Glenwood Park, a manufactured home community located in Georgetown, TX, presents a unique option for individuals and families seeking homeownership that balances cost-effectiveness with a sense of community. This park offers a distinctive living experience, focusing on spacious lots and a quiet, pet-friendly environment.
It's important to approach any potential living situation with full awareness, and publicly available information on Glenwood Park includes varied perspectives. While some past reviews indicate challenges with previous property management, particularly regarding communication and tenant satisfaction, it's worth noting that the landscape of mobile home parks can evolve. Recent real estate listings for homes within Glenwood Park suggest ongoing activity, with new manufactured homes being offered, implying potential changes or continued development within the community. For instance, a recent listing highlights a "new single wide manufactured home" in "the quiet mobile home community of Glenwood Park right off IH 35 for an easy work commute," emphasizing its functional design and affordability. Another listing notes "spread-out lots for added privacy and scenic open-air living" and describes it as a "quiet, pet-friendly park with no fences and a two-pet" policy.
These details suggest that Glenwood Park aims to provide a blend of rural tranquility and convenient access, catering to residents who appreciate a more spacious and private setting. While past experiences with management are noted, prospective residents are encouraged to engage directly and thoroughly with current park representatives and existing residents to gain the most up-to-date understanding of the community's current environment and operational standards.
Glenwood Park is strategically located on Redondo Dr, Georgetown, TX 78626, USA. This address places the manufactured home community in a prime spot that offers residents the best of both worlds: the peace and quiet of a semi-rural setting combined with excellent accessibility to the amenities and opportunities of Georgetown and the wider Central Texas region.
Georgetown, a rapidly growing city just north of Austin, is renowned for its charming historic downtown square, vibrant community events, and extensive recreational facilities. Glenwood Park's location on Redondo Drive means residents can enjoy a sense of removal from the immediate hustle and bustle while still being just a short drive from everything Georgetown has to offer.
A significant advantage of the park's location is its proximity to major transportation arteries. It is situated "right off IH 35," as highlighted in a real estate listing. Interstate 35 is a critical north-south corridor through Texas, providing residents with an easy commute to Austin, Round Rock, and other employment centers. This accessibility is invaluable for those working in the greater Central Texas area. Furthermore, the community is also convenient to Toll 130, offering an alternative route for quicker travel to various destinations.
Residents will find that essential services are within easy reach. Shopping centers, grocery stores, healthcare facilities, and a wide array of dining options in Georgetown are all just a short drive away. This ensures that daily needs and recreational desires can be met without extensive travel. The balance of a peaceful residential environment with excellent connectivity makes Glenwood Park an attractive option for Texans seeking a convenient yet serene place to establish their home.
Glenwood Park, as a manufactured home community, primarily focuses on providing well-maintained lots for residents' homes and essential utilities. While the provided customer reviews indicate some past issues with management communication regarding specific services like lot rent, typical services offered by a community of this nature generally include:
- Leased Land/Lot Rental: The core service of a mobile home park is providing the land upon which residents place their manufactured homes. Residents pay a recurring lot rent, which covers the use of the specific plot. A recent listing noted a lease amount of $715 per month for one of the lots, indicating this common arrangement.
- Utility Hookups: Residents can expect available hookups for essential utilities at each lot, including:
- Water: Connection to a municipal or community water supply.
- Sewer: Connection to a municipal sewer system or community septic system.
- Electricity: Access to electrical service to power manufactured homes.
- Park Maintenance (Common Areas): The park management is generally responsible for maintaining common areas, internal roads (like Redondo Dr. within the park), and infrastructure. This contributes to the overall appearance and functionality of the community.
- Trash/Garbage Services: While not explicitly stated in provided information, mobile home parks typically provide designated areas or services for trash and garbage disposal for residents.
- Pet-Friendly Environment: As highlighted in a listing, Glenwood Park is a "pet-friendly park," indicating that residents are permitted to have pets (with certain limitations, such as a two-pet policy mentioned in a listing).
It is crucial for prospective residents to confirm all services, utility arrangements, and associated fees directly with the current property management. This ensures clarity on what is included in the lot rent and what additional expenses residents will be responsible for.
Glenwood Park in Georgetown, TX, offers several distinct features and highlights that contribute to its appeal as a manufactured home community, particularly for those seeking a balance of affordability and a comfortable living environment.
- Quiet Community Atmosphere: The park is described as a "quiet mobile home community." This suggests a peaceful living environment, away from excessive noise and traffic, which is highly desirable for residents seeking a tranquil home setting.
- Spacious, Spread-Out Lots: A key feature highlighted in real estate listings is the presence of "spread-out lots for added privacy and scenic open-air living." This differentiates Glenwood Park from some denser communities, providing residents with more personal space and a greater connection to the outdoors.
- Pet-Friendly Policy: Glenwood Park is explicitly noted as a "quiet, pet-friendly park," with a policy that allows up to two pets per household and notes "no fences," indicating an open communal feel for pet owners.
- Newer Manufactured Homes Available: Recent real estate activity indicates that new single-wide and potentially double-wide manufactured homes are being placed and listed for sale within the park. These homes often feature modern designs, energy-efficient technology, and updated interiors, providing a contemporary living experience.

- Rural Tranquility with Urban Access: Glenwood Park combines the calm of rural living with easy access to the amenities of Georgetown. Residents can enjoy a peaceful neighborhood while being just minutes away from shopping, dining, and entertainment.
As a manufactured home park primarily focused on lot rentals for privately owned homes, Glenwood Park does not typically advertise "promotions or special offers" in the same way a retail business or traditional apartment complex might. The financial arrangements for residents primarily revolve around the lot rent and the purchase of a manufactured home.
However, prospective residents may encounter "offers" through different avenues:
- Home Sales Incentives: If new manufactured homes are being sold within Glenwood Park (as suggested by recent listings), the independent dealers or home builders might offer their own incentives. These could include:
- Financing Options: Dealers often work with multiple lenders to provide flexible financing packages, including options for various credit histories, FHA loans, VA loans, USDA loans for rural homes, or chattel loans specifically for homes in leased-land communities.
- Move-in Ready Packages: Sometimes, a home sale might include appliances, skirting, or initial landscaping as part of the purchase price.
- Long-Term Lot Rent Stability: While not a "promotion," some mobile home parks offer a degree of stability in lot rent increases compared to traditional rental markets, which can be seen as an ongoing financial benefit for residents. However, this varies by park and management.
- Referral Bonuses: Less common, but some communities might have a referral program where existing residents receive a bonus for referring new residents.
It is crucial for anyone interested in Glenwood Park to directly contact the property management (using the provided phone numbers) or the real estate agents listing homes within the park. Customer Reviews
Called the number and dealt with the most unhelpful property manager of all time 🤣. He couldn’t give me any information and seemed to be very annoyed by me asking basic questions a property manager would know. UPDATE: Asking about the lot rent is out of scope for a property manager? That was my actual question, I was then asked if I had reached out to the homeowners and I let him know it was a listing through Zillow and I just wanted to know about the lot rent and if he knew of any other properties that might be for sale.
I am a current tenant at this park, as of a couple of years ago when new management took over, this part has been the worst place to live at, I wish I could move from there but it is not easy to do so. I do not recommend living here,
New rules come up everyday. Before new management took over and hired the property manager it was an enjoyable place to live. However, now you have to walk on egg shells on your own property as the manager is looking for any and every reason to complain about SOMETHING. I definitely regret moving into this community!
Horrible park. Park Manager harasses you at all times, constantly walks around your home, but won't do anything at all unless it helps him personally. Neighbors call on each other to get people evicted, and the management company only paved a small part of each driveway after promising the whole thing. Lot prices go up up constantly and fewer services are offered. Four years and no topsoil has been put anywhere. It is owned by a large company that will gladly evict you and take your home. Don't risk this place.
You have not Liberty on your own home. I’m a single woman and the manager harassing me sometimes driving around the street and stop in front of my home to looks what’s happening inside. All my neighbors saw him during the nights watching at my home. He is so un respectful. The manager is racist with Hispanic people. He knows everything that happens in my home and all the people who comes in and out of my home. My emotional health is affected for the actions of this old guy.
