wanna change your landlord every other month? Love having to throw the trash bag four feet in the air because of overflow? Then this is the place for you! Edit: they fixed the pothole and the dumpsters
