Katherine assured me that purchasing a mobile home would provide us with the flexibility to sell, rent, or relocate the home. She mentioned that they would like the first opportunity to buy it back. I went ahead and bought the home, but after eight months, I realized that a mobile home wasn't suitable for me. When I tried to rent it out, I was told I couldn't, even if the renters went through the community's background checks first. When I attempted to sell the home on my own, I was informed that the sale had to go through them. They promised to handle everything from advertising to closing, but they didn't start advertising the home until nearly four months later. Meanwhile, they expected me to keep paying lot rent until the home was sold. They seemed determined to take as much money as possible. I had to stop paying lot rent to get evicted as a way out. After that, they contacted the mortgage company and claimed I had abandoned the home. These people are a scam. You're better off buying land for your mobile home or sticking to apartments where at least maintenance is taken care of. El Caudillo is full of kids, which might be appealing if you have children, but the kids often wander onto your property. I had neighbor kids constantly breaking the fence and playing on the AC units, causing damage.

Katherine Dow and Kayla are an asset to El Caudillo. I’ve read several of the other comments about them with regard to this mobile home park. The negative comments must be from people that don’t pay attention to the rules of the park. I can’t say enough about the great customer service that I personally have experienced. I would recommend dealing with Katherine and Kayla About El Caudillo to any of my friends or family! If you’re embarrassed about your name being on “the board of shame” maybe you’re not a responsible party and should find someplace else to live! I’m updating my review to include maintenance people who were too stupid to put the right size filters in my furnace closet. I’ve been fighting to get the door shut just to find out today that the wrong size filters were being used and put in the wrong place.

My family and I have lived here for a little over a year. Although, I can sort of understand the comparison of living in a neighborhood with an HOA, but they are very clear and upfront about the rules when you move into the community. I'll tell my husband we are going to get a note on our door if you don't mow, the grass is getting high and the next day a note and I laugh and say I told you. I mean its not anything unexpected. They also are not rude about it and will give several chances and plenty of time to fix anything before they are required to charge a fee. It's not the ladies in the office whom are responsible for this. It's part of the rules of the community for a bayshore home. My husband lived in a bayshore community in Manhattan, Kansas and it was the same. Katherine and Kayla are super sweet and really helpful. They also put in a lot of effort when it comes to community events and they give away some incredible prizes. Yes the lot rent here is higher than some other places, but it is not a trailer park, it is a mobile home COMMUNITY. There aren't community events and contests that are super fun. We recently had a Christmas lights contest and the top three winners received money off of their lot rent. My husband and I won an iced coffee maker in one of the contest they had here. My kids love the BBQ and Easter egg hunt they do every year. It's very quiet and super safe and my neighbors quickly became friends to us. They offer back to school supplies to all kids in the community. We live close to the playground and my kids love going there and playing and as a mom I feel comfortable letting them go in a group to the playground because of how safe it is here (my kids are older, obviously under 5 should always be supervised and my kids go with a group so they aren't alone and they have a phone in them). My family and I have loved living here and the ladies that manage the property are incredible. I know frol experience that as long as you communicate with them, although by bayshore requirements they still have to give notices, they are extremely understanding and always helpful. Thank you Katherine and Kayla for creating a safe and fun place for us to raise our kids!!!

Reading some of these negative post about Katherine...All I can say is Wow. I've been at El Caudillo for almost a year, and have NEVER had a bad issue with her or any other person that works there!! Always polite and helpful... Oh and I agree with 1 person on here...IF you don't wanna be called out on the message board, follow the rules. (they're pretty basic/human/trailer park/life, rules) Simple!! Love you Katherine!!!! Robin.

They are NOT trained on how to sell a brokered home. Will lie to you about deposit on home being refundable. Corporate will do nothing to ensure their people are trained. Kayla and her manager seem like nice people but will misinform you and not take accountability for their mistakes. Do NOT buy a home here.
