Gwinnett Estates About
Welcome to Gwinnett Estates, an established mobile home community located in Loganville, Georgia. For many local Georgians, finding an affordable and stable place to live that also offers a sense of community is a high priority. Gwinnett Estates aims to provide just that: a space where residents can place their manufactured homes and enjoy the convenience of living in a well-situated area with access to Loganville's amenities.
Our community is designed to be a place where families and individuals can settle down. While experiences with management can vary, as is common in many communities, the overarching goal is to foster a functional living environment. One resident highlighted the positive aspects, stating, "Great area, close to plenty of shopping and okay schools. I have friends that stay here and they say they are never leaving lol. The property manager Jonathan is very detail and helpful. There always doing things for the children in this community. Love that!" This feedback points to the strong appeal of the location and community-focused efforts for families, especially those with children.
However, it's also important to acknowledge that some residents have expressed significant concerns regarding management communication, perceived disrespect, and specific policies like pet insurance, particularly for homeowners. One long-term resident noted, "We have lived here 8+ years and really it’s just the management they have now, they are very disrespectful and rude... He looks down at the residents and gets very aggressive... I understand following the rules but have something like pet insurance in my own house is ridiculous." This highlights that clear communication and a respectful approach from management are areas some residents feel need improvement.
Prospective residents are encouraged to thoroughly research and engage directly with the community management to understand all rules, fees (especially those related to pets and utilities), and tenant responsibilities before making a decision. Transparency is key to a harmonious living situation, and we believe it’s essential for you to have all the information needed to determine if Gwinnett Estates is the right fit for your needs and lifestyle in Loganville.

Gwinnett Estates offers a compelling and often practical living solution for locals in the Georgia region, particularly those looking for a mobile home community in Loganville. The park's strengths lie in its strategic location, providing residents with easy access to Loganville's amenities, including shopping and schools, which is a significant advantage for families. The comment, "Great area, close to plenty of shopping and okay schools," directly from a resident, underscores this benefit. Furthermore, the efforts to create a sense of community by organizing activities for children can be a major draw for families seeking a friendly and engaging environment.
However, it's also crucial for prospective residents to be fully aware of the experiences shared by current residents, especially concerning management and specific policies like pet insurance. The feedback regarding "disrespectful and rude" management and feeling "singled out and ignored" suggests that direct and transparent communication with management is paramount before committing. It is advisable to clarify all fees, particularly those for pets (as pet insurance on owned homes has been a point of contention), and to understand the lease terms thoroughly.
Despite these concerns, Gwinnett Estates can be a suitable option for Georgians seeking affordable housing within a community setting. The inherent value of mobile home living often provides a more accessible pathway to homeownership or stable long-term renting. For those who prioritize a convenient location and a community that aims to engage its residents, and who are prepared to proactively communicate with management, Gwinnett Estates offers a viable choice in the Loganville area.
Customer Reviews
We have lived here 8+ years and really it’s just the management they have now, they are very disrespectful and rude the manger got agressive with us. He hit the side our my house to get our attention; like their isn’t another way to communicate with resident, it was early in the morning while I was sleeping. He looks down at the residents and gets very aggressive. I wish I could move out but the housing market is insane. This is a mobile home community not an apartment complex. People shouldn’t have to pay pet insurance or pay to have a pet inside of your own house if you own the house that doesn’t make any kind of sense. And management shouldn’t treat their residents as if they are animals. And plus making a whole show in bring a tow truck and threatening us to take our car and saying that the car belongs to management when that’s not how it works. The car is on the property I’m paying for. If corporate doesn’t believe me how does one get help? This is abuse of authority and bad management in my eyes. He acts like a child and doesn’t listen to anyone except for men. I would say something and he would straight up ignore me. That is a bad image in management and for a company. I understand following the rules but have something like pet insurance in my own house is ridiculous. Plus we have a small dog his the size of a Pomeranian. We are people just trying too live simple live out of people’s way we should be treated as if we are animals. The people in this community a majority just keeps silent but no this is just extremely rude. We feel singled out and ignored. The manager didn’t and shouldn’t react the way he has.
Great area, close to plenty of shopping and okay schools. I have friends that stay here and they say they are never leaving lol The property manager Jonathan is very detail and helpful. There always doing things for the children in this community. Love that!
Love it here good sense of community
There too much crime in that area and it desperately need some TLC on the pool/playground and the (I think) soccer field in the back. It would greatly help the community help keep it clean and nice looking. It used to be so nice and clean but the office has let things go too far without some elbow grease.
Utterly ridiculous...came up to pay rent on the 28...door Dropbox was totally taped shut..came back on th 2 nd at 11. And still taped shut..I think they owe me money for gas.wear and tear on my vehicial . and my wasted time..rent getting way out of line..went up 65 dollars since iv e been here. Where do they think that money's Comming from...one less meal I get a month. Only get so much money on social security...
