Autumn Leaf Estates About

For Kentuckians seeking a stable, community-oriented, and potentially more accessible path to homeownership, manufactured home communities offer a distinctive living solution. Autumn Leaf Estates in Shepherdsville, KY, is one such community that aims to provide a welcoming environment for residents. Unlike temporary RV parks, Autumn Leaf Estates is designed for long-term residency, where individuals and families can own their manufactured homes while leasing the land they reside on.

The essence of a community like Autumn Leaf Estates lies in its neighborhood feel. Residents often put down roots, contributing to a settled and familiar atmosphere. The homes, while built off-site, are modern and designed for comfortable, permanent living, frequently offering spacious layouts and contemporary features. This particular community appears to focus on creating a pleasant living experience within the growing Shepherdsville area, balancing individual home spaces with shared community amenities.

While the overall sentiment from many residents points to a positive living experience, with specific praise for the sales team and the cleanliness of the park, it's also important for prospective residents to consider all aspects of community living. Like any neighborhood, Autumn Leaf Estates has its own dynamics, and being informed about all facets, from community features to management practices, is key to making an informed decision about where to call home in Kentucky.

Location and Accessibility

Autumn Leaf Estates is conveniently located at 103 Cs-1083, Shepherdsville, KY 40165, USA. Shepherdsville is a dynamic and expanding city situated in Bullitt County, just a short distance south of Kentucky's largest metropolitan area, Louisville. This strategic positioning offers residents a harmonious blend of suburban tranquility and convenient access to extensive urban amenities and diverse employment opportunities.

The community's accessibility is a significant advantage. While the address includes "Cs-1083," which may refer to a county secondary road, Autumn Leaf Estates is known to be in close proximity to major transportation arteries. It shares a phone number with "Autumn Leaf Manufactured Home Community" at 1050 KY-44, suggesting they might be related properties or managed by the same entity, or simply in the same general area. If this is the case, its accessibility would be greatly enhanced by its direct access to KY-44, a key east-west route through Shepherdsville.

Furthermore, Shepherdsville boasts excellent connectivity to Interstate 65 (I-65), a primary north-south interstate highway. This allows for efficient travel to downtown Louisville (typically a 20-30 minute drive, depending on traffic) and to other key destinations south of the city, such as Elizabethtown and eventually Nashville, Tennessee. This makes Autumn Leaf Estates an ideal location for commuters and those who frequently travel across the region.

Residents also benefit from the immediate availability of local amenities in Shepherdsville. Within a short drive, residents can access a variety of grocery stores, dining establishments, retail outlets, educational institutions, healthcare facilities, and other essential services. This balance of a quiet community setting with easy access to necessary conveniences underscores Autumn Leaf Estates' appeal as a practical and well-connected place to reside in central Kentucky.

Services Offered

Autumn Leaf Estates, as a dedicated manufactured home community, provides a range of services focused on facilitating long-term residency for homeowners who lease their land. Based on common practices within such communities and insights gleaned from resident feedback, the typical services include:

  • Lot Leasing: The fundamental service involves the provision and leasing of individual land lots where residents can place their own manufactured or mobile homes. This entails a recurring "lot fee" payment.
  • Home Sales Office: A prominent feature, as highlighted in a review, is the presence of a "Sales office right by play park an basketball court." This office, staffed by knowledgeable sales representatives like Patricia, facilitates the purchase of "many new an gently used homes" directly within the community, simplifying the home acquisition process for prospective residents.
  • Utility Connections: The community provides the necessary infrastructure for essential utility hookups to each lot. Residents are generally responsible for their individual usage costs, but the park ensures access to:
    • Water supply.
    • Sewer system.
    • Electrical connections (with residents paying their own electric bills).
    • Trash/Garbage collection services (often included in the lot fee or arranged by the community).
  • Community Maintenance: Management is responsible for the upkeep of common areas, internal roads (described as "2 lane park"), and shared infrastructure within the community. Reviews mention "Friendly maintenance" staff, indicating a positive interaction with the upkeep team.
  • Security Measures: The presence of a "Lit safe mail room" suggests attention to resident safety and convenience, particularly regarding mail services.
  • Overflow Parking: "Overflow parking for guests" is a specific amenity mentioned, providing convenience for residents when entertaining visitors.

It's important to note that while services related to the physical infrastructure and the sales process appear robust, a broader community review from a similar location (potentially related via shared management or proximity, given the phone number) mentioned concerns about drug activities and theft, suggesting that while the community strives for safety, such issues are inherent to any neighborhood and vigilance is always advised. The focus of the provided reviews for Autumn Leaf Estates, however, points to positive experiences with sales and maintenance staff.

Features / Highlights

Autumn Leaf Estates boasts several features and highlights that make it an attractive manufactured home community for those considering a long-term residence in Shepherdsville:

  • Dedicated Sales Office and Expert Staff: A major highlight is the on-site "Sales office right by play park an basketball court," specifically praised for its representative, Patricia, who is described as "the BEST. Very knowledgeable and she has that quaint southern charm." Her going "above an beyond to make your experience here a great one" suggests an exceptional level of customer service for those looking to buy a home.
  • Variety of Homes Available: The community offers "Many new an gently used homes," including popular "3 b/2ba combos," providing diverse options to suit different preferences and budgets. This makes the home buying process convenient and offers choice directly within the community.
  • Community Amenities: The presence of a "play park an basketball court" indicates dedicated recreational spaces for residents, particularly families with children, fostering a family-friendly environment.
  • Clean and Well-Maintained Appearance: The community is described as "Very clean," suggesting that the management and maintenance efforts contribute to a pleasant living environment.
  • Great Lots: Reviewers specifically mention "Great lots," implying that the individual plots are well-sized and suitable for manufactured homes, offering comfortable living space.
  • Lit Safe Mail Room: This particular feature enhances resident convenience and security, providing a safe and well-lit area for mail collection.
  • Overflow Guest Parking: The provision of "Overflow parking for guests" is a thoughtful amenity that adds convenience for residents when hosting visitors, alleviating common parking concerns.
  • Friendly Maintenance: The mention of "Friendly maintenance" staff suggests that routine upkeep and interactions with maintenance personnel are positive experiences for residents.
  • Established and Quiet Environment: One review describes it as a "quiet little MH park," appealing to those seeking a peaceful residential setting. The existence of a "2 lane park" also gives a sense of a manageable, perhaps less sprawling, layout.

While one general review (possibly encompassing a broader area or related community) mentioned concerns about drug activities and theft, the specific feedback for Autumn Leaf Estates focuses on positive aspects related to sales, maintenance, and the physical environment, indicating a generally well-regarded community from that perspective.

Promotions or Special Offers

As a long-term residential manufactured home community, Autumn Leaf Estates does not typically advertise "promotions" or "special offers" in the same vein as a short-term rental property or a retail business. Its primary business model involves the sale of manufactured homes and the subsequent long-term lease of the land lots.

However, the "sales office" and sales representative, Patricia, are highlighted as key features that might implicitly offer certain advantages or assistance in the home acquisition process. While not "promotions," these could include:

  • In-house Home Inventory: The availability of "many new an gently used homes" directly through the sales office simplifies the process for prospective buyers, potentially offering a streamlined experience.
  • Knowledgeable Sales Assistance: Patricia's reputation for being "very knowledgeable" and going "above an beyond to make your experience here a great one" suggests that she might assist buyers in finding the right home, understanding financing options (though not explicitly stated), or navigating the purchasing process effectively.
  • Tailored Home Options: With a variety of "3 b/2ba combos" and different home types, the sales team can help match prospective residents with a home that fits their needs and budget, which can be a form of value.

Financial considerations for residents would primarily involve the cost of purchasing a manufactured home (which can be "new an gently used") and the recurring "lot fees" for leasing the land. The reviews do not mention any specific discounts on lot fees for new residents, reduced rates for multi-year leases, or other typical rental-market promotions.

Prospective residents should directly contact the sales office to inquire about:

  • Current pricing for new and used manufactured homes available for sale.
  • The current monthly "lot fees" and what they include (e.g., water, sewer, trash).
  • Any specific financing options or partnerships available for home purchases.
  • Lease terms for the land.

The emphasis seems to be on providing a quality home-buying and living experience rather than short-term promotional deals. The reviewer mentioning "Tell PATRICIA I sent you" also hints at a potential referral system, though this isn't a widely advertised "promotion."

I am not a fan of this trailer court. A lot of drug activities and Theft. But that comes with all neighborhoods. There are some good people in there and there are some bad people in there and I'll just leave it at that.
