We will delve into its geographical location, outline the general services typically found in such communities, and discuss features that are generally associated with manufactured home living. Understanding these aspects is crucial for anyone considering making Oak Hills Mobile Home Park their home. We will base this information on publicly available data, including general insights into manufactured home park operations and specific customer feedback provided.
Oak Hills Mobile Home Park is a manufactured home community situated in Grove City, Ohio. Manufactured home parks, also known as mobile home parks or manufactured housing communities, provide individual lots where residents can place their manufactured homes, either owned or rented. These communities are managed entities that oversee the common areas, infrastructure, and often provide basic services to residents in exchange for lot rent.
The core concept of a manufactured home community is to offer a structured environment for residents, typically at a potentially lower cost compared to site-built homes, while still providing the benefits of having a detached dwelling. Oak Hills Mobile Home Park serves as a residential option within the vibrant Grove City area, contributing to the diversity of housing choices available to locals in the Columbus suburban landscape.
It is important to acknowledge that community dynamics and management experiences can vary widely in any residential setting, and manufactured home parks are no exception. Public feedback for Oak Hills indicates a mix of experiences, with mentions of management changes and certain social aspects. This overview aims to present the foundational information about the park as a housing option.
Oak Hills Mobile Home Park is located at 5965 Harrisburg Georgesville Rd #182, Grove City, OH 43123, USA. This strategic location places it within Grove City, a rapidly growing suburb just southwest of Columbus. Grove City is known for its blend of suburban amenities, community events, and convenient access to the wider Columbus metropolitan area.
Being situated on Harrisburg Georgesville Road provides residents with direct access to a key local thoroughfare. This road offers convenient connections to other major routes, including Interstate 71 and Interstate 270 (the outerbelt), which are vital for commuting to downtown Columbus, major employment centers, shopping districts, and other surrounding communities. This accessibility is a significant advantage for residents who work in or frequently visit Columbus or other parts of central Ohio.
For public transportation, Grove City is served by the Central Ohio Transit Authority (COTA). Residents of Oak Hills Mobile Home Park would need to consult COTA's bus routes and schedules to determine the proximity of bus stops and the availability of services to various parts of Grove City and Columbus. In many suburban areas, including parts of Grove City, personal vehicles remain the most common and convenient mode of transportation for daily errands, school commutes, and work travel. The park’s location on a main road, however, enhances its connectivity to the local road network.
Manufactured home parks typically offer a foundational set of services included in the monthly lot rent, along with utility connections that residents pay for separately. Based on common practices within the industry, Oak Hills Mobile Home Park would likely provide:
- Lot Rental: The primary service is the rental of a designated lot or space where a resident's manufactured home is placed. This monthly fee covers the use of the land and access to the park's common facilities.
- Utility Connections: The park generally provides the infrastructure (hookups) for homes to connect to essential utilities such as water, sewer, electricity, and potentially natural gas. Residents are usually responsible for establishing accounts with utility providers and paying for their individual usage.
- Common Area Maintenance: Management is typically responsible for the upkeep and maintenance of the park's common areas, including internal roads, shared green spaces, and community facilities (if any).
- Waste Management: Services like trash collection are often arranged by the park and may be included in the lot rent or billed separately.
Public feedback suggests some variability in park management and resident experiences. One review mentions: "we've been through around 4 different managers They all seemed a lot better than Debbie. Well to Jennifer..." This indicates a history of management changes, which can sometimes affect the consistency of services or communication. Prospective residents should always confirm directly with current park management about which services are included in lot rent and their specific policies regarding utility maintenance and resident support.
The features and highlights of Oak Hills Mobile Home Park, based on general knowledge of such communities and considering provided feedback, would include:
- Affordable Housing Alternative: Manufactured home parks can offer a more budget-friendly housing solution compared to traditional stick-built homes in the Grove City area, making homeownership or stable long-term residency more attainable for many Ohioans.
- Individual Home Sites: Residents have their own dedicated lot, providing a sense of personal space and privacy that is distinct from apartment living.
- Community Environment: Living in a manufactured home park fosters a unique community dynamic. While one review expresses a concern about "party city" and "no sleep" for workers, and "under age stuff," indicating potential social challenges, another review suggests a continuous presence of residents and management's interest in maintaining occupancy. This suggests a living environment where social interaction and community norms are present, albeit with varied experiences.
- Proximity to Grove City Amenities: Its location in Grove City means residents are close to local shopping centers, restaurants, parks, and schools, providing suburban conveniences.
- Access to Columbus Metro Area: The park's excellent road access to I-71 and I-270 makes it convenient for residents to commute to jobs, cultural attractions, and healthcare facilities throughout the broader Columbus metropolitan area.
- Management Presence: While management changes have occurred, the fact that there is a consistent management presence (even if leadership rotates) means there is a point of contact for resident concerns and park operations.
Prospective residents are strongly encouraged to visit the park, observe the environment firsthand, and speak with current management to understand the community culture and current conditions before making a decision.
Mobile home parks typically do not feature frequent "promotions" in the way a retail business might. Their primary pricing is based on monthly lot rent. However, potential "offers" or beneficial arrangements might include:
- Rent-to-Own Programs: Some parks offer programs that allow residents to rent a home with the option to purchase it over time, providing a pathway to homeownership.
- Incentives for New Home Placement: If the park has vacant lots, they might offer incentives to individuals or dealers who place new manufactured homes in the community. These could include reduced initial lot rent, assistance with utility hook-up fees, or moving allowances.
- Limited-Time Lot Rent Discounts: On rare occasions, a park might offer a temporary discount on lot rent for a short period to attract new residents, particularly during slower seasons.
For the most accurate and current information on lot rent, any available homes for sale or rent within the park, and specific terms or offers that might be available to new residents, it is essential to contact Oak Hills Mobile Home Park directly. Given the past management changes, direct communication is the best way to get up-to-date details.
For inquiries about lot availability, current rental rates, or to discuss any questions regarding Oak Hills Mobile Home Park, prospective residents should contact the park management directly.

For Ohio locals considering manufactured home living in the Grove City area, Oak Hills Mobile Home Park presents itself as a housing option that offers a unique set of considerations. Its suitability for residents will largely depend on individual priorities and comfort with the community's known dynamics.
The park's primary advantage lies in its potential to offer a more affordable housing solution within the desirable Grove City community, providing access to the amenities and employment opportunities of the broader Columbus metropolitan area. The individual lots offer a sense of personal space, and the presence of park management provides a structured environment for residents.
However, prospective residents should be aware of the mixed public feedback, which mentions social challenges and a history of management changes. everyone for there self. alot of under age stuff. party city . if u work bet on no sleep.
Well it hasn't been all bad! I'll leave it at that.. Since I last posted about Oak Hills we've been through around 4 different managers They all seemed a lot better than Debbie. Well to Jennifer I'm really not sure if there is empty lots to put trailers on. They usually don't like to see any empty. Lol. But u can always come and drive around and have a look. I'll keep an eye and an ear out and let u know. Happy Holidays!!
Visited family here and it was clean and quiet. I'd live out here!
Roads r terrible havnt been done since the 90s just not as nice of a place as it used to be pool and club house are gone now
I was actually looking to purchase a property there and I took my dog and we went for a walk through the neighborhood just to see what it was like and I was very surprised to see how friendly people were. I had a few people tell me how pretty my dog was and was asking about him and I definitely think that's a plus because that tells me that the neighbors actually talk to each other and are aware of what's going on in the community. And hopefully if all goes well with finding a lender I will be able to purchase the property that I'm looking at.. fingers crossed, if there are any I guess you would say high risk lenders out there please contact me!
