Location and Accessibility

Georgetown RV Park is strategically located at 927 Cerca Run, Georgetown, TX 78626, USA. This address places it within the thriving and picturesque city of Georgetown, which is a significant advantage for RVers seeking a balance between peaceful country living and access to urban conveniences. Georgetown itself is situated approximately 25 miles north of Austin, making it a highly accessible hub within Central Texas.

Accessibility to the park is straightforward, particularly for those traveling on Interstate 35. Visitors typically take Exit #268 and turn east onto FM 972 (Farm to Market Road 972) near Crestview RV Sales and Service. From there, it's a short drive of about 0.9 miles east before turning left onto CR 142. Following CR 142 around two corners leads to the intersection of CR 142 and Cerca Run, where Georgetown RV Park is located. This well-defined route ensures easy navigation for even the largest RVs. The park's location provides quick access to Georgetown's amenities, including grocery stores, restaurants, shopping centers, and healthcare facilities, ensuring that residents have all their needs met without extensive travel. This blend of a quiet, rural setting with urban proximity is a key appeal for many Texans.

Services Offered

Georgetown RV Park offers a range of services designed to provide a comfortable and convenient long-term stay for its residents. Their focus is on essential amenities that support manufactured and recreational vehicle living.

  • Full Hookups (Electric, Water, Septic): The park provides full hookups at each site, including 30 or 50 amp electric service (sub-metered), water, and septic connections. This is a fundamental service for RV parks, ensuring residents have all necessary utilities directly at their site. Water and septic are typically included in the monthly rent.
  • Individual Muted Outdoor Lighting: Each pad site is equipped with individual muted outdoor lighting, which contributes to safety and ambiance without being overly intrusive, enhancing the "nice and quiet" atmosphere mentioned in reviews.
  • Gravel Driveways: Sites feature gravel driveways, providing stable and well-drained parking surfaces for RVs and vehicles.
  • On-site Trash Dumpsters: Convenient on-site dumpsters are provided for trash disposal, simplifying waste management for residents.
  • Regular Lawn Mowing: The park includes regular lawn mowing as part of its services, ensuring the common areas and individual lots are well-maintained and tidy, contributing to the overall aesthetic of the park.
  • Manager with Excellent Customer Service: A standout service highlighted in reviews is the park manager, Chris, who is described as "very fair with his few rules and has great customer service skills." This personalized attention, including assistance with car jumps and helping residents move appliances, signifies a supportive management team.
  • No Utility Company Deposit Required: For electricity, which is metered separately, residents do not need to set up a city contract or pay a deposit with a utility company, streamlining the move-in process.
Features / Highlights

Georgetown RV Park distinguishes itself with several key features and highlights that contribute to its appeal, especially for long-term residents seeking a tranquil and well-managed environment.

  • Spacious Sites with Wide Unit Spacing: A significant highlight mentioned in reviews is that "Spots are spread out from each other," offering more personal space and privacy than some other RV parks. This creates a less crowded and more comfortable living experience. Sites are typically designed with 30' x 33' driveways, accommodating various RV sizes.
  • Quiet and Relaxing Country Feel: The park is consistently described as "Nice and Quiet" and offering a "country feel." This serene atmosphere is a major draw for those looking to escape urban noise and enjoy a more peaceful lifestyle.
  • Safety and Security: One review explicitly notes it as a "nice relaxing safe campground," indicating a secure environment that provides peace of mind for residents. While not explicitly stated, this often implies good lighting, clear rules, and possibly on-site management presence.
  • Focus on Long-Term Stays: The park primarily caters to long-term residents with a minimum stay of one month ("No Overnighters"). This fosters a more stable community, where neighbors are likely to be familiar with each other, contributing to the safe and friendly atmosphere.
  • Responsive and Helpful Management: The manager, Chris, is consistently praised for being "very fair with his few rules" and for providing prompt assistance, even going beyond typical duties to help residents. This level of customer service is a significant highlight.
  • Beautiful Sunrises and Sunsets: The park's website mentions "Beautiful sunrises to start your day" and "Beautiful sunsets to end your day," indicating open views that enhance the natural setting and daily living experience.
  • Pet-Friendly Policy (Implied from general RV park standards and reviews): While not explicitly stated on the provided snippets, many modern RV parks are pet-friendly with certain rules. The mention of "Room to Play" and the general atmosphere suggests it's likely accommodating to pets, though specific rules (like leash laws and waste disposal) should always be confirmed.
Promotions or Special Offers

Based on the available information, Georgetown RV Park operates with a clear, straightforward pricing structure that focuses on monthly rates, rather than short-term promotional discounts typically seen in vacation-oriented parks.

  • Monthly Rate Structure: The park's primary offer is a monthly rate. All sites are priced consistently at $425 per month, plus electricity, which is sub-metered. This monthly fee explicitly includes water and septic services. This predictable pricing model is a form of value for long-term residents.
  • No Overnight Stays: The park explicitly states "No Overnighters (Minimum 1 month)," reinforcing its focus on providing a stable, long-term community rather than short-term transient camping. This policy helps maintain the peaceful and secure environment.
  • No Utility Deposit Necessary: A notable benefit is that no deposit with a utility company is necessary for electricity, streamlining the move-in process for new residents.

One customer review mentioned opting for a different place due to a "required deposit" which they felt was a "poor business practice for an RV park" as payments are "already covered before you start your stay," perceiving it as more of a "refundable fee." While the park's website explicitly states "No deposit with a utility company is necessary," this discrepancy highlights the importance for prospective residents to confirm all deposit requirements (e.g., security deposit for the site itself, even if not for utilities) directly with management when inquiring about availability and before signing any agreements.

Conclusion: Why This Place Is Suitable for Locals

Georgetown RV Park stands out as an excellent option for Texans seeking a peaceful, well-managed, and long-term RV living solution in the vibrant Central Texas region. For locals, its prime location in Georgetown offers the best of both worlds: a serene "country feel" environment that promotes relaxation, coupled with convenient and quick access to all the amenities, services, and attractions that Georgetown and nearby cities like Austin and Round Rock provide. This balance is crucial for those who desire a quiet home base without sacrificing urban conveniences.

The park's commitment to a tranquil atmosphere, evidenced by its spacious sites and "no overnighters" policy, fosters a stable and friendly community – a feature highly valued by residents seeking a sense of belonging. The consistent praise for the manager, Chris, for his fairness, responsiveness, and genuine customer service, underscores a management team dedicated to resident satisfaction. While a past resident raised a concern about a required deposit, the park's advertised benefit of "no utility company deposit" for electricity is a notable advantage. I opted on finding a different place to stay due to the required deposit. Just a poor business practice for an RV park. payments are already covered before you start your stay. This makes the 'deposit' more like a refundable fee. The staff on the other hand are friendly and respectful.

Great RV Park. Nice and Quiet. Spots are spread out from each other and love the country feel. The manager, Chris is very fair with his few rules and has great customer service skills. He promptly gets back to me when attention is needed. He has helped several of my neighbors by jumping their cars, and even helped an elderly lady move in a new refrigerator to her camper with an rv repair technician. Overall, it’s a nice relaxing safe campground.

Not senior friendly. During a large wind storm the wind blew over small scooter/bike onto the hood of a seniors car. That person asked the manager for help and he refused. She came to us for help. I am also a senior. My 2 very small dogs were attacked by a huge OFF LEASH dog, park manager watched did nothing. I sent a text complaint and within 20 minutes the manager was delivering a “non-renewal”. It’s semantics a play on words but I was forced to move. Never paid a day late. My space always clean and taken care of. People walk down the road firing a gun. I heard and saw it. I experienced this at least 3 times over the 3 YEARS we lived there.

If i could give this place a negative 100 stars i would. TERRIBLE customer service. Had this campground lined up, and on the day of traveling (8+ hours to get there) the manager said that he would not be able to check me in due to me arriving an hour after the office hours. Told me to park on the side of the road for the night. Mind you i have my family with me, two daughters - a two year old & an 8 month old. I cannot just park on the side of the road. Just aggravating how we were reserving the spot & told them how far we were driving and when we were coming to just tell me that i needed to park on the side of the road until the next morning. DO NOT WASTE YOUR TIME.
