These communities can offer a practical solution for those seeking immediate shelter, a starter home, or a temporary residence. In Goldsboro, North Carolina, Edwards Mobile Home Park is one such community that serves a particular niche for local residents. This article aims to provide an honest, clear, and informative overview of Edwards Mobile Home Park, discussing its location, the general services one might expect, and crucial considerations based on publicly available information and community feedback. Our goal is to help North Carolinians make informed decisions about their housing needs.

Understanding the unique characteristics of any mobile home park is essential before considering it as your next home. While mobile home living can offer flexibility and affordability, factors such as location, community atmosphere, and environmental considerations play a significant role in the overall living experience. Edwards Mobile Home Park, located in Goldsboro, has distinct attributes that prospective residents should be aware of, particularly concerning its placement within the local landscape and the historical context of the area. We will delve into these aspects to provide a well-rounded picture, ensuring you have the necessary information to determine if this community aligns with your housing goals.

Location and Accessibility

Edwards Mobile Home Park is situated at 123 Dawson Dr, Goldsboro, NC 27530, USA. Goldsboro, located in Wayne County, is a key city in Eastern North Carolina, known for its strong military presence with Seymour Johnson Air Force Base and its agricultural roots. The park's address places it within a residential area of Goldsboro, offering proximity to local amenities and services that residents would typically need for daily living.

Accessibility to major roads and city conveniences is a common advantage of properties within Goldsboro. Residents of Edwards Mobile Home Park would likely have relatively easy access to U.S. Highway 70, a primary east-west thoroughfare, and Interstate 795, which connects to Raleigh and other parts of the state. This connectivity is beneficial for commuting to work, accessing shopping centers, grocery stores, and other essential services within Goldsboro. The city offers a range of retail outlets, dining options, and recreational facilities, ensuring that daily needs are met without extensive travel.

However, it is crucial to address a significant point regarding the park's location, as highlighted by customer reviews: the area is within a flood plain. This implies a susceptibility to flooding, which has historically impacted residents. Past events, such as Hurricane Matthew, have caused severe flooding in the Mar Mac area (which Dawson Drive is part of), leading to long-term displacement for some residents. This geographic consideration is paramount for any prospective resident of Edwards Mobile Home Park. While the park offers immediate living solutions, understanding and preparing for potential flood risks associated with its location is a vital part of assessing its suitability.

Despite the flood plain concern, the area is generally described as "quiet," which can be appealing for those seeking a less bustling environment than more central parts of Goldsboro. Proximity to local schools and community services would also be a factor for families considering this location.

Services Offered

Mobile home parks typically provide essential services that facilitate basic living for their residents. While specific detailed service lists for Edwards Mobile Home Park are not extensively publicized, based on common industry standards for mobile home communities, residents can generally anticipate the following offerings:

  • Lot Leases: Residents typically lease the individual plots of land on which their manufactured or mobile homes are situated. This structure allows for homeownership at a lower cost than traditional real estate.
  • Utility Hookups: Standard connections for essential utilities such as water, sewer, and electricity are usually available at each lot. Residents are generally responsible for setting up and paying for their individual utility accounts.
  • Waste Disposal: Common waste management services, including regular trash collection, are typically provided to maintain the cleanliness and hygiene of the park.
  • Basic Infrastructure Maintenance: The park management is typically responsible for maintaining shared infrastructure within the community, such as internal roads and common areas, ensuring safe passage and general upkeep.
  • Community Rules and Regulations: A set of guidelines and rules are usually in place to ensure a harmonious living environment for all residents, covering aspects like noise levels, pet policies (if applicable), and property appearance standards.
  • Management Availability: While direct contact information is provided, residents would expect some level of management availability to address immediate concerns, inquiries about their lease, or general park-related questions.

Given the nature of the park as potentially a "starter area" or for "temporary" living, the services might be focused on fundamental necessities rather than extensive amenities. Prospective residents are highly encouraged to contact Edwards Mobile Home Park directly to confirm the exact services included with lot leases and any additional responsibilities or fees.

It's in a flood plan. Experienced two of the worst foods in my lifetime. It has sentimental value for me, but I do not recommend moving out in that area, because the guys who control the dams up in wake county sometimes don't release the rain water early enough. That's the reason Mar Mac is a shadow of it's past self. My father hasn't lived in his own home since hurricane Matthew.

Quite area. Only issue for the camper sites is the aunts and when heavy storms come in the ground floods. This property is NO dogs allowed. Does not matter if you service animal or emotional support paperwork on them.
