Foothills Campground About
For many Georgians, the idea of extended stays in an RV or travel trailer offers a unique blend of adventure and home comfort. Whether you're a retiree seeking a peaceful long-term spot, a remote worker looking for a change of scenery, or someone simply exploring more affordable living options, long-term campgrounds play a vital role in our state. In the scenic foothills of North Georgia, specifically in the charming town of Dahlonega, you'll find Foothills Campground, a place that caters to those looking for more than just a transient overnight stay.
This article is designed to provide you, a local Georgian user, with a clear, engaging, and informative overview of Foothills Campground. We aim to delve into its unique operational structure, its suitability for long-term residents, and the kinds of experiences you might expect. It's crucial to understand that Foothills Campground operates differently from many short-term recreational campgrounds, focusing more on establishing a stable community for its residents.
Understanding a campground like Foothills means considering not just its location and basic services, but also its community dynamics and management style. We'll explore factual insights based on available public data and real customer experiences to help you determine if this Dahlonega establishment aligns with your long-term camping or living needs.
Introduction / Overview
Foothills Campground, located in Dahlonega, Georgia, operates primarily as a long-term camping destination, catering to individuals and families who wish to set up their travel trailers or RVs for extended periods, rather than just short recreational stays. This distinction is crucial, as its services and community dynamics are geared towards residents who live on-site for weeks, months, or even years. Situated in the picturesque foothills of the North Georgia mountains, the campground offers a unique living arrangement in a naturally beautiful setting.
A distinguishing characteristic of Foothills Campground is its ownership and management structure. Public information indicates that "the property is owned by the church next door and managed by Debra who is a volunteer through the church." This unique operational model means that the campground functions under the guidance and principles of a religious organization, which can influence its rules, atmosphere, and resident interactions. This contrasts with commercially run campgrounds, which might have different priorities and management styles.
Resident experiences at Foothills Campground appear to be varied, highlighting both its long-standing community aspects and challenges related to management interactions. Some residents have "lived there for over 2.5 years," with others having been there for "12+ years," indicating a core group of stable, long-term occupants who value the location and the community aspects. This suggests a potentially quiet and well-maintained environment, as stated by one long-term resident. However, reviews also point to specific challenges related to management, particularly concerning perceived "sporadic tantrums" and strict enforcement of rules, which potential residents should be aware of. The aim of Foothills Campground seems to be to provide a long-term, stable environment for its residents, albeit with specific expectations regarding site maintenance and conduct.
Location and Accessibility
Foothills Campground is strategically located at 5320 Long Branch Rd, Dahlonega, GA 30533, USA. This address places it within the beautiful and inviting region of North Georgia, known for its rolling hills, access to the Appalachian Mountains, and the charm of Dahlonega itself. Dahlonega is a historic gold rush town that serves as a gateway to numerous outdoor recreational activities and boasts a vibrant town square with local shops, restaurants, and cultural attractions.
The location on Long Branch Road offers a balance of peaceful, semi-rural living with reasonable accessibility to essential services and amenities. While not directly in the bustling heart of downtown Dahlonega, the campground is close enough to allow residents convenient access to grocery stores, medical facilities, and other necessities. The North Georgia region is generally well-served by state routes, ensuring that residents can easily travel to larger towns like Gainesville or even to the greater Atlanta metropolitan area for more extensive shopping or entertainment options, though these trips would require a longer drive.
For those who appreciate nature, the campground's setting in the "foothills" implies proximity to hiking trails, fishing spots, and scenic drives that are abundant in the region. This makes it an appealing choice for individuals or couples who enjoy outdoor pursuits but prefer a more stable base than transient camping. The relatively quiet nature of the location, as suggested by resident reviews, contributes to a peaceful living environment, away from the constant buzz of urban life, making it suitable for long-term stays in the Georgian countryside.
Services Offered
Based on the nature of Foothills Campground as a long-term RV park and the insights gleaned from resident reviews, the following services are typically offered or implied:
- Long-Term RV Lot Rental: The primary service, providing designated gravel lots for travel trailers and RVs for extended periods. This suggests hookups are available.
- Utility Hookups: Standard RV site amenities, which usually include water, electricity, and sewer connections at each lot, essential for long-term living.
- Community Management: On-site or accessible management, indicated by Debra's role as a volunteer manager, who oversees daily operations, resident conduct, and site maintenance expectations. Reviews suggest a proactive management approach regarding site appearance.
- Basic Site Maintenance Expectations: Residents are expected to maintain their own lots, including tasks like blowing leaves and spraying weeds, as highlighted by a resident's experience. This implies a focus on overall park cleanliness and orderliness.
- Waste Management: Provision for trash disposal, which is a standard offering in any residential-style campground.
- Quiet Environment: While not a direct "service," the overall character of the campground is described as "mostly quiet," appealing to residents seeking a peaceful living space.
It's important to note the explicit mention that "Washers and dryers are also not allowed under any circumstance," which means residents need to plan for off-site laundry solutions, potentially through local friends or commercial laundromats. This is a specific detail that impacts daily living.
Features / Highlights
Foothills Campground, while having its unique operational style, offers several features and highlights that can be attractive to specific types of long-term residents in Georgia:
- Long-Term Residency Focus: The campground primarily caters to extended stays, with many residents reportedly living there for "2.5 years" and even "12+ years." This fosters a more stable and less transient community atmosphere than short-stay campgrounds.
- Established Resident Community: The presence of long-standing residents creates a sense of an established community, which can be appealing for those seeking neighborly connections in an RV park setting.
- Quiet Environment: Described as "mostly quiet," the campground offers a peaceful living environment, away from the constant comings and goings often found in tourist-oriented campgrounds.
- Church Ownership: Its ownership by the church next door provides a unique operational structure. For some, this might imply a certain ethos or set of community values, which could be a positive feature depending on individual preferences.
- Scenic Dahlonega Location: Nestled in the foothills of North Georgia, the campground offers access to beautiful natural surroundings, including mountains, forests, and outdoor recreation opportunities near Dahlonega.
- Affordable Rent (Relatively): While the current rent is noted as $400 (not $350 as previously stated on a website), this price point can still be a relatively affordable option for long-term living in the Dahlonega area, especially when compared to traditional apartment or home rentals.
- Well-Maintained (Generally): Despite strict maintenance expectations for residents, the campground is generally described as "well maintained," indicating a commitment to the overall upkeep of the property.
Promotions or Special Offers
Given the nature of Foothills Campground as a long-term residential RV park managed by a church and its volunteer manager, it is highly unlikely that they would offer typical "promotions" or "special offers" in the commercial sense (e.g., discounts on daily or weekly rates, seasonal sales). Their business model is centered on providing stable, long-term lot rentals.
Therefore, prospective residents should not anticipate promotions such as:
- First-month free or discounted rent.
- Holiday specials.
- Referral bonuses.
- Bundled services discounts.
Instead, the "offer" from Foothills Campground is its consistent monthly rate for long-term lot rental. The value proposition is in providing a semi-permanent, affordable place to live with your RV in a quiet, maintained environment.
Any changes in rent or specific terms would likely be communicated directly by the management during the inquiry process. To get the most accurate and current information regarding their rental terms, availability, and any specific policies, direct contact with the campground management is the only reliable method. Do not expect promotional flyers or online discount codes for this type of establishment.

Conclusion: Why this place is suitable for locals
Foothills Campground, located in the beautiful Dahlonega, GA, presents a distinctive and potentially suitable option for specific segments of the Georgia population, particularly those seeking long-term RV or travel trailer living. Its primary suitability for locals lies in its focus on extended stays, offering a stable and more permanent base than most transient campgrounds. This appeals to individuals or couples looking for an affordable, ongoing living solution in their home state, especially within the serene backdrop of the North Georgia mountains.
The presence of long-term residents, some spanning over a decade, suggests that the campground provides a sense of community and stability for those who find it a good fit. This can be a significant advantage for individuals seeking to integrate into a local setting while enjoying the flexibility and lower cost associated with RV living. The peaceful and "mostly quiet" environment further enhances its appeal for those looking to escape the noise and density of more urban areas.
While the management style, particularly concerning site maintenance expectations and communication, is a key consideration for potential residents, the campground's unique church ownership might appeal to those who appreciate such a governance model. For Georgians who are willing to adhere to the established rules and maintain their lots, Foothills Campground offers a long-term, cost-effective base in a desirable part of the state. It allows residents to enjoy the natural beauty of the Dahlonega area and its outdoor activities without the commitment of traditional homeownership, making it a viable and practical choice for a specific lifestyle niche within our local community.
Customer Reviews
The wife called today about a spot for our camper. The lady she talked to was really rude. And from what I understand the property is owned by the church.Probably not a church that I want to attend either. I will take my money elsewhere
We lived there for over 2.5 years. It's mostly quiet and well maintained. There are good residents that have lived there for 12+ years and some that come and go. It is owned my the church next door and managed by Debra who is a volunteer through the church. It was good while it lasted but the reason I give this campground 2 stars is a reflection of how you are treated by Debra. She will usually drive through twice daily; morning around 9:30 and evening around 5:30. Some days she seems nice and other days not so much. We were inaproperatly yelled at and forced to leave after 2.5 years due to coming back from a week long vacation and not having our leaves blown and weeds sprayed in the gravel lot. We are a hard working married couple that does not drink or party (like others do in the campground) and we always payed our rent on time. Furthurmore, over our time there, we requested multiple times to move to a different lot with a deck as availability allowed but we were ignored. The rent is also $400 and not $350 as stated on the website. Washers and dryers are also not allowed under any circumstance so you will need to make friends with somone with them locally. If you are looking for a long term place to set up your Travel Trailer, and you are willing to hire weekly site maintenance and/or put up with Debra's speratic tantrums, then this might be the place for you.
Website says campsites are $350 a month but I was told $400 when I called. I was also told that they don't allow campers 10 years and older because they are commonly run down. I have a 2011 that I just bought last year that is well maintained. Seems super biased. Some of the residents do have their own internet but Debra couldn't give me any insight in regards to it being mobile or windstream. Just thought potential renters might want to know this info since it's not posted on their website. Not sure if pets are allowed. Didn't get that far.
We were in the area and rode through the park to know about it for future visits. Small park, nice sites, but seems full of full-timers. But even the full-time sites were well maintained which is a stark contrast to other parks we've visited today. Would definitely stay here for a few days if a site was available.
Quiet, small and friendly folks. Sites are limited and mainly for long-term RVs. If a spot opens up, get it quick. You won't be disappointed if you want peace and quiet.
