Place has truly suffered since losing Arlene in Management. The laundry room (for the last year, as of December 2024) 4/6 washers are taped off and totally broken. Of the two remaining, 1 doesn't hold soap, pours right out the tray. People are being denied the dignity of clean clothes. Which I find very unethical. New management "Doug" will raise your rate and cut your amenities. He claims he is ordering new washers and dryers but has no date in site, literally no month ballpark. Good luck to everyone with aging loved ones there.

Fine and dandy til winter comes. They never have a plow. The failure to clear their roadways in winter is an absolute safety hazard. I have complained multiple times and never receive even a call back from the corporate owners. The manager, Arleen, is great - she keeps very well up on her duties and responsibilities but I cannot say the same for the corporate owners who prioritize $$ over the safety of their tenants. Add to it, we only have 1 working washing machine and still no coin machine! We pay 500$ a month for a mobile home that we own and can’t even get a plow through so that we can go to work. I have lived here 7 years. This has been an issue every single winter since gemstone communities purchased it. Reminder that the #1 cause of fatalities in mobile homes are fires caused by space heaters. Gemstone communities fails to provide clear roadways that would allow emergency vehicles to respond in the case of an emergency. Failing to provide clear and safe roadways for tenants is ILLEGAL per the Ohio revised code. Edit to add: Again, I want to reiterate that Arleen does an amazing job at keeping the park looking nice. She gets to know everyone and has a good relationship with the village police department. She is good at providing communications and even sending reminders for checking your heat tape and skirting. Arleen gives what she gets from park tenants - if you are kind and respectful to her, you will receive the same in return. Arleen as a park manager receives 5 stars. The mobile home park owners have a contract with the snow plow company. This plow truck driver has been “broken down” for the only snow of this year and the only major snow of last year. That is not an acceptable excuse. That excuse, in reality - means that the owners refuse to pay someone else to do the job. Because they have a contract that they are paying the other driver for. They will risk their tenant safety because they are cheap. Meanwhile, we have received another increase (the second within the year) to 500$ for a mobile home that we own. We pay for the park, where they cannot even plow the road. Where is that money going?? It is not going towards providing even the legally mandatory services, let alone anything beyond that. When I tried to call the corporate number that was provided below, they in fact hung up on me and then unplugged their phone to prevent handling my concern. I only resorted to a poor review after failing to receive a response to numerous calls or emails. Arleen only has so much power when the corporate owners refuse to spend the money required to properly maintain the property, all while charging us more and more. The park has only gone downhill in 7 years that I’ve lived here. Gemstone communities bought the park about 5 years ago and the cost of rent has doubled in that time. For this cost, you can rent an apartment (without purchasing the building) with the added bonus of knowing a plow will come through in the winter!

If you move here, expect to get slumlorded. I moved in years ago when the economy was in the dumps. Back then it was a relatively laid back place where everybody mostly got along without many problems. Then the new management took over. You know what that means. It means that even though they aren't taking care of the various services that they're obligated to on the land, they will go out of their way to hassle you over petty little rule violations like building a beautiful scenic fire pit, while they themselves are building trailers too close together in violation of fire codes just to make an extra buck for example. So while they can't even keep the streets properly plowed in the winter time to keep the elderly from falling down and breaking a hip, thanks to a sweetheart deal with the local mafia; (Literally, doesn't anyone pay attention to the news?) they instead focus their precious time and resources running out to your car in order to check the license plate so that they can call the other mafia they're in cahoots with to come steal your vehicle. And like I said, despite failing to maintain the various services that the park is responsible for; this hasn't stopped them from raising the rent at least 4 times in the last 4 years. And that's for a place I was considering moving away from 4 years ago because I didn't consider it to be worth it since they weren't keeping up their end of the bargain. And that was when it was nearly $400 a month cheaper. And when I say that management is petty, I mean it's petty. It's unprofessional and probably illegal. Expect high school drama type petty. Where it isn't about the rules or what's right and wrong. Where it's about whose buddy buddy with the female manager in their sick little popularity contest social game. If you grew out of that type of behavior and drama years ago and the thought of living around people like that makes you sick, don't move here.

Lived here for over a decade. I can honestly say I am ashamed of how the current manager”does her job”. I personally been verbally threatened by her. Obvious drug and dealing activity taking place. That SHE is aware of and does nothing about. Been pushed and shoved by her. The overall quality of the roads in here are terrible. They are still putting in gas lines for heat that should have been done two years ago. Any time I ask for help from the manager she goes on and says that isn’t her job description. Well, if you are the manager of some place anywhere it doesn’t matter. You have to manage and take care of all of your tendency’s. I highly don’t recommend living here at all especially if you don’t want to b harassed once a month. And being threatened by said manager that is going to throw a brick through my window. Roads are a pothole mess always have been. Plus you get great views of a Landfill. Save your money and look for someplace nicer. Take my advice a tendent living here for over 10 years, and we deal with nothing but harassment on a Daily basis. Highly Do Not Recommend

I bought a home that was built in 1973, lived in it for 4 years, the park manager would not help with anything! I was told to replace the skirting and when I started taking it off the blocks it was on were crumbling and there was trash all under it. The water pipes were old corroded galvanized steel! The farm next to it had a well that leaked and the water gushed out of the ground under my bedroom! The manager would not do anything till I had a judge order a drain to be made which didn’t even work. I got married, told the manager we were moving out and I was told I could not sell it and I either had to remove it or sign it over to the manager! Worse 4 years of my life living there, would not recommend anyone to buy there! Not to mention it’s located next to a huge land fill! I had to give one star or I would not have gave any!
