Golden Acres Mobile Home Park About
For many Hoosiers, finding an affordable and comfortable place to call home is a top priority. Mobile home parks often present a viable and economical housing solution, offering a unique blend of community living and personal space. In the charming city of Angola, Indiana, residents have various housing options, and among them is Golden Acres Mobile Home Park. This community aims to provide an accessible entry point into homeownership or long-term rental for individuals and families in the region. Understanding the dynamics of such a community is key for anyone considering making it their home in Indiana.
Golden Acres Mobile Home Park, like any residential community, has its own unique characteristics and evolving management. For local users in Indiana, particularly those looking in Steuben County, mobile home parks represent a segment of the housing market that can offer a more budget-friendly alternative to traditional stick-built homes or apartment complexes. These communities often foster a sense of neighborhood, where residents can connect with their neighbors. When considering Golden Acres, it's important to approach with a full understanding of the opportunities and challenges, ensuring it aligns with individual living preferences and expectations for a mobile home community in the Angola area.
Golden Acres Mobile Home Park is strategically located at 993 E 300 N, Angola, IN 46703, USA. Angola, itself, is a city renowned for its natural beauty, particularly its numerous lakes, making it a popular destination for outdoor enthusiasts and those seeking a more serene lifestyle. The park's address places it in Steuben County, an area that balances small-town charm with convenient access to recreational activities and essential services. Being situated on E 300 N means it is on a local road, suggesting a residential setting rather than a bustling commercial zone.
The accessibility of Golden Acres Mobile Home Park from within Angola and the wider Indiana region is a practical consideration for residents. Angola benefits from proximity to major routes like U.S. 20 and Interstate 69, which facilitate travel to larger cities such as Fort Wayne or to popular recreational spots like Pokagon State Park. While the park itself is on a local road, its location within Angola means residents can access the city's amenities, including shopping centers like Angola Square and Mallory Square, educational institutions like Trine University, and medical facilities like Cameron Memorial Community Hospital, all within a reasonable drive. This balance of a residential location with town accessibility is often a key factor for individuals and families looking for a convenient place to live in Indiana.
Mobile home parks typically offer a foundational set of services to their residents, primarily related to the maintenance of the park's common areas and the provision of essential utilities. Based on publicly available data for Golden Acres Mobile Home Park and general practices within the industry, services provided typically include:
- Lot Rental: Residents typically pay a monthly lot rent, which covers the use of the land on which their mobile home sits.
- Utility Access: While residents usually pay for their own utilities (gas, electric, and water), the park provides the necessary hookups and infrastructure for these services. Information suggests water might be from a well/septic system.
- Trash Service: Trash collection is indicated as being provided by the owner, which is a common convenience for residents.
- Community Common Area Maintenance: Management is typically responsible for maintaining shared spaces within the park, such as roads and any common recreational areas.
- Pet Policy: Pets are allowed, though a non-refundable pet fee is typically required. It's always best to confirm specific breed or size restrictions directly with management.
It is important for prospective residents to clarify precisely what services are included in the lot rent and what utilities or maintenance responsibilities fall to the tenant, as this can vary.
When considering a mobile home park, certain features and highlights can significantly impact the living experience. For Golden Acres Mobile Home Park, based on provided information, these aspects include:
- Variety of Home Sizes: The park offers a range of unit types, including 2, 3, and 4-bedroom homes, available in both single and double-wide configurations, providing options for different family sizes and needs.
- Ownership Models: Both tenant-owned homes (where residents own the mobile home but rent the lot) and rental units (where the mobile home itself is also rented from the park) are available, offering flexibility.
- Children's Park: A small park for children is a positive amenity, providing a dedicated space for younger residents to play and interact.
- Community Living: Like many mobile home parks, Golden Acres fosters a community environment, which can be appealing to those seeking neighborly connections.
However, it is also important to consider aspects mentioned in reviews, such as road conditions ("potholes everywhere") and the perceived "run down" or "trashy" appearance in some areas, which suggest that while some amenities exist, there may be ongoing maintenance needs within the park. Reports of intermittent water shut-offs without warning are also a notable point for potential residents to consider. The mention of new maintenance being better in one review (referring to a different park, though the context might be relevant to expectations of maintenance in general) highlights the importance of consistent upkeep for resident satisfaction.

Customer Reviews
New owners suck. They don’t keep records of payments they have received and make you prove you’ve paid everything on time or threaten to evict whenever they get irritated with you. They turn off the water source to the entire park (I assume for maintenance?) probably about monthly and they NEVER give any warning. They raised the rent after they took over as well. I loved it here when the Bal’s were the landlords. Brad Grate SUCKS and Connie is the most unprofessional human I’ve ever encountered.
Place seems very run down. Potholes every where even though they did try to fill some in you still have to play dodge the pothole. Once you get to the gravel part of the road it isn't any better. Place just seems very trashy. Only nice thing was they did have a small park for the kids that live there.
The owners have helped a great many people ( late payments, or no payment at all for a month) I know this due to a being acquaintance of mine.I'm sure more than I know. I have seen first hand , a home after a tennet vacated the resident ( for whatever reason ) go from not being livable due to the destruction left behind to , Looking as if the home was just delivered from the factory. I have witnessed every year asphalt being applied to the drive. It is the responsibility of the tennet to tend the lawn , and their belongings. And No I'm not related to the owners, and no I'm being paid in any way, and Yes I'm proud to say that I call Golden Acres HOME.!!! *** A home is what you make it. Update- The park has been sold to New Owners. We will see if they can maintain the greatness of the previous owners. These are going to be some big shoes to fill. ***CONGRATULATIONS and best wishes to David& Brenda Bal you have deserved your semi- retirement.( because I know neither one of you can sit still for a very long time) Best Wishes, Phil&Shanna Ketcham Sr
I know it's going to be a good place to live since Brad Grate bought the property. He takes pride in his property and the people he has renting from him.
This would be an exceptional place to live if the owners didn't harass their tenants about anything and everything!!! They make accusations and nit pick about things just for entertainment it seems
