Nothing included with lot rent; water, trash, and lawn care are all the responsibility of the tenant. I'm aware that road maintenance, private plumbing/sewer, private utility poles, taxes, and management cost money, but with over 100 homes in this park times $600 per month, I really do wonder where the $60,000 in revenue goes. No enforcement of lease provisions regarding garbage/debris in the lawn - many folks here take advantage of the fact that management won't do anything about this, and it diminishes the property values for home owners. 3 water outages in the last 6 months. Extended outage this evening, with no updates from property management since the outage (which they claimed would be "brief") began at 1pm (it is now 930pm). As a landlord myself, I understand that projects can quickly become more involved than originally planned, but this is discourteous to your tenants to not provide any updates, especially as folks are coming home from work, trying to cook dinner, and trying to get on with their evening. Property management is inaccessible for updates at this time of the evening. EDIT: I had to go stay with family due to the water outage, and on the way out, I saw a crew at work on Center Street. I am glad the issue is being addressed, but communication from management is insufficient. I'm not mad about the issue- only the lack of communication. A few weeks ago, I inquired about a repair timeframe for the numerous significant potholes upon entry to the park - so significant and numerous that they cannot be avoided. These things are bigger than your standard NY potholes... quite literally, they are large enough that a small-to-medium dog could hide in the largest ones. Management informed me that they are "monitoring the weather," and that the repairs would take place when weather allows. Cold patch can be installed in any weather conditions, and while not the "best" solution, it certainly should have been used at least temporarily. Last week, somebody (maybe another resident who is fed up?) dumped some gravel in the potholes. This gets the job done for now, but if this was management's temporary solution, it's embarrassing that they took so long and selected such a poor method of repair. Management does not appear to value park residents/owners. Fortunately, the regional PM is at least friendly, but friendliness cannot rectify the lack of pride that is apparent someplace in the management chain. Please be advised that you will encounter issues like these if you live here. Update on the potholes a month after original review: Property management has stated they have found a contractor to do the work. This sounds great, but we'll see once the work is done. Let's hope that management does not raise the rent and claim that this was the reason why - they have not addressed the issue since acquiring the park a few years back.

I’d give zero stars if I could because that is what I get from them for all the money I pay, nothing. There are serious sewage problems, storm water problems, pothole problems, tree problems and billing problems. I do not recommend this park or any park owned by Cook Properties. If you do decide to buy from them get every single term in writing so you have it for your lawyer, cuz you will soon need a lawyer if you buy from them.
