Location and Accessibility

Sunny Creek Mobile Home Park is conveniently located at 394 FM972, Georgetown, TX 78626, USA. This address places it in a desirable area just outside the immediate hustle and bustle of downtown Georgetown, offering a more rural and quiet setting. FM972 is a Farm to Market Road, which typically implies good access while maintaining a certain degree of country charm. For Texans, particularly those in Central Texas, Georgetown is a well-regarded city known for its historic square, growing economy, and access to natural attractions like Lake Georgetown and the San Gabriel River.

The park's location provides a balance between secluded living and convenient access. Residents can enjoy the peace of being slightly removed from urban density, while still benefiting from relatively short drives to essential services and attractions. Georgetown's city center, with its array of shopping, dining, medical facilities, and entertainment options, is easily accessible. Major roadways connect FM972 to the wider Central Texas region, making commutes to larger cities like Round Rock or Austin manageable for those who work or have interests there. Services Offered

Sunny Creek Mobile Home Park provides a set of services typical for a manufactured home community, focusing on lot rentals and essential utilities. Understanding these services is crucial for potential residents.

  • Lot Rentals for Manufactured Homes: The core service of Sunny Creek is providing spacious lots for manufactured homes. Residents own their homes but lease the land they reside on, a common model in mobile home parks. This allows for a more affordable entry into homeownership compared to traditional stick-built homes.
  • Private Well Water System: According to resident feedback, Sunny Creek operates on a private well water system rather than city water. Historically, this meant water was included in the lot rent, though recent changes indicate a shift towards residents potentially paying for water usage. It's important for prospective residents to confirm the current water utility arrangements and costs directly with management.
  • Septic System: Similar to the water system, residents have reported that the park utilizes a septic system for wastewater. While providing an independent solution, potential residents should inquire about the maintenance and management of the septic system to understand their responsibilities or any community-wide issues.
  • On-site Management: Recent reviews highlight the presence of a "new manager" described as "wonderful, extremely polite and very helpful." Responsive on-site management is a valuable service, providing a point of contact for resident inquiries, maintenance requests, and community concerns.
  • Maintenance of Common Areas: While not explicitly detailed, mobile home parks typically include the maintenance of common areas, roads, and infrastructure as part of the lot rent, contributing to the overall aesthetic and functionality of the community.
Features / Highlights

Sunny Creek Mobile Home Park's features and highlights primarily revolve around its community atmosphere and the benefits of its location.

  • Quiet and Peaceful Environment: Located on FM972, outside the immediate urban core, Sunny Creek offers a quieter, more serene living environment. This can be a significant draw for Texans looking to escape the noise and density of city life.
  • Friendly Community Atmosphere: One customer review specifically mentions a "very pleasant experience living here," highlighting the positive impact of the new management and suggesting a friendly neighborhood vibe. A strong sense of community is often a key feature for residents in manufactured home parks.
  • Spacious Lots: While not explicitly detailed for Sunny Creek, typical manufactured home parks offer individual lots that provide more space and privacy than many apartment or condo living situations.
  • Affordable Housing Option: Manufactured homes and the park lot rental model often provide a more affordable housing solution in the competitive Texas real estate market, making homeownership accessible to a broader range of individuals and families.
  • Proximity to Georgetown Amenities: Despite its quiet location, Sunny Creek remains close to Georgetown's attractions. This includes the historic downtown square with its unique shops and restaurants, local parks like Blue Hole Park, and convenient access to essential services, schools, and healthcare facilities.
  • Established Community: Sunny Creek has been in operation for some time, with property records indicating structures built around 1999 (for specific addresses within the park). This suggests an established community with existing infrastructure.
Promotions or Special Offers

Information regarding specific, ongoing promotions or special offers at Sunny Creek Mobile Home Park is not widely publicized in the available general public data. Mobile home parks typically operate on a lot rental model with month-to-month or longer-term leases, rather than offering frequent promotional discounts on initial rent.

  • Lease Terms and Rent Adjustments: One significant point of feedback from a past resident highlighted concerns about "temporary contracts" and subsequent increases in lot rent after an initial 30-day period. This suggests that while initial offers might exist, potential residents should thoroughly clarify the terms of their lease, including any introductory rates and the frequency and conditions under which lot rent may be adjusted. It is crucial to obtain all lease agreements in writing and understand the rental increase policies before committing.
  • Direct Inquiry Recommended: For the most accurate and up-to-date information on any current incentives, lease structures, or special programs that might be available, prospective residents are strongly advised to contact Sunny Creek Mobile Home Park directly. Inquire about current lot rental rates, any applicable fees, utility arrangements, and the details of the lease agreement, paying close attention to clauses regarding rent adjustments.

Given the feedback about lot rent adjustments and water utility changes, a direct and detailed conversation with the park management is the best way to understand all financial commitments and avoid surprises.

Don't buy into the temporary contract, after the 30 days it is null and they will hike up your lot rent. Many neighbors complain about septic and water issues. Asking for answers and given the "I only work here, it is what owner wants" reason. We soon have to pay for free water, we don't use city water-it is a private well.
