Autumn Leaf Manufactured Home Community About

For many Kentuckians seeking a stable and community-oriented living arrangement, manufactured home communities offer a unique housing solution. Autumn Leaf Manufactured Home Community, located in Shepherdsville, KY, presents itself as one such option, providing dedicated lots for manufactured homes within an established neighborhood setting. This type of community caters to individuals and families looking for a more permanent residence, often with the benefit of homeownership, while leasing the land beneath their home.

The concept of a manufactured home community like Autumn Leaf is distinct from a temporary RV park. Here, residents establish roots, creating a neighborhood environment where people often know their neighbors and contribute to the local fabric. While the homes themselves are built off-site, they are designed for long-term placement, offering comfortable and often spacious living spaces. This particular community aims to provide a pleasant living environment within the growing Shepherdsville area, balancing community living with individual home spaces.

However, as with any residential community, the experience of living at Autumn Leaf can be influenced by various factors, including management responsiveness, community rules, and ongoing costs. While the "neighbors are great" and the "maintenance fellows are nice," as noted in some reviews, concerns about "affordability" due to "lot fees" and issues with management communication and enforcement of rules are also significant points for potential residents to consider. Understanding these dynamics is crucial for anyone in Kentucky contemplating making Autumn Leaf their home.

Location and Accessibility

Autumn Leaf Manufactured Home Community is conveniently situated at 1050 KY-44, Shepherdsville, KY 40165, USA. Shepherdsville is a thriving city in Bullitt County, located just south of Louisville, Kentucky. This strategic location offers residents the best of both worlds: a suburban community feel with relatively easy access to the extensive amenities and employment opportunities of a major metropolitan area.

Accessibility to Autumn Leaf is excellent due to its proximity to key transportation arteries. KY-44 (State Highway 44) is a significant east-west route through Shepherdsville, providing direct access to the community. Furthermore, the park is very close to Interstate 65 (I-65), a major north-south interstate that efficiently connects Shepherdsville to Louisville to the north (a drive of typically 20-30 minutes, depending on traffic) and points south like Elizabethtown and Nashville, Tennessee. This direct highway access is a considerable advantage for commuters and those who frequently travel.

Residents of Autumn Leaf also benefit from the immediate accessibility to local amenities in Shepherdsville. Within a short drive, one can find grocery stores, dining options, retail shops, schools, healthcare facilities, and various services. The convenience of living near these essential services, combined with the community's setting, makes Autumn Leaf an attractive option for those seeking practical and well-connected housing in central Kentucky.

Services Offered

As a manufactured home community, Autumn Leaf primarily provides the infrastructure and management for residents who own their homes but lease the land. The services typically offered in such communities, based on general practices and insights from resident reviews, include:

  • Lot Rental: The core service is the leasing of individual land lots where residents can place their manufactured or mobile homes. This involves a recurring "lot fee."
  • Utility Connections: The community provides the necessary hookups for essential utilities to each lot. While residents typically pay for their individual usage, the infrastructure is in place for:
    • Water: Connection to a water supply.
    • Sewer: Connection to a sewer system.
    • Electricity: Individual electrical meters for each home, with residents paying their own electric bills directly to the utility provider.
    • Trash/Garbage Collection: Typically, communal or curbside trash collection services are included or arranged by the community.
  • Common Area Maintenance: Management is generally responsible for maintaining common areas, internal roads, and shared infrastructure within the community. However, a review noted that "They definitely don’t mow enough," indicating potential inconsistencies in groundskeeping.
  • On-site Management/Maintenance: The presence of "Maintenance fellows are nice" suggests there are on-site or readily available maintenance staff for common area issues. However, a review also raised concerns about management responsiveness, stating, "Don’t bother calling the office they have an answering service that will take a message and management don’t call back."
  • Community Rules Enforcement: Management is tasked with establishing and enforcing community rules to maintain order and safety, although a review mentioned issues with "people riding dirt bikes in the street speeding even little kids that have no business being on them riding head first at oncoming cars," suggesting that rule enforcement might be inconsistent or lacking in certain areas.

It is important for prospective residents to recognize that while essential services are provided, the quality and consistency of these services, particularly in terms of maintenance and management responsiveness, appear to be areas of concern for some current residents, as highlighted in the reviews. Detailed inquiry into these aspects is advisable.

Features / Highlights

Autumn Leaf Manufactured Home Community offers several features and highlights that contribute to its appeal as a residential option in Shepherdsville, though some are tempered by resident feedback:

  • Established Neighborhood: The presence of long-term residents who describe "neighbors are great" suggests an established and potentially friendly community atmosphere, fostering a sense of belonging.
  • Maintenance Staff: The positive mention of "Maintenance fellows are nice" indicates that there are dedicated staff members for upkeep, even if residents perceive that mowing or other tasks aren't frequent enough.
  • Homeownership Opportunity: For many, living in a manufactured home community allows for homeownership (of the structure itself) at a potentially lower entry cost than traditional stick-built homes, while leasing the land. This offers a unique pathway to property ownership.
  • Individual Lots: Unlike apartment living, residents typically have their own private lot, providing more personal space and a yard area, which is a significant draw for many.
  • Convenient Location: Its placement on KY-44 with easy access to I-65 and Shepherdsville's amenities is a strong advantage for residents needing to commute or access services readily.

However, it is crucial to also consider the significant concerns highlighted in the reviews, which act as counter-points to these potential highlights:

  • Affordability Concerns: A major concern is the "lot fees suck" and the advice to "keep it moving" if "looking for affordability." This directly challenges the perception of manufactured housing as inherently affordable, suggesting that rising costs are a significant burden for residents.
  • Management Responsiveness: The clear feedback of "Don’t bother calling the office they have an answering service that will take a message and management don’t call back" points to serious issues with communication from management.
  • Safety Concerns: "Too many people riding dirt bikes in the street speeding even little kids... riding head first at oncoming cars!" highlights significant safety hazards and a perceived lack of enforcement of community rules, which is a critical concern for residents, especially families.
  • Lack of Amenities: The explicit statement "There’s not a playground here for our kids" indicates a notable absence of common family-friendly amenities often expected in residential communities.
  • Maintenance Issues: Beyond the "nice" maintenance fellows, the comment "They definitely don’t mow enough" suggests dissatisfaction with the frequency or thoroughness of common area upkeep.

Prospective residents should weigh these points carefully to determine if the community's features align with their expectations and priorities.

Promotions or Special Offers

As a long-term residential manufactured home community, Autumn Leaf Manufactured Home Community does not typically engage in "promotions" or "special offers" in the way a retail business or a short-term rental property might. Its primary offering is the long-term lease of land lots to residents who own or wish to place a manufactured home.

The key financial considerations for prospective residents revolve entirely around the "lot fees" and associated utility costs. Based on resident reviews, a major point of concern is the perceived lack of "affordability" due to these fees. The sentiment of "lot fees suck" and the advice to "keep it moving" if "looking for affordability" suggest that the cost of living here may be higher than what some residents expect from a manufactured home community, especially given the amenities offered (or lack thereof, such as a playground).

Any "offers" would be limited to the terms of the lease agreement for the lot. Prospective residents should inquire directly about:

  • Current Lot Rental Rates: What is the current monthly or annual fee for leasing a lot?
  • Inclusions: What utilities (e.g., water, sewer, trash) are included in the lot fee, and what are the responsibilities for individual utility payments (e.g., electricity)?
  • Lease Terms: Are there options for different lease durations (e.g., month-to-month, annual)?
  • Fee Increases: What is the history or policy regarding lot fee increases? Reviews clearly indicate past "300 dollar increase in lot rent in 5 years."

There are no indications of discounts for new residents, reduced rates for multi-year leases, or any other promotional incentives typically seen in a more transient rental market. The focus of the community, based on resident feedback, appears to be on rent collection rather than offering value-added promotions. Therefore, a direct and thorough financial inquiry is essential for any local considering Autumn Leaf as a long-term residence.

Contact Information

For inquiries and information regarding Autumn Leaf Manufactured Home Community, here is the primary contact information:

  • Address: 1050 KY-44, Shepherdsville, KY 40165, USA
  • Phone: (502) 543-5200
  • Mobile Phone: +1 502-543-5200 (This appears to be the same primary contact number for the community's management.)

It is critically important for prospective residents to be aware of the feedback from current residents regarding communication. As one review stated, "Don’t bother calling the office they have an answering service that will take a message and management don’t call back." This suggests that direct phone communication may be challenging, and persistence or alternative methods of contact might be necessary.

When attempting to contact Autumn Leaf Manufactured Home Community, it would be advisable to:

  • Be Prepared for Answering Service: If you reach an answering service, leave a clear, concise message with your contact information and the purpose of your call.
  • Consider Multiple Attempts: If you do not receive a call back, be prepared to call again at different times of the day or week.
  • In-Person Visit (if possible): For serious inquiries about residency, visiting the community in person and looking for an on-site management office or posted contact information might be the most effective way to speak directly with management.

When you do make contact, be sure to inquire thoroughly about lot availability, current lot fees, included services, lease terms, rules and regulations (especially regarding vehicles like dirt bikes and general conduct), and the process for addressing maintenance concerns. A clear understanding of these points is vital before considering residency.

Conclusion: Why this place is suitable for locals

For Kentuckians considering a manufactured home community, Autumn Leaf in Shepherdsville presents itself as a potential long-term residential option. Its suitability for locals primarily stems from its strategic location and the housing model it offers. Situated on KY-44 with excellent access to I-65, residents benefit from a manageable commute to Louisville's extensive job market and a wide array of amenities. This provides a balance of suburban living within reach of urban conveniences, a desirable factor for many families and individuals in the region.

The concept of owning a home while leasing the land can be an attractive pathway to homeownership for some, potentially offering a more accessible entry point into the housing market compared to traditional stick-built homes. Furthermore, the presence of long-term residents and the positive remarks about friendly neighbors and maintenance staff suggest a community that, at its core, holds the potential for stable social connections and a sense of belonging. This is valuable for those seeking a settled neighborhood environment.

However, it is crucial for any local considering Autumn Leaf to approach their decision with thorough due diligence, as the reviews highlight significant areas of concern. The substantial increases in "lot fees," the perceived unresponsiveness of management, safety concerns regarding speeding vehicles and dirt bikes, and the explicit lack of a children's playground are critical factors that directly impact quality of life. These issues suggest that while the physical location and housing model may appeal, the ongoing operational management and financial demands need to be carefully weighed against personal priorities and expectations for community living.

In essence, Autumn Leaf Manufactured Home Community is suitable for Kentuckians who are fully aware of and willing to navigate the reported challenges, prioritizing the specific housing type and convenient location. It requires a proactive approach to understanding the terms of residency and a realistic expectation of the community's amenities and management practices, ensuring that it aligns with their long-term living needs and budget.

Nice neighborhood, but the lot fees suck. Might as well be in an apartment complex with HOA. Maintenance fellows are nice, neighbors are great, but if your looking for affordability?.....keep it moving. Owners of property must be relatives of the Bidens
