Conclusion: Why this place is suitable for locals

For Kentuckians considering manufactured home living, Hickory Acres Manufactured Home Community in Shepherdsville presents a housing option that, like any community, comes with its own set of considerations. For local residents, its suitability hinges on several key factors, particularly when viewed through the lens of affordability, location, and the ongoing dynamics of community management.

One of the primary reasons a place like Hickory Acres is suitable for locals is the inherent affordability of manufactured housing. For many Kentuckians, particularly those seeking a more budget-friendly alternative to traditional stick-built homes, manufactured home communities offer a viable path to homeownership or stable long-term rental. The cost of lot rent, while a significant factor, can often be more manageable than property taxes and maintenance associated with traditional homes, making it an accessible option for various income levels. The mention of a $575 lot rent suggests a specific price point that might appeal to those looking to keep housing costs down in the Shepherdsville area.

The location of Hickory Acres on Highway 44 West in Shepherdsville is another significant advantage for local residents. Shepherdsville is a growing community that balances small-town charm with practical conveniences. Being a resident here means easy access to local schools, essential shopping (like Walmart and other retail outlets), dining options, and public services without the constant congestion of a major city. This convenience reduces daily commute times for errands and school runs, enhancing the quality of life for families. Furthermore, for those who work in or frequently visit Louisville, the relatively short drive north on I-65 provides access to broader employment opportunities, specialized healthcare, and diverse entertainment, offering the best of both suburban tranquility and urban amenities.

While some past resident feedback points to challenges regarding management and property maintenance, the very nature of such communities, especially under corporate ownership (like RHP Properties, as mentioned), means there's a structure for addressing concerns and potentially implementing improvements over time. Prospective local residents should understand that active and engaged management is key to a thriving community. For those who prioritize affordability and a convenient location, and are prepared to engage proactively with management regarding community standards, Hickory Acres could still be a practical choice. The existence of a long-standing community suggests a foundational stability that can be built upon.

Ultimately, for Kentuckians exploring manufactured home living, Hickory Acres Manufactured Home Community offers an established presence in a convenient Shepherdsville location with a focus on affordability. It serves as a practical housing solution for those seeking a balance of cost-effectiveness and accessibility within Bullitt County. Local residents considering this option are encouraged to conduct thorough on-site visits and direct inquiries to gather the most current information and assess if the community aligns with their specific housing needs and expectations.

If I could only give negative stars! This park is trash and my advice is RUN don’t buy anything in here! I bought just as the new RHP properties purchased and it’s just went down. Front office Patricia is completely rude and unprofessional. I received an unprofessional voicemail accusing me I had bowels of food on my porch and was feeding rats! So there you have it ladies and gentlemen Hickory Acres has RATS! Instead of getting off her lazy bottom and going to look she flat out said she received a complaint as someone drove by they seen rats on my porch! They only have 3 empty lots she told me better hurry and pay $575 to have rats and no one cleaning up their properties and making eye sores for others. The ppl that actually take care of what they have are being targeted! Best of luck to any fool that purchases anything at Hickory Acres! Just come drive thru and seeing us believing!!! Best Money can buy right here!!! Corporate does nothing so don’t waste the call! I posted my porch and you can clearing see I have nothing to feed any RATS or the 30 stray cats that run around and under your porch and all over your vehicles.

RHP Strikes again. Was this sign written by the Bullitt County Kindergarten class? This is the most unprofessional sign I have ever seen. On top of, the sign was seen by most this evening, so they want this done with 2 days of notice. They need to send their people to management and business classes.
