These communities often present a more accessible path to homeownership or long-term rental compared to traditional single-family homes, providing a unique blend of affordability and community living.
This article is tailored for Ohio locals, aiming to provide a clear, factual, and informative overview of Fox Lair Farms Mobile Park. We will detail its strategic location, outline the services and features typically available in such communities, and address important considerations based on recent public feedback. Understanding these aspects is crucial for anyone contemplating making Fox Lair Farms their home, helping them make an informed decision that aligns with their lifestyle and expectations.
Fox Lair Farms Mobile Park is a manufactured home community located in Orient, Ohio. Managed by Greenlawn Communities, a prominent operator of manufactured home parks in Ohio, this community provides individual lots for residents to place their manufactured homes. The model of such communities is to offer a structured residential environment, where lot rent covers access to common areas and essential infrastructure, while residents typically own their homes.
Manufactured home parks have evolved significantly, now offering modern manufactured homes that provide comfortable and often energy-efficient living spaces. Fox Lair Farms aims to be a residential option for individuals and families in the Orient area, offering a sense of community within its layout. While public reviews indicate some challenges related to management practices and park maintenance since the ownership transition to Greenlawn, the park fundamentally serves as a housing solution within the Columbus suburban landscape.
Fox Lair Farms Mobile Park is precisely located at 10185 Darby Creek Rd, Orient, OH 43146, USA. This address places it in Pickaway County, just south of Columbus, offering a balance between rural tranquility and suburban convenience. Orient is a small community, providing a quieter setting compared to the bustling city, while still maintaining excellent accessibility to major urban centers.
The park's location on Darby Creek Road provides direct road access for residents. This road connects efficiently to major state routes and highways, including US-23 and Interstate 71, making commutes to downtown Columbus, major employment hubs, shopping centers, and recreational facilities relatively straightforward. For instance, downtown Columbus is approximately 15 minutes north, offering convenient access to city amenities without being directly in the urban rush.
Public transportation options directly to Fox Lair Farms Mobile Park may be limited, as is common in many suburban and rural areas. Residents typically rely on personal vehicles for daily transportation, including commuting to work, school, and accessing local services. However, the park's proximity to major roads ensures that residents can easily navigate the region by car, connecting to the wider transportation network of the Columbus metropolitan area.
Manufactured home parks typically offer a range of services covered by the monthly lot rent, along with utilities that residents pay for individually. Based on the common structure of Greenlawn Communities' properties and public feedback, the services likely offered at Fox Lair Farms Mobile Park include:
- Lot Rental: The primary service, where residents pay a monthly fee for the use of their individual lot within the community. Public reviews indicate that lot rent has been raised "quite a bit" with the claim of "raising it being to maintain the park."
- Utility Connections: The park provides the necessary infrastructure for homes to connect to essential utilities such as water, sewer, and electricity. While residents generally pay for their individual utility consumption, specific issues have been raised: "tend to smell sewage as soon as you enter the park." Additionally, concerns about policies regarding personal appliances like AC units have been noted: "we now are not allowed to have an A/C unit in the window to counter the summer heat." This suggests that the park's utility and amenity policies may be subject to change and stricter enforcement.
- Road Maintenance: The park is responsible for maintaining its internal roads. However, reviews indicate a significant issue: "There are always potholes in the roads." Furthermore, snow removal policies have been a point of contention, with a reviewer stating: "They have a policy of not clearing snow unless there is 4 inches or more. That may be ok at their other parks in town where everything is flat. But this place is on a bit of a hill. With what we pay to rent a little piece of ground, you might think they could afford to have someone clear that hill, if nothing else." This highlights potential challenges in road and winter maintenance.
- Management Services: The park management oversees the operations of the community, including enforcing rules, collecting rent, and handling resident inquiries. Reviews indicate changes in management and a perception by some residents that the current ownership, "Greenlawn only cares about getting that dollar."
- Snow Removal: While a service offered, the conditions under which it is performed (e.g., "4 inches or more" snowfall) have been a point of dissatisfaction for residents on sloped areas.
Prospective residents are strongly advised to clarify all services included in the lot rent, policies regarding utilities and amenities like AC units, and inquire about specific maintenance schedules and recent improvements directly with park management.
The features and highlights of Fox Lair Farms Mobile Park, based on its common type and available insights, include:
- Affordable Housing Option: Manufactured home communities generally offer a more cost-effective housing solution compared to traditional homes, making them a significant option for Ohio residents seeking affordable living.
- Individual Home Sites: Residents benefit from having their own designated lot for their manufactured home, providing personal space and a degree of privacy that apartments might not offer.
- Rural-Suburban Setting: The location in Orient provides a quieter, more rural feel while still being very close to the extensive amenities and job market of the Columbus metropolitan area. This blend can be appealing for those seeking a balance.
- Community Structure: The park provides a structured living environment, which, for some residents, offers a sense of stability and predictability. One review states, "Neighbors are fine for the most part," suggesting positive neighborly interactions within the community.
- Proximity to Greenlawn Management: Being part of the Greenlawn Communities portfolio means the park is managed by a larger regional entity, which can sometimes bring a level of professional oversight, though specific experiences with this management vary according to reviews.
It is important to acknowledge the concerns raised in public reviews, including issues with road conditions (potholes, snow removal), utility smells, and restrictive rules (e.g., window AC units). These aspects are crucial for prospective residents to consider when evaluating the overall living experience.
Mobile home parks, including those managed by Greenlawn Communities, typically do not offer traditional short-term "promotions" in the way a retail business might. Their financial model is based on consistent monthly lot rent. However, potential "offers" or beneficial arrangements might include:
- Incentives for New Home Placement: Parks sometimes offer incentives to attract new manufactured homes to vacant lots. These could include reduced initial lot rent for a limited period (e.g., "three months of free lot rent" as seen in some listings for Greenlawn properties), assistance with moving costs, or help with utility hook-up fees.
- Rent-to-Own Programs: Some communities may offer programs where residents can rent a home with an option to purchase it over time, providing a pathway to homeownership for those who might not qualify for traditional mortgages.
Given the reported increases in lot rent and maintenance concerns, it is especially critical for any interested parties to directly contact Fox Lair Farms Mobile Park management (or Greenlawn Communities) to inquire about current lot rent, available homes or lots, and any specific terms or conditions that might apply to new residents. This direct conversation will be crucial for gathering accurate and up-to-date information regarding any potential offers and understanding the complete financial and regulatory aspects of residency.
For inquiries about lot availability, current rental rates, or to address any specific questions regarding Fox Lair Farms Mobile Park, interested individuals should contact the park management directly.

Neighbors are fine for the most part, the management however are not so good. Since living here they've raised lot rent quite a bit with the claim of raising it being to maintain the park. There are always potholes in the roads, tend to smell sewage as soon as you enter the park and some of the rules they give in general are insane. For example this year we now are not allowed to have an A/C unit in the window to counter the summer heat, guess they'd rather everyone keep suffering.
Today is a prime example of why I can't give this place more than 2 stars since Greenlawn bought it. They have a policy of not clearing snow unless there is 4 inches or more. That may be ok at their other parks in town where everything is flat. But this place is on a bit of a hill. With what we pay to rent a little piece of ground, you might think they could afford to have someone clear that hill, if nothing else. This was never an issue before Greenlawn bought it. The previous owners cared about their residents and did what they could to keep the roads clear. Greenlawn only cares about getting that dollar. EDIT: Amazingly, a few hours after posting this review, the road was plowed and salted. Does that change my mind? In no way at all. Being under Greenlawn's thumb sucks. But that will soon change for me.
Me and the wifey just moved here. Community is very quiet. People have been friendly so far. Had no issues with management. Hope it stays this way👍
Can’t reach anyone at the phone number, been trying to find out about an empty trailer I saw but no sale signs. Not a great way to do business.
Nice park. You have to pass a background check to live there
