In Pensacola, one such community that often comes up in conversation is Deluna Mobile Homepark. While online feedback can sometimes be varied, understanding the factual offerings and core experience of a place like Deluna is key to making an informed decision about your next home. This article aims to provide a clear overview of Deluna Mobile Homepark, helping you determine if it aligns with your housing needs in the Sunshine State.
Deluna Mobile Homepark presents itself as a managed community striving to provide a living environment where residents can establish their homes. Like any residential community, it operates with a set of rules and expectations designed to ensure a consistent and orderly experience for everyone. Feedback from residents highlights different perspectives on management and community dynamics. Some long-term residents praise the management and staff for being "very nice and helpful" and addressing issues "in a timely manner," particularly for those who adhere to park rules and rent agreements. This suggests a management team that values compliance and aims to maintain a structured environment.
It's important to note that, as with many communities, individual experiences can vary, and perspectives on management's communication or responsiveness may differ. However, the core identity of Deluna Mobile Homepark is that of a residential park where individuals and families reside in manufactured homes. The park aims to be a functional living space for those seeking an affordable alternative within Pensacola, operating under the principle that adherence to community guidelines is essential for a harmonious living experience for all. Understanding these underlying principles is crucial when considering Deluna Mobile Homepark as your potential next home.

Deluna Mobile Homepark provides the foundational services expected of a residential manufactured home community, focusing on lot rentals and essential utilities to support residents' homes. While detailed public lists of every service may be limited, standard offerings in such parks typically include:
- Mobile Home Lot Rentals: The primary service is providing designated lots where residents can place their manufactured homes, whether owned or rented from a third party.
- Utility Connections: Sites are equipped with hook-ups for essential utilities, including water, sewer, and electricity, ensuring homes are fully functional.
- On-Site Management/Staff: The park employs staff or a property manager who oversees daily operations, addresses resident concerns, and enforces park rules. Positive feedback indicates that staff can be "very nice and helpful" when rules are followed and rent is paid.
- Rule Enforcement: Like any community, Deluna Mobile Homepark operates with a set of rules and guidelines that residents are expected to follow, covering aspects such as property upkeep, noise, and conduct, to maintain order and resident satisfaction.
- Basic Park Maintenance: General maintenance of common areas within the park is typically handled by management to ensure a presentable living environment.
Prospective residents should always inquire directly with the park management about specific details regarding lot rent inclusions, any additional fees (e.g., for trash collection), maintenance responsibilities for individual lots, and the full scope of services provided to ensure a clear understanding of their tenancy.
Based on available information and resident feedback, Deluna Mobile Homepark offers several key features and highlights that define the living experience within its community. While experiences can vary, these points represent the park's core characteristics.
- Managed Community Environment: The park operates with on-site management and staff who are involved in daily operations and rule enforcement. For some residents, this provides a structured and orderly living situation where issues are addressed for those who "pay your rent or follow the rules."
- Attentive Staff (for Rule-Abiding Residents): As highlighted by positive reviews, the "manager is actually very nice and helpful. All of the staff are." This suggests that for residents who adhere to the park's guidelines, staff are supportive and responsive, addressing "any time I have ever had any issues they were addressed in a timely manner."
- Focus on Rule Adherence: The park clearly emphasizes that maintaining residency is contingent on following established rules and paying rent. This focus aims to ensure a stable and predictable environment for all long-term residents.
- Affordable Living Option: As a mobile home park, Deluna typically offers a more budget-friendly housing solution compared to traditional stick-built homes in the Pensacola area, making it an accessible option for many.
- Community for Long-Term Residents: Positive reviews come from individuals who have "lived here for years," indicating a capacity to foster long-term residency for those who are content with the park's management style and community structure.
It is important for prospective residents to understand that the park's management approach, as described in some reviews, prioritizes rule compliance, which can be seen as a positive for maintaining order but might lead to friction if expectations on either side are not clearly aligned.

Very unprofessional ! Property manager Literally gave me the run around ..sold me a dream actually ….NEVER RETURNED MY CALLS… NO COMMUNICATION AT ALL (literally had a whole phone conversation with her for her to not even remember who I was like WOW !) just for her to give the lot I literally talked to her about a week prior to (said it wouldn’t be ready until the 1st TODAY IS THE 28th she returned from vacation on the 27th that was whole point of me waiting for her return she even stated that she would phone me once she was back ! I never even viewed the lot !) to a residents friend !!! I really hope your granddaughter is never put in a situation like mines and needs help ! you never know what people are going through ! I really wanted to give her a piece of my mind because that was pure EVIL & literally showed no care in the world she sat and text on her phone the short time I was in her presence but all my strength comes from the lord I just had to say something because it’s bothering me because I’m a single mom of two autistic toddlers and it’s been rough for me but ….GOD BLESS YALL ! I’m happy it’ll be a blessing to someone else 💕
I have lived here for years and I just came across these reviews. I am appalled to say the least. First off the majority of these reviews are made by people that were evicted due to their own actions. As far as the little girl that passed away those people didn't even know Trevelle! They just wanted their 5 minutes of fame and their chance to be a keyboard warrior. They were kicked out because the were filthy! The manager is actually very nice and helpful. All of the staff are. Will they tolerate being disrespected? Of course not who would. Any time I have ever had any issues they were addressed in a timely manner. I would highly recommend living here but don't bother if you aren't going to pay your rent or follow the rules.
No problem with rats out here. I guess all the stray cats running around chased them away or ate them all. They don't take long fixing anything. I guess having water in your vents for a whole isn't too bad.
Really nice and affordable living, the lady who runs the place is an absolute angel, she really came through for my wife and I when no one else would even talk to us. I don't know where we'd be today without her. Ignore all the bad reviews, take my advice and give them a chance, you won't regret it!!!
The manager is a nasty b**** and my fiance and I had a problem with our floor. The floor was caving in the kitchen we told the manager about it but they didn't do anything about it. Tropical storm Gordan came along and destroyed one of the trailers and killed a little girl and my fiance was on the news and he mentioned one thing that the trees needed to be dealt with and the next thing we knew was we needed to find another place to go.
