Franklin Shattalon Enterprises About

In the dynamic housing market of Winston-Salem, mobile home parks offer a distinct housing solution, providing alternatives to traditional homeownership or apartment rentals. Franklin Shattalon Enterprises stands as one such option, catering to individuals and families seeking manufactured home living in this vibrant city. Understanding what a mobile home park entails and what a specific community offers is essential for anyone in North Carolina exploring their housing options.
Manufactured housing has evolved significantly, offering a range of living experiences from basic to modern. A mobile home park provides a structured environment where residents can rent a manufactured home or lease a lot for their own home. This model often presents a more accessible entry point into independent living compared to the substantial financial outlay required for purchasing a traditional house. For those in North Carolina looking for flexibility and affordability, mobile home living can be a practical choice.
Franklin Shattalon Enterprises aims to provide housing opportunities within the Winston-Salem area. Like any residential community, it has its own history and characteristics, and potential residents often look for clear, factual information to make informed decisions. This article will delve into the various aspects of Franklin Shattalon Enterprises, from its location and accessibility to the types of services and features that may be available, allowing North Carolina locals to gain a clearer understanding of what living here might entail. Shattalon Drive itself is a well-known thoroughfare in Winston-Salem, providing relatively easy access to major transportation arteries. For instance, connections to Silas Creek Parkway (US 52) and further access to Interstates I-40 and I-74 would allow for convenient travel throughout Winston-Salem and to neighboring cities like Greensboro, High Point, and beyond. This connectivity is a significant advantage for those who work or have family spread across the Triad area.
The immediate vicinity of 5255 Shattalon Drive typically features a mix of residential areas and local businesses. Residents would likely find access to essential services such as grocery stores, convenience stores, and possibly some local eateries within a reasonable driving distance. The location within Winston-Salem also means proximity to educational institutions, various retail centers, and recreational facilities that are characteristic of a larger city. Based on general practices within the mobile home park industry and without specific detailed public information for Franklin Shattalon Enterprises, the following services are typically offered in such communities. It is important for prospective residents to verify these directly with park management.
- Lot Leasing or Home Rental: Mobile home parks primarily offer either the leasing of individual lots where residents place their own manufactured homes, or the rental of park-owned manufactured homes. This is the fundamental service provided.
- Utility Hook-ups: The park typically provides the infrastructure for essential utility connections at each site, including water, sewer, and electrical hook-ups. Residents are generally responsible for their individual utility bills, but the park ensures the availability of these connections.
- Road Maintenance: The maintenance of internal roads within the park, ensuring they are safe and accessible for residents and visitors, is usually managed by the park.
- Common Area Maintenance: General upkeep of any shared spaces, such as lighting, landscaping in common areas, and community infrastructure, is typically handled by park management.
- Waste Management: Arrangements for trash and recycling services are often made for residents, either included in the lot rent or facilitated by the park for convenient pick-up.
- Community Management: A management team or individual oversees the daily operations of the park, enforces community rules, and serves as a point of contact for resident inquiries and concerns.
- Laundry Facilities (Potential): One older review mentioned "laundry hook-ups," which suggests that individual units either had their own hook-ups or there might have been a communal laundry facility in the past. It's important to verify current availability for either in-unit or communal laundry.
As specific details can change over time, and without more current public data, direct inquiry with Franklin Shattalon Enterprises is essential to confirm the current range of services offered to residents.
Given the limited detailed public information and the older nature of the available reviews for Franklin Shattalon Enterprises, specific "features" and "highlights" are inferred based on common aspects of mobile home park living, rather than unique amenities.
- Affordable Housing Option: A primary highlight of mobile home parks is their ability to provide a more affordable housing solution compared to traditional stick-built homes, making homeownership or independent rental living accessible to a broader range of North Carolina residents.
- Individual Living Space: Unlike apartment complexes, mobile homes offer residents a standalone dwelling, providing more privacy and often a small personal outdoor area.
- Community Environment (Potential): While review comments are mixed, mobile home parks inherently foster a form of community among residents, which can be a positive for those seeking a neighborhood feel. The level of community engagement can vary.
- Convenient Winston-Salem Location: As detailed in the Location section, being situated on Shattalon Drive in Winston-Salem provides residents with relatively easy access to the city's amenities, employment centers, and transportation networks.
- Laundry Hook-ups (Historic): An older review mentioned "laundry hook-ups," which indicates that individual units may come equipped for in-home laundry, a convenient feature for residents. Prospective residents should confirm if this is consistent across all units or specific types.
The older reviews indicate some concerns about the age of units and maintenance ("very dated 70's interior," "old fuel oil furnace was not ventilated properly," "dirty," "roads are potholed"). While it's hoped that updates have occurred since 1999-2000 and the more recent manager's comment, prospective residents should consider this historical feedback. Visiting the park and inquiring directly about the current condition of units and infrastructure would be crucial to assess the current features and highlights.
Publicly available information, particularly from reviews, does not indicate any specific "promotions or special offers" being advertised by Franklin Shattalon Enterprises. Mobile home parks typically operate on a direct rental or lot leasing model with set rates.
However, like other properties in the rental market, it's possible that the park might offer:
- Reduced Initial Rents: On occasion, a landlord or property management might offer a slight reduction in rent for the first month or two to attract new tenants, especially if there are multiple vacancies.
- Waiver of Application Fees: In some cases, application fees might be waived as an incentive for qualified prospective residents.
- Move-in Specials: While less common for mobile home parks compared to large apartment complexes, very occasionally there might be a small incentive for new leases.
Given the nature of the provided reviews which mention "rent is high with no amenities at all," it might be less likely for prominent promotional offers to be widely available, as the focus would be on filling existing vacancies at established rates. The most accurate way for interested North Carolina residents to inquire about any current pricing, availability, or potential specials would be to contact Franklin Shattalon Enterprises directly.

Customer Reviews
Lived in this mobile home park for approximately a year in 1999-2000. The rent if I remember correctly was around $600 for 2bdr single wide. Had laundry hook-ups. It was a very dated 70's interior. My only real complaint would have to be that the old fuel oil furnace was not ventilated properly and almost suffocated me once winter came. Hopefully they've updated some of the units since then.
This place is dirty. I used to be the manager and back then it was nice and very clean. Now it's like little Havana. No offense to anyone but it's over run badly. The roads are potholed rent is high with no amenities at all. Stay away!
There's no amenities like a place for kids to go and play with each other and trash service is provided by the city of Winston Salem NC so truthfully there's none what so ever and the lot rent is way to much for the size of the lots
This place helped me relax and be peaceful and forget about all of my problems.
