Timberlake Manufactured Home Community About

Are you a Florida resident considering your housing options, perhaps looking for a community-focused lifestyle that offers a unique blend of independence and camaraderie? Timberlake Manufactured Home Community in Pensacola, Florida, might be just what you’re looking for. This established community offers an appealing alternative to traditional housing, providing residents with their own homes within a managed neighborhood. With its ongoing growth and focus on community living, Timberlake represents a significant option for those seeking a place to settle down in the Florida Panhandle.

Timberlake Manufactured Home Community is more than just a collection of houses; it's a developing neighborhood where residents can enjoy a sense of belonging. As a manufactured home community, it offers the opportunity to own your home while leasing the property it sits on, a model that can provide flexibility and a distinct lifestyle. The community has been expanding, with new homes being added regularly, indicating a dynamic and growing environment. For those prioritizing a friendly atmosphere and responsive management, Timberlake aims to provide a comfortable and welcoming place to call home in Pensacola.

Timberlake Manufactured Home Community is strategically located at 2600 W Michigan Ave, Pensacola, FL 32526, USA. This address places it in a well-established area of West Pensacola, offering residents access to a variety of local amenities, services, and attractions. Being situated on a major thoroughfare like West Michigan Avenue means that daily necessities are usually just a short drive away, including grocery stores, retail centers, and dining options. Its proximity to key roads also facilitates relatively easy access to other parts of Pensacola, including downtown areas, employment centers, and the beautiful Gulf Coast beaches, although traffic considerations should be noted.

However, accessibility to and from the community itself, particularly during peak traffic hours, has been highlighted as a notable concern by residents. With over 300 homes and a single primary exit/entrance onto a busy street like Michigan Avenue, traffic can be challenging. Residents have expressed a desire for a traffic light at the community's entrance due to the frequency of accidents in front of the neighborhood. This is an important factor for potential residents to consider, particularly those who commute during high-traffic times. Despite this specific point of entry and exit, the overall location on West Michigan Avenue provides a practical base for accessing the wider Pensacola area for work, leisure, and everyday errands, making it a convenient spot for many local Floridians.

Timberlake Manufactured Home Community offers a range of services designed to support residents and maintain the community environment. While the focus is on providing a comfortable living space, it's important for prospective residents to understand the nature of these services, especially in the context of it being a manufactured home community where residents own their homes but lease the land. Here’s a breakdown of the services:

  • Property Management: The community operates with on-site management. While experiences can vary, some residents have reported that managers are "super nice" and responsive to issues.

  • Maintenance Support (for immediate issues): Upon moving in, some residents have experienced prompt resolution of house-related issues, with fixes being addressed within 24 hours. This suggests a responsive approach to critical maintenance needs for new residents.

  • Land Lease Arrangement: A fundamental service model here is the land lease, where residents own their manufactured home but pay monthly rent for the plot of land it occupies. This structure includes the responsibility for personal utility bills like water.

  • Community Infrastructure Maintenance: The park management is responsible for the upkeep of common areas and infrastructure within the community, such as roads and shared spaces. However, resident reviews indicate varying satisfaction with the consistency of this maintenance, with some noting that "park grounds get worse" while fees increase.

  • Billing and Invoicing: Management is responsible for providing monthly invoices for land rent and other associated fees. However, some residents have reported inconsistencies in receiving these invoices.

Timberlake Manufactured Home Community presents several features and highlights that contribute to its unique living environment, alongside certain aspects that prospective residents should be aware of. It’s a community with a clear personality, shaped by its residents and management.

  • Strong Community Vibe: Many residents praise the friendly and welcoming nature of the people within the community. This indicates a strong neighborly spirit, which can be a significant advantage for those seeking a supportive and social living environment. It's a place where you can get to know your neighbors.

  • Responsive Management (especially for new residents): Upon moving in, some residents have experienced prompt and efficient resolution of initial issues with their homes, with management reportedly addressing problems within 24 hours. This suggests a commitment to ensuring a smooth transition for new arrivals.

  • Growing Community: With over 300 homes and new units being added monthly, Timberlake is a dynamic and expanding community. This growth can bring new residents and potentially new amenities over time, signaling a vibrant, evolving neighborhood.

  • Home Ownership Opportunity: The community offers the unique benefit of home ownership (of the manufactured home itself) without the large upfront cost of purchasing land. This can be an attractive option for those looking for a more accessible pathway to homeownership in Florida.

However, it's also important to consider the following points that have been highlighted by residents:

  • Traffic Challenges: A significant concern for residents is the difficulty of entering and exiting the community due to heavy traffic on West Michigan Avenue. The single entrance/exit, combined with frequent accidents in front of the neighborhood, creates daily inconvenience and safety concerns.

  • High and Increasing Rent: Residents have noted that the land rent is "HIGH for a small piece of property" and that it has been subject to frequent increases, sometimes multiple times within a year. This can be a significant financial consideration.

  • Varying Grounds Maintenance: While new residents might experience prompt service, some long-term residents have observed a decline in the upkeep of the park grounds over time, despite rent increases. This suggests an inconsistency in property maintenance standards.

  • Management Accessibility and Communication Issues: Some long-term residents have reported difficulties in reaching management, with the office door often being locked. Issues with receiving invoices have also been mentioned, pointing to potential communication and administrative challenges.

  • Resident Discontent: While some love living there, a stark contrast exists, with some long-term residents expressing strong dissatisfaction, even advising others "DO NOT RECOMMEND!" This indicates a polarized resident experience that prospective residents should carefully weigh.

As a manufactured home community with a land lease model, Timberlake Manufactured Home Community does not typically offer traditional "promotions or special offers" in the same vein as a retail business or a short-term rental property. Instead, any incentives for prospective residents would likely revolve around the terms of the home purchase (if buying a new home directly from a dealer associated with the park) or the initial land lease agreement. These might include:

  • Move-in Incentives: Occasionally, new manufactured home sales within a community might come with incentives such as reduced initial lot rent for a few months, or assistance with closing costs related to the home purchase.

  • Home Purchase Packages: If Timberlake has a partnership with a specific manufactured home dealer, there might be package deals that combine the home sale with certain setup services or initial community fees.

  • Referral Programs: Some communities offer referral bonuses to existing residents for bringing in new residents, though this is less common for prospective residents themselves.

It is important to directly contact the community management to inquire about any current opportunities or specific terms related to leasing a lot or purchasing a home within the community. Given the feedback about rising rent, any discussion about long-term financial commitments should be thoroughly investigated. For the most accurate and up-to-date information, direct communication is always the best approach.

If you're considering Timberlake Manufactured Home Community as your next home in Pensacola, here’s how you can get in touch:

  • Address: 2600 W Michigan Ave, Pensacola, FL 32526, USA

  • Phone: (850) 944-5487

  • Mobile Phone: +1 850-944-5487

It is highly recommended to call ahead to arrange a visit or to speak with community management directly. This will allow you to ask specific questions about lot availability, current lease terms, community rules, and to get a feel for the environment. Given some of the feedback regarding management accessibility, being proactive in setting up an appointment might be beneficial to ensure you receive the information you need.

For Florida locals, Timberlake Manufactured Home Community presents a unique housing opportunity with both appealing aspects and important considerations. Its suitability largely depends on what a prospective resident prioritizes in a living situation. For those seeking a strong sense of community, where neighbors are friendly and supportive, Timberlake shines. Many residents express genuine affection for the people living there, fostering a communal environment that can be hard to find in other housing types. The opportunity to own your home, rather than just rent, provides a sense of stability and personal investment, which is a significant draw for many Floridians looking for an alternative path to homeownership.

However, it is crucial for locals to weigh the benefits against the noted challenges. The issue of high and frequently increasing land rent, coupled with concerns about the consistency of park grounds maintenance, suggests that potential residents should conduct thorough financial planning and understand the lease agreement in detail. The traffic challenges at the single entrance/exit on West Michigan Avenue are also a significant daily reality that commuters, in particular, must factor into their decision. While the responsive management for initial home issues is a positive, some long-term residents' experiences with management accessibility and communication highlight areas for careful consideration.

Ultimately, Timberlake Manufactured Home Community is suitable for Florida locals who value a tight-knit community and the concept of home ownership within a managed park setting, and who are prepared to navigate the practical challenges related to traffic and potentially fluctuating monthly costs. It offers a distinct lifestyle for those willing to embrace its unique blend of community spirit and the realities of manufactured home park living in a growing area of Pensacola.

We love living here- the community (people) are nice- the managers are super nice- we moved in back in September. We had a few issues with our house upon moving in and they came right over and fixed them within 24 hours. I will say the rent is HIGH for a small piece of property (and you pay your own water bill) & own your house! Also, it is a PAIN to get in and out of the community because of traffic, there needs to be a light on Michigan (there are wrecks almost every other day in front of the neighborhood with only one exit/entrance) with over 300 homes in this community and adding homes monthly.

I have lived here for 12 yrs and it gets worse every year. The fees go up every year when the park grounds get worse. They went up on me 3 times last year and its going up again for the second time this year already. The people the have running it are never there and if they are the door is never unlocked. I never get my invoice anymore. They are so rude. Once my contract stipulations are up, I will be moving. Worst place ever! DO NOT RECOMMEND!

A nice trailer and RV subdivision for snowbirds and older folks to live so I'm young folks might not like it as much. The people who run the place though can be kind of strict and stuck in their ways but it is a well-kept in clean place there is many riddles but for good reasons. A good place to see if there is a trailer available any are for red or for sale or rent to own by owner.

I attempted to buy a mobile home in the park but was not able to get the office people to provide the lender with information to complete the loan or mobile home information to get insurance. This went on for three months. People in the office did not answer the phone and were unhelpful. The corporate office was no help. They got all my personal information id date of birth copy of my drivers license. Its really scary! What will they do with that information. Buyer beware. You do not want to get involved with this company. Very shady.

The manager worked with me and stayed on top of it communicated very well about getting my AC fixed within a few days.I must say it was extremely hot and I have children and a service animal so I appreciate the cool air once fixed! she contacted a different company to come out to make sure that it was taken care of ! I will come back at a later date and rate my progress after the maintenance vendor comes out to fix other issues I have in my home.
